The space This home is a unit in a duplex, so the entire upstairs is yours! We're near restaurants, Glenlake Park, the CDC, Decatur hospitals, Emory, and two transit stations. · · This is a 1940s home full of its original character with modern updates. Upon entering the home through the foyer, you will head right upstairs to a private entrance for this unit. Inside you will find a large living room, full sized kitchen, updated bathroom, and large bedroom with king-sized bed and two closets. You'll love all the natural light in every room of the house, and the large backyard to get some extra sunshine. Fresh sheets and towels are always provided, and the kitchen is stocked with tools and utensils so you can cook at home. The space is suitable for two adults. Featuring: - One King bed with top quality linens (with optional foam topper stored in closet) - Fully equipped kitchen with stove/oven, dishwasher, & refrigerator - Shared Laundry in basement - Two generous closets in the bedroom - Newly updated bathroom with shower and tub - 55" & 43'' Smart TVs - Free high-speed Wi-Fi, ideal for working professionals - Work from home surface for those working from home [Kitchen] • Coffee station with drip coffee maker and french press (grinder and kettle can be found in lower cabinet). We do not have a Brita so please bring your own filtered water, if desired. The water is safe to drink. • Pots/pans, olive oil, salt, and pepper for cooking • Motion detected faucet [Living Room] • AT&T Wi-Fi Internet throughout the home • TCL Smart TV with Netflix signed in. For all other apps, you will use your own login. • Desk and chair available for remote work. [Bedroom] • King sized bed with optional foam topper for those that like a cushy bed (find it in the closet) • 43 in TCL Smart TV with Netflix logged in for you • Lots of closet space with nice hangers [Bathroom] • Shampoo, conditioner, body wash, cotton swabs, cotton balls [Backyard] • Lawn care is performed every two times a month. It can be noisy outside during this 45-minute service. PLEASE: DO NOT MOVE THE FURNITURE. Guest access· · • I will provide you a code for the keypad on the front door and a separate code for the unit door • Inside, you'll have access to the entire upstairs, including the 1 Bedroom, Bathroom, Living Room, and Kitchen. There is also an expansive backyard with a privacy fence that you won't want to leave! • You will have access to two shared spaces: the basement for laundry and the backyard for parking. • Parking is available 24/7 in the NARROW, SHARED driveway or on the street that meets ours (Willow Lane). If parking on the street, park on Willow Lane. We highly recommend street parking and just using the driveway to unload. • Guests have access to the Nest thermostat Other things to note: • This home is pet-free, and smoke-free! • 60 minutes of lawn care happens every other week depending on weather between 9am and 5pm. Please know that these appointments are scheduled during your stay. The lawn care process can be heard inside the home. • Pest control is completed regularly. Please excuse any critters that may have come in through a crack. We are always happy to do a special treatment during your stay but also want to respect your preference if you like to avoid strong chemicals. Just let us know! This is not a bug-free experience as bugs are part of life here in wet, hot, humid Atlanta! • Third-party bookings are only allowed if the person staying is added to the reservation. We need direct contact with the person staying on-site. If you book a stay for someone else and do not inform us of the situation by adding them to the reservation, this is considered a third-party booking which is not allowed. • The foam topper is kept in a closet. Feel free to add it to the bed. We were getting feedback that it was too soft so it is now in a closet. Guest access Guest will have access to the entire uptairs unit. Parking --> 1 car available to park behind the house. Please note the driveway and parking in the back is a shared space with the downstairs unit guests. Additional parking is available on the side street, Willow Lane. Other things to note • The person booking must be over 25. • After booking your stay, you will add guests in your travel group to the reservation. They will be able to join the Airbnb message thread. We only give out check-in instructions via Airbnb messages, so make sure your group is included on the reservation. Your travel group will also receive access to the Wi-Fi password and the property address. • All utilities are included with your stay. The TVs are smart TVs with complimentary Netflix subscription as well as ability to use your own login for other apps. • The kitchen faucet is motion sensitive! Make sure the faucet nozzle is turned on, then tap your hand around the sensor on the bottom left of the faucet base to turn the water on & off. We love this feature when our hands are dirty from cooking! • This unit is the upper unit in a house that is a duplex. Guests have exclusive access to the unit. The shared space will be the backyard, basement (laundry), and the driveway. • This home is strictly NO DRUGS and NO SMOKING! This includes the use of tobacco, cannabis, and e-cigarettes at both Inside and Outside of the home. • Only toilet paper may be flushed down the toilet. Wipes and other products, even the "flushable" kind, must be placed in the trash can provided. Plumbing costs may be charged if foreign objects are detected. • Only the yellow or blue trash bags can be used to collect trash. Please put these in the trash bin behind the house at the end of your stay. The city WILL NOT pick up trash if not in these bags. Failure to use these bags will result in a fee. • Check-in is at 4 pm or later. Early check-ins after 1 pm or super early check-ins before 1 pm can be reserved, as available in advance for a fee. • Check-out is at 11 am. A late check-out can be arranged at least 3 days before check-out and are subject to availability. The late check out fee will be charged for every hour past 11 am. ~Congratulations, you’ve found the booking phrase: incorporate “Laundry is in the basement” into your message to confirm you’ve read the details! You will need to access our basement to use the laundry machines that are shared by both sides of the duplex.
