July Flowertree Barn is a 17th century Lakeland barn located within gorgeous countryside and nestled in a village very close to the southern tip of Windermere. It has been in the same family for many decades and is a much-loved and beautiful home for holidaymakers who want to enjoy what the Lake District has to offer. The space The Barn has 3 double bedrooms with king-size beds and 1 comfortable twin room. Each bedroom has its own charm and personalisation. The beds are wonderfully comfortable and we take pride in our linen, so expect fluffy towels and soft bed linen. There are 3 communal living spaces, each with large Smart TV's and plenty of comfy seating. The main living room is a quiet space to admire the garden or read a book by the French windows or a space for the whole family to watch films and relax. Unfortunately, our lovely wood-burner had to be removed due to storm damage to the chimney and is due to be reinstalled in autumn 2025! The Snug is the perfect space for children and teenagers to escape from the adults. There are stacks of board games and a television to watch films. Filled with comfy sofas, huge cushion,s and bean bags, it has a stereo system and an electric fireplace to add warmth and atmosphere. The open-plan kitchen diner is the heart of the house, with another space to unwind and relax on a sprawling sofa. A place to keep the cook company and enjoy the garden through the picture windows. It has modern fixtures and fittings and is very well-equipped kitchen with everything you might need for cooking and baking for the family. We always leave a little welcome package for you upon arrival after a long journey. Please note, we leave salt and pepper, herbs and olive oil for guests, but please don't rely on them being there as occasionally they get removed by mistake and we can't replace them immediately. There will be tea, coffee, milk and biscuits for your arrival. The barn has a wonderful and quirky layout meaning it doesn't allow for ensuite bathrooms. However, each bedroom has a bathroom just outside. It isn’t suitable for those with limited mobility due to the large amount of stairs. You will find dog bowls, and beds as well as blankets for the furnitire to protect them from muddy dogs or mucky children : ) Guest access Unfortunately, the barn is not suitable for anyone with restricted mobility. Other things to note PLEASE NOTE: Some photographs are from 2013 and our now outdated. I will be updating them shortly. The barn remains largely the same but has been updated and decorated with more artwork, lights, rugs, throws and cushions. The woodburner is set to be re-installed Autumn 2024. Sadly, it has to be removed due to storm damage to our chimney, which left it unsafe. It has since been made safe, but more extensive work needs to be carried out in order to safely reinstall the fireplace. 3 king size bedrooms + 1 twin room Well-equipped, open-plan kitchen with dining table and additional comfortable seating area Large Reception room that opens out in to the garden Additional Playroom / or ‘Snug' with 47" television and surround-sound 2 Modern bathrooms, one with a monsoon shower and one with a free-standing bathtub. There is an additional shower room with monsoon shower on ground floor. Utility room with washing and drying facilities, clothes line in yard if weather permits Private, secure garden with additional 70 acres of private land including Paddock and Woodland with trails from the doorstep Set on the edge of ancient atlantic woodland Appliances and extras - Electric oven with induction hob Fridge, Freezer, microwave, dishwasher Sound-systems & Radio Alarm Clocks DVD Player Maps, boardgames, cards, books and cookbooks available for guests to use throughout their stay TV's throughout 3 reception rooms High-speed internet Wood-Fired Hot Tub with kiln-dried logs available Fire Pit and BBQ Courtyard, and garage for secure bike storage Terrace with outside dining area Car Parking space for 4 cars Storage for kayaks, paddle-boards and bikes _____________________ Children and babies welcome Travel Cot and High Chair available There is also a nappy bin, baby bouncer and changing mat stored in the twin room. Well-behaved dogs welcome (except in bedrooms) Unfortunately we are unable to accommodate 'hen' or 'stag' do's, or any parties of more than 8 people.
