A full bath within the room adds convenience, making it an all-inclusive retreat. Upstairs Rec Room: The Ultimate Multi-Functional Space The upstairs recreation room is a marvel of versatility, blending sleep and entertainment into one dynamic space. One end of this large room is dedicated to a cozy lounging area with a 65” Smart TV, perfect for movie nights or simply chilling out. The other end is a slumber zone, featuring a toddler bed, a built-in twin bed tucked away under a charming loft, and a queen size bed, making it an ideal space for both adults and children. Guest access Guest will have access to the entire house with the exception of owner’s closets. Guest will have access to the use of the garage, but please note the owners do use this space to house “garage type” items. There is an extra refrigerator, cooler, and an air compressor that guest are welcome to also use. Occasionally, we may need to access the dock to use our boat, but will always notify you and would only need access to the walkway down to the dock. Other things to note Other Things to Note - Security: Your safety is ensured with a Ring doorbell camera installed at the front door. - House Rules: To maintain a comfortable environment for everyone, smoking and pets are strictly prohibited on the premises. - Lake Information: The water level in Tim’s Ford Lake varies throughout the year due to dam operations, typically lowering in October and rising in April. While our private dock is subject to these changes, beautiful lake views and pier fishing are always available. For current water levels, please visit the Tennessee Valley Authority’s website. - Boating Facilities: Conveniently access the nearest boat launch at the Bass Club, a few minutes away. For additional boating options, Twin Creeks Marina offers boat and kayak rentals about 10 minutes from the property. Alternatively, GoLakeHop. com provides a variety of boating services, including captained boats, similar to an Uber experience on water. - Local Amenities: Located within city limits, our property has easy access to food delivery services. For grocery needs, Walmart and Kroger are just 6-7 minutes away, with delivery options available for Walmart+ members. - Neighborhood Setting: Our home is situated in a peaceful, residential neighborhood ideal for relaxation and quiet retreats. Please note that it is not suitable for hosting parties or loud gatherings. - Guest Requirements: We kindly ask that the booking guests be at least 25 years old. The property accommodates a maximum of 16 guests to ensure a quality experience for all. - Wildlife and Maintenance: Located among large trees and nature, our property is home to diverse wildlife, including deer, owls, and occasionally snakes. We perform regular pest control; however, you may encounter natural occurrences such as spider webs or wasp nests. The grounds are maintained weekly, and an irrigation system operates nightly to keep the landscape lush and inviting.
