House in meadow

The space The house is situated on the calm west side of the river 2km away from the main road. It gives easy access to local fishing on the river and lake for trout and grayling. For those who want some more adventure such as trekking and downhill mountain biking we are 30mins to Kläppen ski resort and 50mins to Sälenfjällen. Also in the local vicinity is a horse riding school (Malung-Sälens Islandshästar) which offer horse trekking in the local forests. These forests are also ideal for walking and cycling. The property lies on 11000m2 plot 100m away from the road which gives plenty of peace and privacy during stay. On the east side of our property is a local farm with cattle. If you are lucky you might see calving in action. At the river end of the property there are even active beavers at work. The outdoor space offers a roofed decked veranda complete with a BBQ and lounge area, and in the large garden plenty of green grassy picnic spots under the tree. We have 3 outhouses/barns which tell a story of the property dating back to the end of 1700’s, the constellation of the buildings make a charming farm courthouse with a possibility to park 2 cars under a roof. All three are in different stages of renovation, and so as of yet offer no other amenities. Inside the house you will find a happy, homely and modern decor. Each room has been custom decorated/remodelled using an eclectic mix of solutions new and old. Upon entering the house, there is a hallway with a large coat and shoe rack. From this hall there is a small bathroom with both a bath and shower. The open plan downstairs has a kitchen/dining room separated by an island bench. Both rooms are fully equipped with everything you might need, together with a double sided full length fridge/freezer. In the dinning area space there is also a baby changing table for those with small children. This room leads into the living room with a very comfortable and spacious couch and a cabinet full with kids games and activities. We do not have national tv (antenna connection) to the tv. However there is a laptop connected via HDMI, and from there you will have access to SVT play as well as HBO and Disney (from our account), and of course possibility to log into any other streaming services you might have yourselves. From the living room there is a glass door leading out to the front veranda. Here you will find a table and chairs for outdoor dining as well as a basic lounge area. There is also a grill available here to have BBQ's when it pleases. Upstairs you will first reach the landing which has a desk and chair looking out onto the courtyard. From here there are two large bedrooms. Bedroom one has a large open plan walk in wardrobe. The queen sized bed (160cm) looks out through a large window. When you wake you will see and hear small birds playing in the large willow tree in the garden just outside the window. The second bedroom is the largest and is perfect for kids. The 120cm double bed is built into the cat attic space giving a cosy den like vibe. On the other side of the room is another cat attic that has been transformed into a circus inspired den with a 105cm bed and curtains that give it more privacy. In the main portion of the room there is a low 140cm bed soffa (with an extra mattress). In this room you will find more kids toys and books to keep small ones entertained. The house has a large basement level. In this area you have a wash room equipped with washing machine, tumble dryer and clothes rack. There is also a second shower in this room. In this room you will also find cleaning products, an iron and other useful household items. In addition there is another level down into a ‘jordkälla´ which when kept closed keeps a constant 9 degrees centigrade even on the hottest summer days. Here you can store any drinks or food that doesn’t fit in the fridge upstairs.
