We pride ourselves on providing you with all you will need for your time spent at our house. A starter supply of consumable items are provided to last most of your stay (toilet paper, paper towel, coffee, dishwasher detergent, hand soap) The space A well-maintained family home with 2 main bedrooms and an office space on the main floor. Extra sleeping options available in cozy basement space. Guest access This is a fully furnished whole home rental. You’ll have access to the whole house other than one closet and one cabinet which are locked for storage of cleaning supplies used between guests. The backyard is spacious and private. Patio furniture and a large deck are available for your enjoyment during the warmer months. Other things to note House rules summary House rules are expected to be read and understood. Some basic about the unique features of the property are included in the house rules. Any booking guest must be 25 or older, able to provide a valid government issued photo ID, and able to sign our rental contract (ID can be added to the secured contract), and able to send payment via resolution center for a refundable security deposit of $500. Up to 2 well behaved dogs are allowed. The pet fee is $200 per stay paid through the resolution center with the deposit. The house is only available for stays of 29 days or longer at this time. We’ve included multiple services in this rental: lawn care and snow removal as well as utilities and garbage services. The TVs are also set up with Roku, and Disney plus. General Expectations ● Check in time:4:00pm on first day of rental; Check out time: 10:00am; Please see checkout expectations. If other times are needed, please contact Kayla through the booking platform to see if an adjusted time may be accommodated. ● Must read and sign the KM Properties Waiver Release of Liability & Indemnification Agreement within 48 hours of booking being accepted. (sent via Adobe) ● Security Deposit- If a security deposit is not listed on the booking platform (Airbnb, VRBO, etc) the guest should expect to pay the returnable $500 security deposit directly. Any damages assessed to be major damages outside of normal wear and tear will be deducted from the security deposit and the remainder will be returned to the guest within 14 days of check-out. ● Guests must be at least 25 years old to book the house and confirm with valid photo ID sent to KM Properties within 24 hours of confirming reservation- This house is a 3 bedroom house with 4 beds and a maximum capacity of 4 sleeping guests (county inspection and state license). Only the number of guests in your booking will be permitted to stay. We ask that any unused beds be left untouched so we can properly clean any used beds without question. ● Must have a valid working phone number. ● Please treat the house and property as well as all items on and off the premises with the same respect as you would treat your own. ● Lock the doors and arm the security system when you leave the house during your stay. (Directions can be watched in the video sent to you prior to your stay or in this binder under the Security System section). ● Leave the furniture in place where we have it to avoid hazard and/or damages. ● Feminine hygiene products are not to be flushed. Please dispose in the garbage. ● No parties nor events on the premises without prior authorization. ● We ask that you keep noise to an acceptable level to be respectful of neighbors, particularly after 10:00pm (per city noise ordinance). ● No smoking; no vaping in the house - this is a non-smoking house. If you wish to smoke outdoors please ensure cigarettes are fully extinguished and disposed of in a non-flammable container that can be removed from the premises at the end of your stay. Additional cleaning fees will apply if not disposed of and any damages will be charged. Length of Stay • Stays of 29 nights and up to 6 months will be permitted. • Your stay will include a starter amount of toiletries, soaps, and cleaning products. Depending on your group size and length of stay, these items may not cover the duration of your stay and will need to be considered a daily living expense that is supplied by you after the starter amount runs out. • You are expected to leave the residence on the day of your check out. • Stays longer than 6 months will need to be a separate reservation on the booking platform and a deep clean will occur between those two reservations. Cleaning & Maintenance ● For stays longer than 14 days, please maintain general cleanliness as you would in your home to avoid unnecessary damages and pest control needs. (Daily dishes, sweeping, vacuuming as needed, bathroom cleaning, trash removal, routinely wash linens and towels in the provided laundry room, etc.) If cleaning services are needed, check with Kayla on adding on additional cleanings during your stay. ● Report any damages or accidents to the owners immediately so we may fix issues and prevent additional damage. ● If you notice any maintenance related issues, please contact Kayla through the booking platform. Guests should not be hiring workers on the property. If work is needed, KM properties staff, owners, and/or hired service professional will need access to the