The space Thick stone walls, original details and lots of atmosphere – plus a renovation designed for comfort and everyday use. You will stay in a real character house (no new building feeling), with plenty of space to arrive, be together and switch off. Working & being online Stable high-speed internet incl. Backup line – ideal for workation & video calls. In the living area there is a workplace for two laptops. For breaks: reading corner on the gallery and cozy retreats in the house. Cooking & Enjoying The kitchen is fully equipped for self-catering and longer stays (including dishwasher, oven, microwave, large fridge/freezer). The dining area is right next to it – short distances and space for up to 8 people (dishes & glasses available accordingly). Sleeping & privacy Three bedrooms, each with its own bathroom – plus guest toilet on the ground floor: • Ground floor pop art room: 180×200, shower • Upper floor balcony room: 180×200, bathtub & toilet • Upper floor Rose room: 160 × 200, shower & toilet Occupancy: 6 guests sleep in fixed beds. For person 7–8, we can provide additional sleeping places (air beds) if needed. Climate & comfort Air conditioners in all bedrooms as well as in the living/dining area provide cooling, heating and dehumidification – pleasant in all seasons. Arrival, parking & e-car Parking directly at the property; the driveway is secured via an electronic gate. A separate charging option is available for e-mobility. Part of the electricity comes from our PV system. Good to know (charm instead of perfection) A historic house has peculiarities: partly lower doors, original elements and a restored wooden staircase that occasionally creaks – that's exactly what makes the character. Outdoor area – important note The garden is currently being redesigned. Until probably May 2026, the garden area is earthy and unusable (risk of slipping/falling). Paved areas and parking spaces are available as usual. Guest access Self check-in (24/7) – keyless Access is secured via an electronic gate, the code and exact instructions will be provided prior to arrival. The house entrance is also keyless via a Nuki keypad with a personal code. Other things to note HOUSE-RULES Non-smoking house: There is no smoking inside of the house. In the outdoor area (e.g. in front of the covered front door) it is of course allowed. No parties: We value good relations with the neighborhood, so parties or events are not allowed. Arrival & location Graz: The state capital can be reached in about 20 minutes by car. Public transport: The bus stop "Mayersdorfsweg" (towards Graz main station) is only about 300 m away. Hitzendorf (about 2 km): Here you will find everything for everyday needs: supermarkets, bakeries, restaurants, pharmacy, doctor and a gas station.
