The space The apartment is on the fifth floor of a historic building WITHOUT an elevator, in one of the crossroads of the beautiful and quiet Via Ravecca, a medieval pedestrian area, full of typical Genoese clubs and restaurants. The entrance opens onto the living area, which includes an extendable dining table and a comfortable double sofa bed, facing a wall with an HD Smart TV (Netflix, YouTube, etc.). From the living area you can access the bathroom, the single bedroom and the kitchen that leads to the second double bedroom. The rooms are composed as follows: - The bathroom has a shower, sink and full bathroom fixtures. - The single room includes a single bed, a two-door wardrobe and a full-length mirror. - The pass-through kitchen is equipped with a microwave, Nespresso coffee machine, refrigerator, 4-burner stove, hood, and sink. From the kitchen you can access the double bedroom, characterized by a double bed and a three-door wardrobe with a mirror placed in the central door. The room also has a French window that gives access to a small balcony. Thanks to the 5 beds, this splendid apartment is ideal for any type of traveler. During your stay, you will be provided with a set of 3 towels per person of various sizes, as well as sheets, blankets, duvet, and everything you need to make your stay perfect. Guests will also have free Wi-Fi. The building is located in the heart of the alleys, also called carruggi, and its central location will allow you to visit the magnificent attractions of Genoa on foot, without the need to use private vehicles. The building is located very close to Piazza Raffaele De Ferrari, Palazzo Ducale, Palazzo del Principe, the Strade Nuove and the system of the Palazzi dei Rolli (both UNESCO heritage), Palazzo San Giorgio and the Cathedral of San Lorenzo. The area is also well equipped with all services, such as typical Genoese bars and restaurants, as well as shops and stores characteristic of the carruggi. It is also important to highlight the proximity to universities: the faculty of architecture and design is just 100 meters away. Check-in will be done online and we will ask you to complete it before your arrival. During this procedure, you will need to upload your identity documents through a platform authorized to collect data and sign a lease agreement with OTP, which is mandatory under Italian law. We specify below the terms of the lease: Art. 1- Identification of the property covered by the contract 1. The lessor leases to the lessee, who accepts in this capacity, the fully furnished real estate unit. 2. Cadastral details identifying the real estate unit. Art. 2 - Duration of the lease 1. The contract is stipulated for a maximum duration of 30 (thirty) days. 2. The property must be used exclusively for tourist purposes. 3. The tenant may NOT sublet or loan, in whole or in part, the real estate unit, under penalty of termination of the contract. 4. In the event of early return of the keys with respect to the expiry date of the lease, the difference in rent will NOT be returned Art. 3 - Rent and ancillary charges 1. The rent is agreed in euros ##Price##. 2. The costs related to the provision of services, such as: electricity; water; gas and condominium expenses, are borne by the lessor. Article 4 - Condition of the premises 1. The lessor undertakes to allow the lessee to fully enjoy the property being leased, guaranteeing the full enjoyment of the same of the administrative and legal requirements. 2. The lessee declares to take possession of the property unit for all purposes upon collection of the keys, becoming the custodian of the property from that moment on. 3. The lessee undertakes, pursuant to Article 1590 of the Italian Civil Code, to return the leased property unit in the same condition in which it was received, as shown in the photos viewed by the lessee in the advertisement, under penalty of compensation for damages. Article 5 - Responsibility of the lessee 1. The lessee expressly exempts the lessor from any liability for direct or indirect damages that may arise from the fact of his family members, or from all the persons he has temporarily admitted to the real estate unit, as well as for blameless interruptions of services. 2. The lessee will be directly liable to the lessor and third parties for damages caused by his/her fault from water spills, gas leaks, etc. and from any other abuse or neglect in the use of the leased property. 3. It is forbidden to keep dangerous animals in such a way as to cause an impediment to third parties. 4. The lessee undertakes to comply with the rules of the building regulations where existing, in which case he/she acknowledges receipt of the delivery of the same with the signing of this contract, as well as undertakes to observe the resolutions of the condominium assembly and in any case the rules of good neighborliness. 5. In any case, the tenant is prohibited from performing acts, and behaving in a way that may cause harassment to the other inhabitants of the building. 6. The lessee undertakes not to cause damage of any kind to the property and its contents, including all appliances, under penalty of compensation for damage. 7. In any case, the tenant is prohibited from recording videos inside the property, under penalty of compensation for damages. Art. 6 - Privacy Pursuant to the provisions of Regulation (EU) 2016/679 on the protection of privacy, the parties mutually acknowledge that the personal data, compulsorily provided for the stipulation of this contract, are subject to computer and/or manual processing and may be used for the fulfillment of contractual obligations, the administrative management of the rental relationship, relations with public administrations and the judicial authority and for legal obligations relating to civil, tax and accounting regulations. Art. 7 - Dispute resolution clause All disputes arising from this contract or related to it, which may arise between the parties, excluding those that involve the initiation of proceedings for license validation or eviction, will be referred to the mediation procedure governed by the regulations of the Genoa Chamber of Commerce, registered in the Register of Mediation Bodies kept by the Ministry of Justice. In the proceedings initiated, the parties may, at their choice, be assisted, if necessary, by the respective tenants' union organization and building owners' association. Article 8 - Reference to legal provisions For anything not expressly provided for in this agreement, the parties expressly refer to the laws governing the rental matter. Pursuant to Articles 1341 and 1342 of the Italian Civil Code, the parties declare that they specifically approve the clauses contained in the following points: 4) Condition of the premises; 5) Responsibility of the lessee; 7) Dispute resolution clause. Other things to note As indicated in the "Guest Safety" section, we would like to point out that noise may be heard during the stay due to work in progress in the building behind. There is, in fact, scaffolding in the courtyard of the building where the property is located, on the side of the double bedroom, visible from the French window. Please note that noise may be heard between 8:30 a.m. and 12:30 p.m. and between 1:30 p.m. and 4:30 p.m., with possible variations. Near the apartment you will find street parking with blue stripes at a cost of €1.30 per hour and/or fraction, free from 8:00 p.m. to 8:00 a.m. In Piazza Dante (100m) there is completely free white-striped parking.
