We have beautiful new patio sets on the patio deck with comfy cushions for you to kick back and relax, along with patio furniture and hot tubs in the backyard. All of our TVs are "Smart TVs" which allows you to access Netflix, YouTube, Hulu or whatever networks you are subscribed to. Proximity to Oneida Lake? Your backyard is the beach! This home offers direct access to the sandy beach and waters of Oneida Lake. Cooking facilities? Absolutely! A fully stocked kitchen and an outdoor gas BBQ grill, with a view to boot, are at your disposal. Appliances are brand-new and include a toaster, microwave, and a Keurig coffee maker. Child-friendly? Absolutely! With ample outdoor space for activities and a beach to frolic on, children are more than welcome. Adult supervision is advised near the water. Games and activities? A wide assortment of board games and arcade games are available for indoor and outdoor fun. Outdoor seating? Plenty! The patio deck is furnished with new patio sets and cushions, and the backyard features fire pits, Adirondack chairs, additional seating and two brand new hot tubs! TV/Streaming services? All TVs are smart-enabled, allowing access to Netflix, YouTube, Hulu, and other subscribed networks. Pets? We love our furbabies too! Pets are welcome under certain conditions and additional fees. Pets must be approved before entering the home. There is a $75 cleaning fee for the first pet, and an additional 50% of that fee for each additional pet (up to two more). Please note, additional charges may apply if there's any damage or if pet-related rules are not followed. Other things to note 🏡 General House Rules 🚭 No smoking and no recreational or illegal drug use anywhere on the property. 🤫 Please keep noise levels reasonable in all outdoor areas after 9:00 PM. Quiet hours are strictly enforced to ensure a peaceful experience for everyone. 🎉 Parties & Events -Parties are not allowed under any circumstances unless prior notice and explicit permission is given. This includes family gatherings, large birthdays, or other significant events. All must be cleared by the host before booking. 👥 Extra Guests - All additional guests must be approved in advance. Unauthorized guests may result in an additional charge—or, depending on the situation, immediate removal of all guests from the property without a refund. 🐾 Pet Rules All pets must be approved in advance. 🐶 $75 cleaning fee for the first pet. 🐕 Each additional pet (up to 2) = 50% of that fee. 🧽 Additional charges may apply for damage or rule violations. 📺 Smart TVs All TVs are streaming-ready.