property. ● Upon check-out, please be sure to leave the house in the same general condition it was when you arrived: clean dishes put away in the cupboards (final load of dishes can be running in the dishwasher), pick up all trash both inside and outside (including pet waste) and dispose of in the garbage located outside next to the garage. ● Pest control – We have monthly pest control services to ensure pests do not become an issue. Please allow access to the house if needed. If pest control services will occur when a renter is away from the house, notice of service will be given at least 24 hours in advance through the booking platform. Outdoors • Guests are welcome to use the gardens in the backyard for planting annual plants if interested based on length of stay. • Any perennial plants may not be moved or dug up. • KM Properties is responsible for lawn mowing and snow removal. TV ● We have a ROKU account signed in and ready to use. ● ROKU TVs have some free apps with free content. ● We have a Disney Plus subscription already signed in for your entertainment. ● You are welcome to sign-in to other apps with your account info; Please remember to sign out before you check out. Children on the property ● The kitchen cabinets have optional child locks installed which can be unlocked using the white magnet on the right of the fridge. To operate: slide the magnet over the locked cabinet corner, and listen for it to “click.” These locks can be turned on or off by switching the position of the clip on the underside of the lock. ● Children need to be accompanied by an adult at all times on the property. Kitchen ● There are optional child locks on the cabinets that you can turn on if needed. By default, we have them turned off. If a cabinet is locked, use the white magnet on the fridge to unlock them. ● Dish soap for washing dishes by hand is in the attached soap dispenser on the right of the kitchen sink. Hand soap is in the additional soap pump on the left. Recycling & Garbage ● The garbage and recycling bins for this house are located outside of the garage door. The tan bin is for garbage and the dark brown bin is recycling. ● GFL provides garbage services. ● Please bring garbage bins to the curb (Grassy area near the mailbox) to be picked up early every Monday morning. If Monday is a recognized holiday, garbage services typically are moved to Tuesday mornings. Linens and Towels ● Towels 1. Hooks and towel bars have been provided in the bathrooms and the bedrooms; please try to hang up towels to air dry to help prevent mold and mildew. 2. Leave any unused towels in their place. 3. The bath towels, hand towels, washcloths, etc. are not to be taken outside or used with pets. Please do not use bath towels, wash cloths, or kitchen towels and washcloths to clean up messes that may cause a stain; we have provided cleaning rags under the kitchen sink. ● Kitchen towels and washcloths have been provided for your stay and can be washed with the provided laundry detergent as needed. Pets ● With permission, there is a maximum of 2 dogs during your stay with applicable fees. ($200 per dog) ● It is expected that you will clean up after your pet in the yard and keep pets within the premises. ● Pets are not permitted on the beds, couches, or chairs. ● Please note that our yard in partially fenced in. There are areas of the yard with no fence. Outdoor Enjoyment ● Please keep vehicles parked in the driveway in front of the garage or on the street in front of the house. ● Tents and campers are prohibited (per licensure). ● No fireworks (per licensure). ● Firewood is provided in the shed for use in the firepit. Emergencies ● There is a CO located in the kitchen above the door leading to the garage. Additionally, combo CO Smoke detectors are located near all bedrooms and in the common areas. Please do not tamper with these devices. ● In case of medical emergency call 911. ● In case of fire or CO Smoke detector activity call 911 and evacuate the house. ● There is a fire extinguisher located on the kitchen under the sink. ● In case of tornado/severe storm warning, the basement areas is the best place to seek shelter.   Check out Expectations & Procedure ● Check out time is 10:00 AM on the final day of your booking, unless a late check-out has been agreed upon in advance. Checkout Checklist: ● Load and run the dishwasher. Any dishes that cannot fit in the dishwasher must be washed by hand, dried, and put away. ● Take out the trash (to prevent bugs). ● Remember to remove all of your personal items. ● Please remove the bedsheets, pillow cases, and cotton bed blanket from any bed that was used and place them in the laundry room. Leave the comforters and their covers in the rooms. Cleaning staff will remove duvet covers to be washed between guests. ● Gather used bathroom towels, washcloths, etc. and place in the laundry room with bed linens. ● Keep used kitchen towels and washcloths separate from bedding and towels. These are washed in house and our linens and towels are sent to a professional cleaning company. ● Ensure windows and doors are closed and locked when you leave. ● Follow procedures for arming the security system. ● Remember to leave us a 5-star review on your renting platform and G.oogle!
