The space - Apartment with 70 m2, located on the 2nd floor in a building without an elevator. - Recently remodeled apartment (with updated kitchen and bathroom) - Lots of light (east/west orientation) - 2 bedrooms (1 double and 1 twin); both rooms have a workspace and a comfortable chair. - 1 living and dining room - 1 bathroom - 1 terrace with table and chairs for dining - The kitchen has all the necessary machines and equipment, as well as dishes and utensils - The rooms are fully furnished, which includes bedding, duvets, blankets and towels It is fully equipped and has a careful decoration providing a comfortable stay. - Preference for families and quiet groups - Mandatory silence FROM 10 P.M. TO 8 A.M. - 2nd floor without elevator - Air conditioning - Double glazed windows - Internet, Cable TV CHECK-IN TIME - Self check-in with safe. - On the day of the check-in date, we will send you instructions for self check-in, including all necessary codes. - The apartment will be clean and ready for you between 3 p.m. and 4:30 p.m. - Whenever possible, we can allow an early check-in, upon request. CHECK-OUT TIME - You should have everything packed and be ready to leave the apartment at 11 a.m., or at the latest when the cleaners arrive. You can't stay after 11:00 a.m. OWNER ACCESS - On rare occasions, authorized persons may have to access the property for maintenance services or other necessary tasks (owner, caretaker, repairmen, etc.). We will try to avoid this and to warn you in advance. CAUTION: - The neighbors are demanding with the quiet hours, so they must be respected as much as possible. - Occasional air traffic. - It is not a local accommodation apartment, so the expenses for supplies (water, electricity and gas) are borne by the guest - Because it is an old building, the soundproofing is weak. - There's a soccer field near the apartment, so you can hear noise coming from there, legally, until 10 at night. Guest access Guests have access to the entire apartment. The public space is only accessible for depositing garbage in the garbage cans. The area: - Residential area with traditional trade at the door (grocery/fruit shop) restaurants, coffee shops, hairdressers. Supermarkets (Continente, Pingo Doce) within a 5-minute walk, pharmacy, ATMs, fashion and beauty shops. Relatively nearby is the Campo Pequeno shopping mall, a commercial space for leisure and services. Street between two of Lisbon's main avenues (Avenida de Roma and Avenida João XXI), near Jardim Fernando Pessa. - Immediate access to arterial roads connecting outside Lisbon and the airport. - Subway (green line), bus and train transportation on Avenida de Roma. Other things to note - The apartment is located in an air route zone to Lisbon airport, without this being a significant disturbance. - It is next to the playground of the Fernando Pessa garden, which brings some noise from children and young people. - Apartment intended for medium-term stays (3 months minimum), water, gas, electricity expenses borne by the guest. - Intermediate cleaning available during the stay, upon request and for a fee. - No parties and events allowed - No pets allowed.
