A 400-year-old palazzo: The living area has one bedroom (2 beds), a kitchen-living room, a living-cum-bedroom (2 additional sleeping places), and a large bathroom. The highlight is the roof-top terrace: here, you can enjoy the sun and look out to the sea. From the living room, you have a picturesque view of the valley. The Genueser sink in the kitchen is from the house’s original fixtures. Dog's are welcome. As a fashion and interior designer, I furnished the house with vintage and designer pieces. The space The house is located in the medieval village center of Montegrazie. The village is located on a sun plateau, in one of the most beautiful Ligurian valleys. Directly from the house you can explore the Ligurian hinterland on countless hiking trails. The beaches and the beautiful old town of Porto Maurizio are only 12 minutes away by car. Imperia has the most hours of sunshine in Italy and a particularly mild microclimate. UPCYCLI NG-INTERIOR: In the spring of 2022 we bought the house and designed it in the sense of upcycling: The ceiling vaults, slate stairs, wing doors and antique tiled floors were preserved. Furnished with vintage furniture and contemporary designer pieces. In addition, high-end mattresses and seating furniture were purchased, along with beautiful light fixtures and cozy rugs, as well as linen and blackout curtains. There is plenty of storage and a perfectly equipped kitchen. The entire living area is on one level (on the second floor). A short staircase leads from the living floor to the roof terrace. The semi-covered ROOF TERRACE with sea view is a highlight of the house: from morning to late afternoon, the sun shines here (even in winter). Here, a cactus garden, lounge furniture and a daybed make the terrace an additional living space. In summer, a sail serves as additional sun protection. The house is suitable for a maximum of 4 guests. One bedroom (2 separate beds), one living/bedroom (sleeps 2), 1 bathroom, 1 guest toilet, eat-in kitchen, roof terrace, large entrance hall with plenty of storage space. MORE DETAILS About 100 square meters is our house: It is not a detached house, but, as usual in the Ligurian mountain villages, it is part of a large house labyrinth; one house merges into the other. Our house was part of a large palazzo (400 years old). Through inheritance, the house was divided into two parts. Our house has three floors. The ENTRANCE HALL impresses with a high ceiling vault and checkerboard tiles. An antique oak cabinet and a metal dresser provide storage space. A small GUEST BATHROOM with washing machine and wardrobe was separated from the hallway. The original preserved staircase with slate steps leads up to the living floor. All living rooms are on one level, which makes the stay very comfortable. From the bright LIVING ROOM you can enjoy a picturesque view; three windows open to the valley. The room presents a mix of pastel tones. The daybed and sofa offer two extra sleeping options. The entire family can be accommodated at the antique dining table. In Rosa, the vintage carpets shine and form a nice contrast to the green Art Nouveau oven. The fully equipped KITCHEN (with dishwasher) impresses with high ceilings and the original floor tiles. An ancient Genoese kitchen sink is made of marble is made of the house. The entire kitchenette was built from wood scraps and combined with a kitchen counter made of timber. The BEDROOM has two single beds. An antique wardrobe and a closet provide storage space. Pastel-colored lamps, carpets and bedside tables have function and add color accents. On the same level is also the LARGE BATHROOM with antique double doors, a vaulted ceiling and floor-to-ceiling shower. The black and white tile mirror harmonizes with the antique mirror and the original preserved tile floors. All living spaces have CEILING FANS. They are very quiet and can be adjusted in three steps. ROOFTOP WITH SEA VIEW: east, south and west (sun all day), lounge furniture and cactus garden. New terracotta tiles. The terrace is half covered. You can also provide shade with an awning. Check-in can be done independently with a key safe. The house is situated in the middle of the historic village center. There are no cars in the narrow carruggi. The car can be parked for free on the outskirts of the village. It is about a 4-minute walk, 150 m uphill (slight slope). We have three children ourselves. Children are always welcome in our house. Since the stairs only partially have a railing, I would not recommend the house for families with very small children. Climbing stairs is necessary. Dogs are also welcome, but again the note with the stairs applies. Imperia has the most hours of sunshine in Italy and a particularly mild microclimate. Even in winter it is often still 20 degrees. In summer it is windy and not too hot. Therefore, you can vacation in Montegrazie/ Imperia all year round. Guests are welcome to spend the winter. (For long-term stays, we offer a 20% discount.) Other things to note The locals describe the landscape very appropriately with "mare e monti": it is one of the most mountainous sections of Italy; endless green hills and valleys. The area is lined with a beautiful coastline and beautiful beaches. The region is still a piece of authentic Italy without package tourism.
