Description

Escape to the serenity of Oakleigh Cove! This beautiful A-Frame waterfront home is the perfect getaway for water lovers! It even has its own pier, crab pots for seasonal crabbing, and outdoor living space with games!, We even rent out boat slips for our guests with their own watercraft! You will be required to digitally sign an additional rental agreement before your stay. Note: If your stay is longer than 30 days, we will have the place cleaned monthly at an additional $245 per month. The space This place is great for a family or two with kids that are pre-teen and teenagers up to 8 guests. The first floor has two bedrooms, two bathrooms, a laundry room closet and open concept kitchen, dining area and living room with views of the waterfront. The master bedroom has a king-sized bed, ensuite bathroom with a soaker tub and separate shower, and 65” Smart TV with streaming service access. The second bedroom has a queen-sized bed, a 55” Smart TV with streaming service access, and a full bathroom adjacent in the hallway. The living room has a massive 65” Smart TV with streaming access with free SlingTV and the ability to log into your own streaming service accounts. There is no local cable access. The kitchen is fully equipped for preparing meals, and there’s a gas grill for cookouts. Guest access Guests have access to most of the property except for the locked closet in the master bedroom and the large outdoor shed that stores additional supplies. These areas are locked. There is a smaller outdoor shed that houses outdoor chairs, outdoor games and other items for guest use. The boat lifts are off limits to guests unless they are renting the slip for their own boat during their stay. Other things to note GUEST RENTAL AGREEMENT This Rental Agreement is made between PMI Old Line and the Guest, {{guest}}, for the temporary rental of the property known as {{listing_nickname}}, located at {{listing_address}}. Agreement Terms and Conditions: 1. RENTAL PERIOD (TERM): The rental period begins on {{checkin}} and ends on {{checkout}}. 2. FINANCIAL RESPONSIBILITIES (DAMAGE PROTECTION & DEPOSIT): Accidental Damage Protection: The rental includes protection for accidental damage to the premises up to {{checkout}}, subject to the policy's exclusions and limitations. Guest Responsibility for Damages: The Guest is responsible for any damage or accidents not covered by the accidental damage protection. Any damage amount exceeding the coverage limit will be charged to the Guest. Reporting Damages: The Guest must immediately report any damages to the property manager, including photographs. Personal Property: Property Damage Protection Insurance does not cover the Guest's personal property. 3. GUEST SCREENING: The Guest authorizes the property manager to use a third-party service to verify the Guest's identity and check criminal databases to confirm the reservation. Full terms are available from the property manager. The Guest may receive an email to complete this screening and should check their spam folder and contact the property manager with any questions. 4. USE AND OCCUPANCY LIMITS: Exclusion as Residence: The property must be used exclusively as a residence by the Guest. Occupancy Limit: Occupancy is strictly limited to {{guests_count}} persons unless PMI Old Line provides prior written consent. Assignment/Subletting: The Guest shall not assign or sublet the property without PMI Old Line's prior written consent. 5. FURNISHINGS AND INVENTORY: Condition: The Rental Property is furnished. The Guest agrees to care for all furniture, bedding, and equipment. The Guest assumes all furnishings, appliances, and contents are in good working order and repair unless PMI Old Line is notified of any issues within one (1) hour of occupancy. Failure to report issues within this timeframe waives any claims regarding their condition. Removal/Rearrangement: The Guest shall not remove or rearrange furnishings or other items without prior written consent from PMI Old Line. Ownership and Liability: All furnishings belong to PMI Old Line and must remain on the property. The Guest is responsible for the cost of replacement or repair of any damaged or missing furnishings if not covered by the guest damage waiver program. An Inventory of Furnishings, if applicable, is incorporated by reference. 6. ANIMALS: Animals are not permitted on the property unless explicitly stated in the listing information or with the prior written consent of PMI Old Line, granted at its sole discretion. This exclusion does not apply to registered service animals, provided proof of registration is furnished. 