Description

Relax in our forest cottage in the Salland nature for a weekend/midweek or longer. We offer you: -Spacious bungalow (100m2), 3 bedrooms, 6 beds (2x2 double beds and a bunk bed) - Lots of privacy, located on the edge of the woods -Enclosed garden (1300m2), tree house -Private charging station, 2 parking spaces Park: *Heated outdoor pool *Tennis court *Playground Location: -Ommen, city (shops) at 5 km -Walking routes from home -Nature areas (+MTB trails) The space "Huisje 183" is located at bungalow park ’t Giethmenseveld in the Giethmen district, where one enjoys space, tranquility and privacy to the fullest. The area is wooded and invites you to hike and cycle. The park is located 3 miles south of Ommen, near the Archemer and Lemelerberg. Around the cottage is a fully fenced garden of about 1,300 m2. The cottage Cottage 183 has an open kitchen with generous dining table, two spacious seating areas and three bedrooms. We have decorated the house to our own taste with personal matters and expect you as a tenant to be respectful of this. In addition to the rental, we also stay in the house as a family. Since we have a dog, the stay may cause problems for allergic persons. Living room In the living room there are two sitting areas, a dining area, (fireplace)fireplace, TV (NED 1, 2, 3, tv East), DVD player and Radio/CD/cassette player. There is also wireless internet (code: see router). Bedrooms The three bedrooms sleep six; two bedrooms each have two single beds and the third room has a bunk bed. All the beds are standard of single duvets and have mattress size 80 x 200 cm. Tenants must bring their own bottom sheets, pillowcases and duvet covers. Bathroom Shower and sink; communal washing machine at the reception (coins available there); tenants must take their own towels. Kitchen The open kitchen is equipped with fridge/freezer, stove and microwave/combi oven, coffee maker, sandwich maker and toaster; hand, tea and dish towels are provided; on departure please leave dry in the laundry basket, or hanging over the racks the bathroom. Miscellaneous: The bungalow is equipped with central heating. Control is located next to the crockery cabinet. There are four normal size bicycles available of reasonable quality. Bicycles and go-karts can also be rented at the reception. The garden has various seats, at the front and back of the house and there is a large treehouse. Use of it is at the renters' risk. We do not allow smoking in the house or bringing pets. A barbecue is provided in the utility room (right door back terrace), but may not be used in drought, due to the risk of forest fire; always observe the "open fire"ban. This is in effect if the red sign is shown at the end of the main road near the reception. Cards/leaflets can be consulted; these are located in the binders (back bedroom). Please leave leaflets in the folder after use; at the reception desk is available for a fee copied! The park: At the park there is a tennis court, playground, staircase field, dart board and table tennis table (baths in our bicycle shed) and in the summer (mid May to mid-September) can be used free of charge become the outdoor swimming pool. There is no camp shop on the property. However, hot rolls, eggs and newspapers are for sale at the reception. For use of the tennis court, one can rent & reserve play time in the booking closet next to the front desk. Useful facts At check in - Heating can be set manually via the thermostat button next to the crockery cabinet; - Hot water boiler kitchen, via switch against left wall in sink cabinet; - Power for microwave through switch to the right of the stove; - Gas faucet for stove: in right counter cabinet against the back wall: o Open: press and turn left quarter turn (counter clockwise); o Close: turn right turn quarter turn - Internet code: see note at internet router (in window sill next to fridge); Miscellaneous: - Connect SONY radio/CD player via black cut switch; otherwise only operate with remote control (buttons on the device itself do not work well); first green on/off button, then channels via "preset"; - TV/DVD player via plug block switch behind the TV; o Turning TV on and off via on/off button on the remote control "Philips"; o Turn on box ‘Strong’ with on/off button on the remote control ‘Strong’; ▪ (if "no channels", then choose via "Source" on HDMI 1) o Control DVD player with separate remote. - Fireplace: open chimney valve (button side chimney pipe vertical position); o Only with pressed fireplace blocks or hardwood (including via reception for sale); o Use spark screen (limits the screw risk on furniture/clothing); o Fireplace works best by opening the window grilles and the extractor hood off. Bring Nb firewood yourself; the firewood on the property is for private use. - Lockable spaces: o Meter cupboard and shed (central heating) access through back terrace (or left, and right door); ▪ keys are hanging next to the patio doors; Nb the washing machine is for private use; o Bicycle barn, access next to the front door ▪ key is hanging next to the front door. - Dehumidifier: o Next to the fridge is a dehumidifier; please do not turn it off because we keep the humidity at a healthy level, for people and furniture. Tenants take care of the final cleaning themselves. This means that the tenant leaves the house clean again upon departure: all floors vacuumed, bathroom and toilet sanitary and floors wet cleaned, as well as kitchen unit and stove. Furthermore, the tenant leaves the house in tidy condition, as found upon arrival, ready for another tenant. - cleaning supplies available: mops, small cleaning cloths under the sink, buckets and cleaning supplies, in the utility room; - Please leave cloths on the towel rack in the bathroom after use; The final cleaning can be paid off on request, for