If you need us to send it to you by parcel post We will charge a service fee of 300 baht including one kilogram of shipping (Bangkok area only) If it exceeds one kilogram, freight will be charged based on the actual cost. Other areas in Thailand will charge shipping fees based on actual costs. If it is shipped overseas, we only support DHL express delivery. You need to pay the shipping fee through Airbnb. In addition, we will charge an additional service fee of 300 Baht. We will send it out within 7 working days after receiving the payment and detailed address information. Key Collection Arrival before 5 pm: Please follow the check-in guide to collect the keys to collect the keys at the designated location, which is a 2-minute walk away. Violators will be charged a cleaning fee of 1,500 THB and may face a fine of 5,000 THB from the apartment management. No Parties: Please keep noise levels low to avoid disturbing neighbors. Complaints will result in a fine of 5,000 THB. No Drugs: Any form of drug use is strictly prohibited. Violators will be charged a cleaning fee of 3,000 THB, and police will be notified. You may face a fine of over 20,000 THB. No Parking: The apartment does not provide parking services. Please make your own arrangements, and any parking fees are your responsibility. No Pets: Pets are not allowed in the apartment. Other Considerations Package Reception: Please do not directly mail packages to the apartment. If you need assistance, please inform us beforehand. Respect the Environment: Keep the apartment clean and respect your neighbors and staff. Contact Methods: Please contact us through Airbnb, What’sApp, LINE, or We-Chat. Avoid directly inquiring with other personnel in the apartment. Room Card Management: Please keep your room card safely. Loss or damage will require a compensation fee of 5,000 THB. Remote Door Opening: If you forget your room card, please remain on your floor and immediately contact us for remote assistance. On-site service will incur a fee of 500 THB per occurrence. III. Check-in & Check-out Check-in Time: Please arrive after 15:00 to complete check-in procedures. Check-out Time: Please vacate the apartment before 12:00 to allow for cleaning and preparation. Early Check-in/Late Check-out: Additional fees apply (500 THB per 30 minutes). If you have not left the unit one hour after the check-out time, we have the right to enter the room for cleaning to avoid affecting the next guest's stay. Check-out Procedure: Please leave the keys in the designated location and send us a photo to ensure a smooth check-out. IV. Fees & Adjustments Date Changes: Date modifications are not allowed after booking. Please carefully confirm your dates before making a reservation. Luggage Storage: Though we are not a hotel, we will try our best to provide luggage storage services. Please contact us for details. Additional Services: If you require paid services such as cleaning or luggage transfer, please contact us in advance. V. Frequently Asked Questions Pool Maintenance: The swimming pools are open all year round. Our apartments have two or more swimming pools, but the office will conduct routine maintenance on the pools irregularly without prior notice. If all pools are unavailable for use during your stay due to pool maintenance, we will offer a 10% discount on the room rate (excluding cleaning fees).Please note that if the swimming pool is unavailable due to special extreme weather conditions, we are unable to grant any discounts and will not accept any requests for compensation, refunds or changes to your reservation. Air Conditioning Water Leakage: We conduct routine maintenance of the air conditioning system monthly, but we often encounter guests setting the temperature too low, leading to icing and water leakage. If any inconvenience is caused by air conditioning water leakage, we will immediately arrange for an engineer to inspect and repair the issue. This issue cannot be used as a reason for canceling the reservation. Thank you for your understanding. Pest Issues: Due to the hot weather in Thailand throughout the year, food waste in any environment can easily breed pests, and mosquitoes may enter when the door is opened. Our apartments have designated garbage disposal areas. Please collect and discard your garbage promptly. It is prohibited to place garbage outside your room, or a fine of 2,000 Baht will be imposed. If pest issues arise in your room, we are willing to provide insecticide cleaners free of charge, but we cannot guarantee immediate elimination. Thank you for your understanding. External Noise: Please understand that external noise is beyond the landlord's control. We will try our best to assist in communicating with neighbors, but we cannot guarantee complete silence. If you are sensitive to noise, please consider carefully before booking. Hot Water Temperature: The apartment uses electric water heaters and cannot provide extremely hot water. Please choose whether to book based on your personal preference. *We do not accept requests for compensation, refunds, or changes to reservations due to any of the situations listed in the house rules. VI. Special Reminders Bed Arrangements: We provide a QUEEN/KING double bed. If you need to use the sofa bed, please modify the number of guests to 3 during the booking process and pay the corresponding additional fees. We will prepare the corresponding bedding and other necessary items based on the actual number of guests you have indicated. Use of Items: To maintain the cleanliness and normal use of the apartment's facilities, please be careful and avoid unnecessary damage when using the facilities and items in the apartment. If any damage is caused by improper use, we will charge you the corresponding repair or replacement costs based on the extent of the damage. Long-term Rental Fees: For long-term bookings exceeding two weeks, the room rate we offer does not include electricity fees, and we do not provide any type of cleaning tools. Electricity fees will be charged based on your actual usage during your stay. We understand the potential electricity costs associated with long-term residence, so we will provide you with a certain amount of financial support as appropriate, provided that the electricity fees are not excessively high. For specific information on electricity fee payment and subsidies, please contact us before booking for consultation. Cleaning Fee Explanation: To ensure the hygiene and cleanliness of the apartment, we cooperate with a professional cleaning company to handle the cleaning work. Therefore, once you check in, the cleaning fee cannot be canceled.