7. RULES, ORDINANCES, AND MAINTENANCE: House Rules: The Guest and all residents must comply with the House Rules set by PMI Old Line, including those sent separately via email/message, which are incorporated into this Agreement. HOA/Building Rules: If applicable, the Guest must also abide by all rules of the building or common interest development regarding noise, odors, refuse, animals, parking, and common areas. The Guest is responsible for paying any penalties, fines, or judgments (including attorney and collection fees) imposed by the homeowners' association or building manager for violations by the Guest or their invitees. Parking: PMI Old Line is not responsible for any loss or damage to vehicles in the parking area. PMI Old Line reserves the right to set reasonable parking rules. Laws and Statutes: The Guest and all invitees/licensees must comply with all municipal, county, state, and federal laws and ordinances, including those related to drugs (prescription, illicit, and legal, such as marijuana). Maintenance and Cleanliness: The Guest agrees to keep the property clean and sanitary, immediately notify PMI Old Line of any damage or inoperable equipment, and regularly remove all garbage and debris. Check-out Condition: The Guest must surrender the property at check-out in the same condition as received, allowing for normal wear and tear. Nuisance: The Guest will not commit any waste or act that may disturb the quiet enjoyment of any neighbor. 8. ACCESS (ENTRY AND INSPECTION): PMI Old Line team members have the right to enter the property for: (a) emergencies; (b) necessary or agreed-upon repairs, services, or improvements; and (c) after the Guest has abandoned or surrendered the property. 9. CANCELLATIONS AND REFUNDS: 30+ Days: Bookings canceled at least 30 days before the start of the stay will receive a 100% refund, excluding service and credit card processing fees. 14+ Days: Bookings canceled at least 14 days before the start of the stay will receive a 50% refund, excluding service and credit card processing fees. 10. INDEMNIFICATION AND LIABILITY: PMI Old Line shall not be liable for any damage or injury to the Guest, their family, guests, or invitees, or their personal property, unless the damage is the legal result of the negligence or willful misconduct of the Property Owner or Property Manager. The Guest agrees to indemnify and hold the Property Owner and Property Manager harmless from any claims for damages, except those caused by the Owner's or Manager's negligence or willful misconduct. 11. LEGAL PROVISIONS: Attorney’s Fees: The prevailing party in any action or proceeding arising from a dispute related to this Agreement is entitled to reasonable attorney's fees and associated costs. Jurisdiction and Choice of Law: Disputes will be subject to the exclusive jurisdiction of the Circuit or District Court in the State of Maryland for the rental property address, and the laws of Maryland shall govern the dispute. Fair Housing: The parties comply with state and federal housing laws prohibiting discrimination based on protected characteristics. 12. ENTIRE AGREEMENT: This document constitutes the entire agreement between the parties and can only be modified in writing signed by both parties. All guests are jointly and severally liable. If any provision is found to be prohibited by law or unenforceable, the remaining provisions will remain valid. 13. TRAVEL INSURANCE: Travel Insurance is optional but may be added to the reservation if requested by the guest. Acknowledgment: By accepting the Terms and Conditions on this platform, {{guest}} and PMI Old Line acknowledge that they have read, agreed to, and received a copy of the above terms and conditions. NEW TENANT NOTIFICATION FORM - Baltimore County Requirement Dear Baltimore County Tenant & Landlord, Below is a list of Baltimore County’s most common code and zoning regulations. Please review this form and return it with your rental registration packet. Please also provide a copy for the tenant to keep. ▪ Grass and weeds must be kept below 8 inches. ▪ All trash/garbage must be stored in containers with tight fitting lids at all times. This includes when being placed out for pickup. Bulk items can be discarded at a county drop off facility. ▪ All vehicles on the property must be tagged and operable. ▪ The owner/property manager and resident must keep the property free of rat harborage. It is recommended that you inspect your entire property weekly to assure that rat harborage is not occurring. Rat holes are a common indication that rats are present on your property. If rat holes are found, you must contact a professional exterminator. ▪ Rooming and boarding houses are not permitted in Baltimore County and therefore, no more than two unrelated adults are permitted to live in a dwelling unit. ▪ Tenants must remove dog feces daily and not allow feces to become excessive. Feces must not become a food source for rats. ▪ No more than one recreational vehicle on a residential property. Such storage of a recreational vehicle is subject to the provisions set forth in the Baltimore County Zoning Regulations. ▪ For Carbon Monoxide Alarms: Tenant must replace the batteries in the alarm as needed, and notify management in writing immediately of any malfunctions or other problems with the carbon monoxide alarm. Upon receipt of such notice, the owner must repair or replace the alarm. ▪ If potential livability violations occur, we ask that you communicate these issues with your landlord.
