"Beautiful Guest House" is our home in Rustburg on the edge of Lynchburg just minutes from LU, Wards Road and other local colleges and universities. We are also close to local grocery stores, restaurants and the River Ridge Mall. Everything you need is just miles away! *The owners live on the second floor the downstairs level is the main level dedicated entirely to our guests separate and private from the upstairs level. We hope you enjoy it as much as we do! The space LIVING ROOM: Smart Roku TV. Sofa. KITCHEN: Kitchen utensils, dining table and breakfast bar. SNACKS: you can take whatever you need to cook. COFFE AREA: keurig coffee maker, capsule. MASTER BEDROOM. Private bathroom with shower, bathtub, double sink, closet with bathroom supplies , ironing board, iron and hair dryer, bathroom cleaning supplies. The spacious room with a king bed, a dresser, mirror, ceiling fan, nightstands, and lamp, Smart TV 55’ 2ND BEDROOM: Room with queen bed, mirror, nightstand, lamp, dresser, ceiling fan, smart TV 45’ 3 ROOM: Room with two beds, 1 full bed and one twin bed, nightstand, lamp, ceiling fan. 2ND FULL BATHROOM SUPPLY CLOSET: Extra sheets (long stays), blankets, toys for children. FRONT PORCH: rocking chair BACK PORCH, living room, sofa, gazebo, hammocks, grills, griddle, (request in advance and charge $25 for cleaning, bring your own charcoal and let us clean it beforehand) PATIO: playground, artificial grass, trampoline, chickens under the patio (if you want to see them or feed them you can do so with lots of love). HVAC/CLIMATE CONTROL: Central Heat and Air Conditioning. *There are security cameras located on the outside of the house, to the left of the front door, next to the gated garage, and in the back for your safety and ours. Please respect our home. Guest access Guest Access Guests will be able to access the entire main level of the home except for the upstairs portion where the hosts live) and the attached garage. The main level and second floor are completely private and separate. There is only one staircase connecting the two levels for privacy sake in both there are doors. Guest parking is on the left front door. Host parking is on the right. *Check-in is from 4:00 PM. If you require a guaranteed early arrival please contact us at least 48 hours in advance. We can provide a 2:00 PM check-in for $25 and the fee must be paid at least 24 hours in advance. This fee is non-refundable if you do not end up checking in early and is used to compensate our cleaners who work hard to schedule cleaning for the rotation of multiple properties. Other things to note *This property is under 24-hour video surveillance. * Please remove your shoes when entering our home. Feel free to wear indoor slippers. - Please, no wood fires allowed inside - $200 fine for smoking or vaping of any kind inside the property; smoking is ONLY allowed OUTSIDE. $25 for cigarette butts left on the property. - $200 fine for any illegal substances or unauthorized parties or events. - $200 fine for pets. Pets are not allowed inside or on the property. We are happy to recommend boarding options for your furry friends. - No unauthorized visitors or overnight guests unless approved by the hosts. - Quiet hours are 10pm - 6am. Guests are responsible for reporting damage, inside or outside the property. We will be happy to work out how to arrange compensation for any necessary repairs. *This is not the place to try and have a house party. Violators will be ejected from the premises immediately.
