Quiet entire GF Victorian Flat

Room with double pull-out couch in my home, a quiet ground floor Victorian garden flat with private south facing garden. This is my home home and my first time on Airbnb so please be gentle! Comes with: Wifi Smart TV Home office area with monitors Garden Weber Bbq Usual household stuff! Area Super quiet for a zone 2 flat. Just off Peckham Rye with some incredible restaurants, great bars (Timeout's #1 pub in London nearby), coffee (Old Spike) and Peckham Rye Station within walking distance The space The Room: My spare room. It's a pull out double couch I use mainly for my own guests, which is relatively comfortable. The room itself is spacious, has a wood burner installed which you are free to use, as well as a record player with excellent speakers. Unfortunately the wifi doesnt yet reach the front room which is a minor annoyance but is fine in the rest of the space. If using the wood burner, PLEASE only use the wood and dont burn anything else. The sitting room: Smart TV connected to the wifi, with my account access to Netflix, Disney+, NowTV, Prime Video etc, knock yourself out. The Kitchen: Relatively small with induction hob and dishwasher and everything else you need EXCEPT for a microwave. Fridge and freezer are in the side return. Side Return: Mainly my home office area, with 2 monitors. Good wifi signal out here and quiet apart from when the primary school kids next door are on their break. This area isn't the best insulated however so there is a space heater beside the desk which you can use. Garden: South facing so catches the midday sun when its out. Feel free to use the chiminea and bbq, the charcoal and lighters are beside the fridge and wood in the front room. There is an excellent butcher on Bellenden Road called Flock & Herd or William Rose in Dulwich. Not overlooked by anyone unless you are towards the rear wall.