a one-off payment of €50; the tenant undertakes to leave the house in a tidy condition, as found on arrival, and that all garbage is removed and disposed of. Nb Please report any damage as soon as possible, for timely repair and/or replacement. On departure: - Turn off hot water heater in the kitchen, with switch in left sink cabinet; - Empty the fridge, with the dial to "0" (the light goes off) and leave both doors open. - Stove gas faucet closed (right kitchen cabinet – knob clockwise - clockwise); - Turn off TV plug block; - Exit patio doors (turn handle up and turn knob clockwise); - Heating set to 16°C and leave all grates open; - Leave all interior doors open; - Empty trash cans in bathroom, toilet, and kitchen; - Deposit all waste separately (Paper /Glass /Rest) in the containers, near the reception; - Lock outdoor spaces (shed and bicycle shed) and leave keys on the hooks; - Leave front door key in the lock box next to the front door and set code back to "0000". Rental period and cancellation arrangement: The rental period basically always starts at 3p.m. on the arrival day and ends at 12p.m. on the departure day. If desired, one can the morning of the arrival day and the afternoon/evening of the departure day for additional payment. Tenants must adjust their travel times to the Park Rule, so as not to make noise between 22:00 and 08:00. Our current rates can be found on the website of ‘Huisjetehuur’, on which we advertise: Huisjetehuurpuntnl and search ‘5109’. The tenant is requested to leave the cottage clean. If discussed in advance or in case of negligence, EUR 50,= cleaning costs will be charged. Payments Terms of Service: • At least 8 weeks before the start of the rental period, the renter owes a deposit of 40% of the total rent; • At least 4 weeks before the start of the rental period, the remaining amount must be paid. • Within 7 days of receiving our confirmation letter on your reservation request, to have the tenant complied with the (to)payment terms. Only after we receive the (on)payment, your reservation is final. Cancellation plan: To provide security for both tenants and host, there is a cancellation arrangement: • The tenant can cancel free of charge up to 56 days (8 weeks) before the start of the rental period; • In case of cancellation up to 42 days (6 weeks) before arrival day, the cancellation fee is 25% of the rent due; • In case of cancellation up to 28 days (4 weeks) before arrival day, the cancellation fees are 50% of the rent due; • In case of cancellation within 4 weeks, the renter is always owed 100% of the rent due. Please transfer the amounts owed to giron number NL69TRIO0784793883 in the name of J.D. Buining in Utrecht. Once payment is received, we will inform you about the key process. Liability: The stay at the park "’t Giethmenseveld" and the use of the amenities available, both on the property of Huisje 183, as well as on the rest of the park, is entirely at the own risk of the tenant(s) of Huisje 183; the landlord of Huisje 183 is not responsible for injury and or damage that occurs during the stay of the tenant(s) at the park. Contact and tips: Since you do not rent through the reception, the park manager is only available to you in emergencies: Ciska and Jan Hendriks; in case of accidents, fire or other life-threatening matters, please call 112. Front desk: - Newspapers, rent bicycles, bike routes, pick up sandwiches ordered, other information; - sandwiches order lists at mailbox; pick up next morning (not Sundays). Tips to bring your own: - Good flashlight – the Park is limitedly lit and in the evening/night it is really dark; - Firewood or fire blocks; - Bedding (fitted sheets, comforter covers, pillow cases) and towels; - A good book / DVD; there are also DVDs and only books available (books can also be borrowed in the "public bookcase" in the laundry room near the reception); - there are nice suggestions for excursions in the area of Ommen; Groceries - Ommen has an extensive center with various shops and supermarkets; - Lemelerveld also has various shops, but are less wide. Food - In Lemelerveld and in Ommen are some restaurants; - Between the Giethmenseveld and Lemelerveld, there is a eatery in Dalmsholte and also restaurant “De Nieuwe Brug ” (about a 10-minute drive towards Ommen) offers great meals. - At Manege Laarbrug (park down, turn right onto the sand road, turn right onto the vent road and continue to follow it, then over the railway crossing, then you reach the equestrian center. Directions, from Meppel – Arnhem – Amersfoort - Amsterdam: • Finally via various motorways via the A28 motorway towards Zwolle; • Exit the highway at exit 21 (Ommen/Dalfsen/Hardenberg) to follow the N340; • About 2 km for Ommen, the exit Lemelerveld/Raalte/Deventer (N348); • On the N348 (Deventerweg) after approx. 3 km drive into the next parking lot (indicated by blue P sign); • Cross the N348 halfway through this parking lot, please note: dangerous intersection; • After the crossing, turn right onto the parallel road (follow signs “Bungalowpark ’t Giethmenseveld); • After approx. 1.5 km turn left Hogeveldsweg (ónverhard – in summer: dust nuisance so max. 30 km/h); • After approx. 1 km, turn left into the bungalow park and follow the signs to cottage no. 183. Directions, from Deventer: • From Deventer, follow the provincial road N766 / N348 towards Raalte, Ommen. • Past Lemelerveld is called the N348 "Deventerweg"; • After Lemelerveld, about 6.5 km from Raalte, enter a parking space (Blue P) (with cell tower), to be able to get up the B road; • In the parking lot turn right onto the B road (back in the direction of Lemelerveld); • After about 2 km, turn left onto Hogeveldsweg (dirt road) (speed limit 30 km/h); • After approx. 1 km. turn left into the bungalow park; • Follow the signs to cottage 183.
