Cae’r Ffynnon, recently built and finished to a very high standard, will give you the elegant space you’re looking for to enjoy a wonderful stay at the top of Abersoch. Still close enough to walk into the heart of the village and beach, Cae’r Ffynnon really delivers with its terrace that wraps around the house, private gardens, parking, hot tub, en-suite bedrooms and stunning views over Snowdonia. The space Cae'r Fynnon is split into two wings. To the right is where you'll find the sleeping accommodation, and to the left is the living area. The master bedroom has a super king sized bed, two built in double wardrobes, dressing table with sonos speaker and patio doors out to the front garden. En-suite bathroom is stylish with a feature stone basin, mirror with integrated bluetooth speaker and power rainfall shower. At the opposite end of the wing is the second bedroom, with a king size bed, free standing double wardrobe, chest of drawers & sonos speaker, and west facing patio doors onto the terrace. En-suite bathroom is sleek with feature oval basin and power rainfall shower In the middle are the two twin bedrooms. Both have two single beds, built in wardrobes, storage shelves & drawers. The main marble bathroom serves the twin rooms, and has a large bath with rainfall shower over, feature bowl basin, illuminated mirror with integrated bluetooth speaker. The main living area briefly comprises of sitting area, dining area and kitchen. A large plush denim style L sofa cosies around the log burner and large coffee table. Large smart tv with sonos speaker bar. Patio doors open to the terrace. The dining table is an elegant piece, glass topped with 8 chic yet comfy chairs, perfect for family dining, beautifully crowned by the exquisite porcelain shoal of fish feature light. Bi-folding patio doors open onto the south facing terrace garden area, perfect for alfresco dining. The kitchen area is perfectly polished in marble. Well stocked with all the usual built in appliances, including the stylish Quooker boiling water tap. There is the large marble island, with feature lighting and 5 wicker bar stools. To the rear of the property is the utility room, with washer, dryer and fridge freezer. Back door leads onto a large patio area with outdoor seating/dining area. Close by is the hot tub, which is under solid cover and therefore can even be used on the rainy days! There is also a separate office area which is available for use with prior arrangement. The garden area is newly planted with feature shrubs to form natural hedging, with gates at the bottom of shallow steps leading to the car park. The parking to the front of the property has night time lighting and is ample to house up to 4 cars. An EV charge point is available for use upon application and subject to a surcharge. Guest access Guests will have access to all areas within the property, with exception of the outdoor office area, unless arranged prior to arrival. Use of the EV charger is prohibited unless arranged prior to arrival and is also subject to a surcharge. Other things to note Cae'r Fynnon was recently built as a holiday home for Lucy, Phil and their family, and is their absolute pride and joy. A lot of attention has been paid to the detail, and as such I ask that you treat the property accordingly. Therefore, we request no groups under the ages of 30. Over 30 groups please just message me and I’m more than happy to accommodate. No parties. For a quiet time away from it all or quality family time, Cae’r Ffynnon is perfect. No Fake tan, oils are to be worn in the hot tub please. Showers before getting into the hot tub are a must. If the hot tub is left in an unclean state additional cleaning fees will apply £150. No drinking from glasses in the hot tub, plastic glasses have been supplied. This is for your safety as well as to prevent damage to the hot tub. No eating or smoking in the hot tub, if any thing is found blocking or damaging vents or pumps repairs bill will be reclaimed.
