Explore this 200-year-old restored Farmhouse on 6 acres with a beautiful view and river-frontage. Centrally located on historic Vermont 7a. Close to outlet shopping, hiking, skiing, farm/craft stands, and all the amenities of the nearby towns of Bennington + Manchester. Winter: 25 minutes to Bromley Ski Area, 35 to Stratton. Summer/Fall: River access onsite - swimming, fishing, tubing, kayaking. Hiking and biking, berry picking, farm stands, and stunning fall colors mid-Sept - Oct. The space We are located in historic Arlington, Vermont, close to Hiking and Ski mountains. The Battenkill River is in your backyard. 15 minutes from excellent restaurants and shopping in Manchester, VT. Skiing - 30 minutes to Bromley and Stratton. Okemo and Mt Snow are both about an hour away. Come see why Vermont is so special! Nearby: Saratoga Springs's healing waters and famous raceway as well as Albany International Airport are an hour's drive. Property Walk-through - 2-level Home DOWNSTAIRS: Small Laundry (washer and dryer) and mud room is off the back entrance (Main entrance for all guests). This leads to a well-stocked kitchen and separate pantry. There is a bathroom with a large walk-in shower which is located off the kitchen. Adjacent to the kitchen is a light, bright Sunroom with a beautiful view that leads to a platform deck through sliding glass doors. Past the pantry is the Dining room which seats 6 and can be expanded for 8. The dining room also has a selection of games and puzzles, a guitar for guest use, art supplies, and a record player with a diverse selection of vinyl records. There is a small bedroom with a daybed, desk, and large closet off the dining room. From the dining room, there is a short hall past the front door which leads to the Living Room. This room has a dedicated workspace area, reading area, books, queen sofabed, and Roku Television. The Living room can be used as a 4th bedroom, as it has a closet, dresser, and closing door which separates it from the other rooms. UPSTAIRS: There are 9 steep steps to the upstairs which leads to a landing area and two bedrooms. The upstairs rooms have sloped ceilings. **PLEASE NOTE**: One of the bedrooms has a very low ceiling - just shy of 6 feet. The room is decorated as a child's room, but anyone at the right height will be comfortable. The trundle bed can be a single, two twins, or a king bed. It also has an old old-fashioned doll house for kids of all ages to enjoy. The other Bedroom - the "Primary" is a larger room with a queen bed, twin bed and small desk. Large bonus space/closet/hall that leads to a soaker tub bathroom with a beautiful view of the fields and mountains when sitting in the tub. OUTDOOR SPACE Includes a platform deck off the sunroom, backyard firepit, Barnwood table, Grill. 6 Acres of native fields with a path that leads to private river frontage and swimming hole. OTHER AMENITIES Sled Charcoal Grill Bike Firewood and starter Corn hole games One set of Golf Clubs Camping gear Tennis racquets Floats for the river Kids outdoor toys Guest access Private use of the entire house and grounds. Other things to note PLEASE READ**: This is a wonderful house full of history and charm and conveniently located to take advantage of all that Southern Vermont and nearby bucolic Washington County in New York have to offer. However it is an older home (200 years!) and it has a few unique features which include some sloping floors, one room with a low ceiling, steep steps to the second floor, and a few "this old house" groans and creaks. PLEASE make sure to read all of the information about the home and feel free to ask any questions before booking. On the Road Again: We do welcome kids of all ages and a well-trained pet. However, the house is near the road and is not fenced in. There is a shrub and tree fence, but not a gated fence. Please be mindful of small children and dogs and the road. There is PLENTY of room (6 acres) for them to roam in back of the house!!
