This quaint, quiet little gem is nestled on the border of Bridgewater and Dayton, making it the perfect location for a trip into town (Bridgewater College, JMU, EMU) or to explore the beauty of the mountains. Watch the sun rise over the mountains on the front porch in the rocking chairs with coffee in hand. Retreat from the day to your simple farmhouse and enjoy the same amazing views while dinner is on the grill. Don't overpack - enjoy the stocked kitchen and bathroom to simplify your stay. The space Inside the farmhouse - Main Level: The keyless entry will take you directly into the mudroom where you can hang your coats and slip off your shoes. The kitchen is stocked with silverware, bowls, plates, glassware, pots/pans, measuring cups, coffee, tea, bottled water, flour, sugar, herbs/spices, grilling utensils, and any other things you may need for basic cooking. There is no dishwasher, but a drying mat can be set out on the counter. The living room has card games and board games for guests to enjoy. The smart TV is equipped with Roku and YouTube TV. There is a dedicated office space on the main level with Wi-Fi throughout the house using a T-Mobile connection. If cell service is down in the area, the internet may potentially be down as well, though this rarely happens. The main level bedroom has a queen bed, dresser, two nightstands, extra pillows and blankets, and a luggage rack in the closet. All bedrooms have blackout shades that can be pulled down at night. There is one bathroom with shampoo, conditioner, and body wash provided. Bath towels, hand towels, and wash cloths are available in the linen closet right next to the bathroom. Washer and dryer (older, but functional!) with detergent are on the main level. Second Floor: There are two bedrooms upstairs - one with a queen bed and the other with two twins. The queen bedroom has a dresser, sitting area, luggage rack, and nightstand. The twin room has a shared nightstand, luggage rack, extra blankets and pillows. Beds: All pillows and mattresses were purchased brand new in October 2023. All pillows have new zippered pillow protectors and all mattresses have new mattress protectors. The second story does not have HVAC, but space heaters are provided in each bedroom and there are extra blankets available in the closets. We have found the upstairs temperature to be comfortable when the heat is on in the main level. Outside on the homestead - Start your day watching the sunrise on the front porch in the rocking chairs or porch swing with coffee in hand. Enjoy beautiful mountain views while grilling dinner right off the front porch and the firepit as the sun goes down. Please no smoking or vaping on the property. We respectfully ask that you agree to quiet hours starting at 11pm. If you are planning to party on your visit to Bridgwater, this house may not be the best listing for you - we would like to keep the home peaceful for those in close proximity. Because of other animals on the property and close by, we ask that no pets are on the property. Guest access You will have access to the main level and second floor of the home. Another tenant lives in the basement level of the house most days out of the month. When she is home we ask that her space is respected and that volume inside and outside the house is at a reasonable level. You are welcome to use the front yard, front porch, side yard, large garden (where the firepit is) and the front of the barn (where the pigs are). We ask that you refrain from going on the back porch (from the kitchen) or back yard, as this is the other tenant's entry access. There is parking in the side yard next to the entrance of the house - please leave the main driveway open for the other tenant to drive through. Other things to note Appliances in the home are older but are in good working order. This home is located 6 miles from JMU, 2 miles from Bridgewater College, and 7 miles from Eastern Mennonite University. In addition, Dynamic Aviation is within 2.5 miles. Massanutten Resort and several local breweries and vineyards are also located nearby. Other local attractions/activities include national forests and parks, hiking, biking, and fly fishing. Highlighting the local music scene is the Red Wing Roots Festival along with numerous other local celebrations throughout the year. There are plenty of places to safely store bikes (inside or outside).
