The space Self-Catered Inclusions: -Chef Services (no food except for breakfast) -Housekeeping Services *Filtered water is available all day *Our chef is also a mixologist and our staff is happy to serve drinks poolside or at the swim up bar. Additional services can be arranged with our remote concierge service, including Airport Transfers, On-Site Spa Services, Excursions, Babysitting Paint & Sip, Online Grocery Shopping, and more. There is no charge for us to assist with making your arrangements and costs for the activities are paid directly to the vendors in cash. In Each Unit: There are 3 bedrooms upstairs. There is one master bedroom with an en suite full bathroom and great sea views. The other two bedrooms have mountain views and share a full bathroom. There is also a 1/2 bathroom on the first floor. The second bedroom in each unit has either 2 full/queens or 2 twin beds, depending on the side rented. The final bedroom has 1 full/queen bed. The outdoor area facing the sea includes a hot tub, swim up bar, and infinity pool. There are also balconies with glass railings off of the master bedrooms and a wrap around patio/balcony space off of the living room areas. Guest access There is a security gate & guard at the entrance to the neighborhood. The Guard will check your ID and grant access to the neighborhood. Our House Assistant will provide initial access to the villa(s) and hand over keys. You will be able to enjoy the entire villa. Other things to note If booking for more than 6 guests, Airbnb will automatically generate the correct price and one additional room per 2 additional guests in the second unit of Villa McKenzie. Unused bedrooms will be locked off. Please don't hesitate to check in with us if your group dynamics are such that each person needs their own bedroom. Villa McKenzie is strictly non-smoking. Smoking is permitted by the sea, away from the house. 2. Guests are not permitted to invite visitors onto the property. (Any violation of this policy will result in an immediate cancellation of your stay.) 3. No independent parties or excessive alcohol consumption on the property. Hosting events or parties (with or without extra guests) without prior approval is prohibited. 4. Our chef is available for early or late meals. Therefore, guests are not permitted to use the stove after the staff leaves The microwave, electric kettle and coffee maker are available for use at any time. Please note, please do not force open or shut the microwave, as this can break it. There is a button that will open it and close it. 5. Staff must be allowed to enter for cooking and cleaning purposes. Housekeeping typically enters around 8:30 am but will not enter bedrooms until guest permission is given. Start times may be adjusted upon request. 6. Please ask Housekeeper if you need laundry service. Our machines are to be operated by staff only. 7. Additional bedding: If additional or change of bedding is needed please ask the housekeeper and it will be provided to you. 8. Bottles and glassware are not permitted while in the pool. Please use the plastic stemware & cups instead of glass. 9. Children are not allowed in the pool without active adult supervision. 10. We prefer not to spray harmful insecticides inside the house, so we kindly ask you to refrain from eating in bedrooms. Adults can have drinks anywhere in the house. Please refrain from allowing children to eat or drink outside the living and dining room areas. 11. All inquiries should be made to co/hosts through Airbnb. Any additional request for services must be addressed through Airbnb while at the property. 12. For photo/video shoots, please request pricing. 13. Specifics About Air Conditioning: * When not inside the property, we require that the air conditioner be turned off. While we provide you with keys to lock individual bedrooms, we require guests to turn off AC when not staying in their rooms (ie: spending time in the pool or on excursions). * If rooms are kept locked and housekeeping is unable to turn off AC on your behalf, and AC is left on, we will have to charge $100/day. * When AC is in use, be sure to close all windows and doors. Thank you for your attention to the rules around AC. Like on most islands, AC is extremely expensive and we prefer not to require an extra charge unless usage goes beyond our simple rules. 14. Villa McKenzie can accommodate up to 12 guests, not including infants under 2. 15. For pricing, you must enter accurately the number of guests (not to exceed 12), and the correct pricing will be generated through Airbnb. We reserve the right to send a request for payment or deny accommodation all together should your actual guest count upon arrival exceed the count you entered on Airbnb. Guest names will be required prior to arrival so they can be provided to the Security Guard. 16. Hot Water: Please note, hot water is provided by a solar system, which means that during the day hot water is readily available due to the sun. After dark, hot water is it will take longer for the Rules On Noise: Our properties are located in a residential area and our Home Owners Association requests that that music be turned off/down by 11pm on weeknights and by midnight on weekends so it can’t be heard by neighbors (who do call us if noise is too loud). Additionally, please be aware that Jamaica has the Noise Abatement Act, provides that noise on private premises such as music, musical instruments or otherwise, which is audible within 100 meters of the source of that sound is not allowed under this Act. Punishment starts with a fine and could also go to imprisonment. ***Any violation of the house rules will result in an immediate cancellation of your stay. ***Any damage to property will result in an immediate cancellation of your stay and full security deposit.
