While a memorable guest experience is our NUMBER ONE goal, the new City of Wichita Short Term Rental laws have reduced some of our flexibility. In an effort to assure a stress free stay for you and us, I'm going to attempt to help you understand the requirements in detail. Please reach out with any questions. *We can no longer allow come and go of non registered visitors* - Any person you plan to visit the house anytime during your stay must be included in your BOOKING TOTAL and in the Registered Guest list to include first and last names provided prior to check-in. Please pay close attention to the details regarding occupancy below - This is where the City of Wichita gets serious with both us and you. Max Occupancy - OVERNIGHT Guests Adult-12+ yrs old - 10 people Adult + Children - 14 people OVERNIGHT Guests + DAY Visitors = 20 people total There are extra charges of $20.00 per person per (overnight guests & visitors) per day for every person on the registered guest list exceeding the house max adult occupancy of 10. This fee is applied to the total number of nights included in the booking. Non Registered visitors are not allowed at any time and will result in an immediate cancelation of your booking with no refund and $100 charge per person (Non Registered Guest) for every night of the total booking. Occupancy is monitored and enforced. Cleaning is required every 7 days. An additional cleaning fee of $235 per clean will be requested upon accepting the booking and immediate payment is required to finalize the booking. For a peaceful start to your day, the adjacent sunroom is the perfect spot for morning coffee. **Year-Round Relaxation:** No matter the season, our hot tub is at your disposal, offering a soothing and rejuvenating experience whenever you desire. **A Culinary Haven:** Our Gourmet kitchen boasts ample counter space and everything you need for preparing delicious home-cooked meals. Double Oven and Double Dishwasher. We provide coffee and a Keurig coffee maker for your convenience. Additionally, a charcoal grill is available for outdoor cooking (charcoal not provided). **Spacious Living and Dining:** Ample seating in both the dining and living areas ensures there's room for everyone. Gather around kitchen bar (seats 7) and dining table (seats 6) for meals or friendly competition. The easy access between the kitchen-family room and the formal dining room allows everyone to be together or accommodates splitting up to enjoy separate activities. **Dreamy Bedrooms:** With four King beds, 2 comfortable futons, and a cozy sectional, our home comfortably accommodates up to 14 guests. Each room is thoughtfully furnished with crisp linens, window coverings, and plush mattresses. Ceiling fans provide added comfort, and the two bedrooms on the main level feature a large smart TV. **Newly Renovated Well-Appointed Bathrooms:** Both bathrooms are well-equipped with shampoo, conditioner, body wash, towels, and hand soap. One bathroom offers a convenient combo tub/shower, while the other boasts a luxurious over sized walk in shower. **Laundry Convenience:** For your added convenience, a washer and dryer are provided on the main level, eliminating the need to pack extra clothing. We're eager to be your gracious hosts and ensure that your stay is truly memorable. Your comfort and satisfaction are our highest priorities. Guest access Guests have access to the whole house, private pool, and private hot tub. Other things to note The pool is not heated and is only available during summer months. Please note, we cannot 100% guarantee the pool or hot tub will be available given that RARELY, issues can arise. No refunds are offered if for some reason the pool or hot tub is unavailable due to unavoidable circumstances. If this is ever an issue, we will reach out and let you know as soon as we become aware. IMPORTANT - We maintain the pool and hot tub personally and in four years of hosting our pool and hot tub have been sparkly clean and available to 100% of our guests.
