This unique property sits on 4 acres and includes 2 beautiful homes less than 50 feet apart, offering the perfect balance of togetherness and privacy: • The Farm Manor: A charming, updated 4 bedroom/1 bathroom farmhouse that sleeps 11 • The Barn Manor: A beautifully renovated open concept/1 bathroom barn that sleeps 8. • Camp SkyTent: A secluded campground hidden in the woods, about a 4-5 minute walk from the buildings, featuring 2 Tensile tree tents with firepits. Each tent can sleep 2-3 people, making it ideal for adventurers or families. Want the kids to explore the woods while the adults relax by the fire? This is the perfect spot! Hosting a family reunion or a getaway for up to 16 people? Everyone will have plenty of space to spread out and enjoy. Guest access Guests will have exclusive access to the entire 5-acre property during their stay, including: • The Farm Manor (sleeps 10): A fully updated farmhouse with a well-equipped kitchen, cozy living spaces, and one bathroom. • The Barn Manor (sleeps 8): A beautifully renovated barn offering stylish accommodations. • Camp SkyTent (summer only): A secluded campground hidden in the woods, about a 4 minute walk from the main buildings, featuring 2 Tensile tree tents and firepits for adventurous camping. Enjoy the space in its entirety — perfect for family gatherings, reunions, or group getaways. The property’s open layout and wooded areas provide privacy while still keeping your group connected Other things to note Gatherings & Visitors Policy We happily allow small, respectful gatherings for registered guests, such as family meals or quiet celebrations. We do not permit large parties, events, or disruptive gatherings. If you plan to invite any additional daytime visitors beyond the guests listed on your reservation, please let us know in advance so we can confirm approval and ensure occupancy limits are respected. Quiet hours are strictly observed, and we ask all guests to be mindful of our neighbors and the peaceful nature of the property. Guest Count & Additional Guest Fee: For each guest beyond 13, there is an additional fee of $50 per person, which covers added septic use, utilities, parking coordination, cleaning, and overall property impact. Please provide an accurate total guest count (daytime + overnight) at the time of booking so we can adjust the reservation accordingly. Only the guests listed in the reservation are permitted on the property. Parking Please provide the number of cars during booking so we can ensure proper parking across Farm Manor and Barn Manor. Quiet Hours (Town of Ulysses Ordinance) Quiet hours are 10 PM–7 AM and must be strictly followed. ----------------------- Tailor your stay with us! While this listing covers everything, please explore your additional options listed below for a personalized experience. *Farm Manor *Barn Manor *Camp SkyTent ----------------------- Amenity/Cleaning Policy: To ensure a comfortable and well-maintained environment for the duration of your stay, we have implemented the following policies regarding cleaning and amenities: Amenities: * Guests will receive a basic amenity package, including toilet paper, paper towels, shampoo/conditioner, dish and hand soap, cooking basics, coffee, and tea. * The guest is responsible for purchasing additional supplies when they run out. ----------------------- Pet Policy (including service animals) We are required to accept service animals, we only accept pets in the Farm Manor. Only dogs. No cats or other animals. Pet fee: $150 per pet (per booking) Clean-Up Responsibility: * Owners must promptly clean up after their pets, including properly disposing of waste. Grooming Standards: * Owners are responsible for keeping their pets well-groomed, including maintaining short nails to prevent floor damage - we have newly refinished wood floors that scratch easily. * Owners must regularly clean up pet hair within the property to maintain cleanliness and hygiene. Furniture Restrictions: * Pets are not allowed on the furniture to prevent potential damage. * Owners are encouraged to provide a designated area for their pets, including a pet bed. Off-Leash Privileges: * Pets may be off-leash if deemed safe and well-trained * Please be advised that there is a busy road nearby. We want to emphasize that the hosts cannot accept responsibility for any incidents involving your pet's safety on the road.
