Enjoy an unforgettable stay in our 100-plus-year-old cottage. This was lovingly renovated by ourselves and transformed into a small gem through a mix of tradition and modernity, a place to slow down and feel good. The space Our over 100-year-old cottage was lovingly renovated by my dad, who died in 2021, with the aim of preserving as much of the old substance, floorboards and ceiling beams as possible and thus reviving the charm of earlier times. He then used it as a weekend house for many years. After his death, the house stood empty for more than 2 years and was "revised" by me this summer with a lot of attention to detail and the influence of modern elements and color. My goal was to create a place that combines the old with the new while radiating coziness and comfort. The two wood-burning stoves naturally perfectly support this flair. I hope that I have succeeded in this in our little gem and look forward to giving people from all over the world the opportunity to spend a few days here in my beautiful homeland. If you live in our house, there are "rough edges", i.e. it is best to bring slippers with you, as you may otherwise get cold feet due to the old plank floors. In addition, you should be familiar with heating a stove or have enough confidence in yourself to do this well on the first attempt ;) . Detailed instructions for proper heating are available. There is also a pellet stove that ensures the right temperature and in the bedroom there is an additional infrared heating plate that can be activated if necessary. Attention: As you can see on the floor plan, you have to go through the first bedroom to get into the second! Unfortunately, that was the room layout in the past! Guest access The entire accommodation is at your disposal. This includes a small fine garden with a covered porch that invites you to marvel at the starry sky on warm summer evenings. In the winter, an electronic ski boot dryer is available in the accommodation (for 2 pairs of ski boots). However, the fastest way to dry them is certainly to place the ski boots in front of the wood-burning stove (of course with sufficient distance). Other things to note The location of the 11er Häusl: The ski bus stop is about 20 m from the house. The nearest ski resort Flachau - Wagrain - St. Johann can be reached by car in less than 5 minutes (about 2 km). In addition, there are countless large ski resorts in the immediate vicinity (Flachauwinkl - Zauchensee, Obertauern, Reiteralm...). The cross-country ski trail is located opposite the 11er Haus. Just cross the street, strap on your skis and off you go! At the Hochbifang and the Sattelbauer there are illuminated toboggan runs (just google). In Flachau you can celebrate wonderfully and go to Aprés Ski. The steam boiler is only about 20 minutes' walk away (or less than 5 minutes by car). About 50 m away is the restaurant "Ema Stoa," which offers breakfast, snacks and drinks daily, and also sells pastries from Monday to Sunday. The Therme Amade is only about 5 minutes away by car and invites you to enjoy swimming for all ages. Countless local suppliers are about 5 minutes away (by car). In summer you can swim for free at Lake Reiteck. There is also a playground. It takes about 10 minutes to walk from the 11er.
