Garden flat, swing, near fair

Quiet basement flat with separate entrance. Two rooms (one with less natural light), spacious bathroom. Pleasantly shady in the summer. 40 min walk to the town centre, three underground stations from the main railway station (U1). The flat has now a fitted kitchen, it is equipped with a new kitchen basin and a stove (November/December 2017), kettle and crockery. The space The flat is situated at the garden level of a semi-detached house in the "Suedstadt", the area south of the railway station. The first room (with cooking facilities) is quite light, the adjacent room has little natural light, but is spacious. One of our guests remarked "C'est du purisme" - all necessities, simple and well-arranged. Guests (and our own children) can use the garden, the swing and the trampoline. The accomodation is quiet and clean. Guest access The flat has its own entrance through the garden. The first room with cooking facilities has a sofa that converts to a 140 cm-wide bed. The second, large room has a 140 cm-wide bed als well. Outside the flat, there's a garden bench, a swing and al-fresco dining table. Other things to note No parties or events, please. We can sometimes arrange for you to check in earlier - please ask us about this. Parking is free in our street. We offer free internet, but it's not the fastest, especially in the mornings. We provide towels and bed linen. Families with children are very welcome. No parties, please, we have sensitive neighbours and would ask you to keep noise down after 10 pm. No smoking anywhere in the house and garden, please. While we love cats and dogs, we can't offer them accomodation for allergy reasons. We can make exceptions for late check-ins until 11 pm but not later, but please keep quiet for the neighbours' sake if it's late. Ideally, we'd welcome you before 9 pm.
