The space Welcome to this elegant duplex penthouse set across the 4th and 5th floors of a classic London building. With approx. 130 sqm of space, it offers room to relax after busy city days. Layout includes: - Two comfortable bedrooms with large beds (one 160 cm wide, other 180 cm wide, 200 long) - Three bathrooms for added convenience, including one ensuite with a large bathtub, - Bright upper lounge with large skylights, smart TV and city rooftop views, - Fully equipped kitchen with Nespresso, double oven, hob, fridge, microwave, dishwasher, and dining area, - Washer, dryer, iron and drying rack, - Fast Wi-Fi with dedicated router on top floor, suitable for streaming or remote work, - Dedicated workspace area. Guests often mention the unique design, spacious feel, peaceful atmosphere and excellent location. 🔌 International extension leads (UK, EU, US) with USB-A and USB-C ports located near beds for convenient device charging. 🌡 Comfort features include underfloor heating with area thermostats and portable fans. 🧼 The apartment is professionally cleaned before every arrival and prepared with fresh linen and towels. Guest access 🏠 Guests have exclusive use of the entire duplex. 🚶‍♂️ The apartment is located within a residential building, in a vibrant residential area near the Tube, cafés and pubs — some street traffic noise may be heard in the flat as well as cries of seagulls. 🔐 Self-check-in (available 24h - please keep the noise down in the communal area) using a key box located near the flat. Clear, step-by-step check-in instructions with photos are provided through the digital Guest Portal (once pre-check-in is complete), making it simple and stress-free to locate the building and gain entry. The key collection code appears at the booked check-in time (usually 3 PM, unless early check-in is booked in advance). 🔑 2 key sets are provided and clearly labelled for ease of use. 🪜 Top, 4th and 5th floor (no lift - 95+ steps from the street level). Please pay attention in wet weather and with heavy luggage as steps can become slippery. 🚗 There is no dedicated parking. Other things to note 📌 We prefer to set clear expectations so guests can decide whether the property suits them — this helps create better stays and stronger 5-star experiences: -This is a top-floor duplex (95+ steps) in a historic building without a lift, so bringing up heavy suitcases may be hard for some. While doing so, please respect the neighbours and keep the noise to a minimum - children may be asleep. - Top floor living room where the TV and desk are (room with the skylight), heats up in hot summer weather and can be comfortably used only in the evening, at night or in the morning - the skylight cannot be opened. During most of the moderate seasons, it can be used all day. - No air conditioning, but powerful tower fans are supplied. - Some street sounds or wildlife (seagulls) may be heard inside. - There is no dedicated parking, but you can use the APCOA car park within a 10 min walk for around £35 per day. Guests with REDUCED MOBILITY, please consider: - The apartment is located on the 4th and 5th floors and is accessible only by stairs (approximately 90+ steps). There is no lift. - Internal stairs connect the two levels of the duplex apartment. - The bathrooms include standard bath/shower access with small steps. - The building entrance and staircase are typical of historic London properties and may feel narrow when carrying large luggage. COMPULSORY PRE-CHECK-IN AND OPTIONAL EXTRAS To help protect our community and ensure a smooth check-in experience, we use a secure Guest Portal powered by BoomNow (our Property Management System) and Truvi (a leading guest-screening and holiday home insurance provider). Once your booking is confirmed, you’ll receive a link to complete a quick pre-check-in form and securely verify your ID. The Guest Portal link includes check-in instructions with photos, an access code, and an apartment guide. We also offer a few optional extras, not included in your Airbnb reservation, which can be arranged separately after booking: Extra bedding sets – £30 per set delivered by our laundry on your chosen day. Mid-stay refresh clean – £66 (light clean up to 2 hours, then £22 per extra hour if required, no linen change). Baby equipment hire – £30 (cot without bedding, baby bath, high chair). In-person check-in or luggage assistance – fee varies by time and availability - ask for more details. These extras are entirely optional and offered for convenience only. If you'd like to arrange any of them, just let us know after booking. Travelling with CHILDREN: - The duplex layout includes internal stairs and elevated areas which may not be suitable for very young children without supervision. - Safety gates cannot be installed. NOISE ADVISORY: - The apartment is in central London near Paddington Station. While the street itself is generally quiet and residential, some city noise and seagull calls can be heard despite the double glazing. ALLERGIES & SPECIAL REQUIREMENTS: - Our apartments are located in a variety of historic and modern buildings and may not be suitable for all.
