The house boasts a spacious living room with an 85" smart TV, surround sound, and a large leather sectional couch. The dining area features a solid wood table seating 8. All 4 bedrooms are generously equipped with MEMORY FOAM MATTRESSES! The 2.5 bathrooms include a master with a rain showerhead. A separate sitting area near the kitchen offers a perfect spot for your morning coffee, and the sofa has a pullout queen-size memory foam mattress. Step outdoors into our palm tree paradise! Tailor-made for family or group getaways, our property is designed for memory-making. Dine al fresco using the propane BBQ grill and outdoor poolside table with seating for 10. While it’s rare that we must enforce these rules or apply penalties they are in place to help us maintain a high-quality experience for guests, operate this listing responsibly, and ensure a peaceful environment for the neighbors. They’re designed to attract respectful guests who value a clean, comfortable space — and to deter behavior that could negatively impact the home or community. Security Monitoring The home is protected by three security cameras: one above the front door, one over the backyard, and one above the entryway floodlight. We also use a Minut noise-monitoring device that detects elevated noise levels and crowd activity. It does not record audio but is in place to help prevent unauthorized gatherings and ensure a peaceful environment for everyone. Fine: $250 for tampering with or disabling any security equipment. Quiet Hours Please be respectful of our neighbors during this time. Quiet hours are from 10PM to 9AM (subject to change per local ordinance). Occupancy Limit Our home accommodates up to 10 registered guests—all ages (including children) count toward that limit . Hosting more than the number of guests on the booking is a violation of house rules and local ordinance. Fine: (Nightly rate ÷ number of booked guests) × number of unauthorized guests × number of nights stayed. Example: If 10 guests are booked at $500 per night, but 14 guests stayed for 2 nights → ($500 ÷ 10) × 4 unauthorized guests × 2 nights = $400 fine No Party Policy We have a zero-tolerance policy for parties. Unauthorized events that are loud, disruptive, or exceed the guest count or quiet hours policy are not allowed under any circumstance. Violations may result in early cancellation of your stay with no refund. Fine: $500 for unauthorized events or any police involvement. Special Events – Require Approval We welcome small, respectful gatherings such as birthdays, intimate weddings, or family celebrations — but they must be approved in advance. Please contact the host with details including the nature of the event, number of attendees, and timing. Note: Overnight guests must remain within the number stated in your original booking. No Pets Allowed We adore animals, but unfortunately, we can’t allow pets in our space to ensure we are able to provide a comfortable experience for all guests. Fine: $500, plus any additional cleaning or repair costs. Service Animals This is a no-pets home, but we are happy to welcome service animals that assist guests with a disability. Please notify us in advance of your stay if you will be bringing a service animal for your stay. Service animals must be well-behaved and under control at all times. You must accompany the animal and not leave it unattended in the home. We reserve the right to ask the service animal to leave only if it is out of control or not housebroken. No Smoking This is a 100% smoke-free residence. Smoking of any kind (including cigarettes, cigars, vapes, or marijuana) inside the property is strictly prohibited. Fine: $1,000 minimum, plus the cost of deep cleaning, deodorizing, and any damage repair needed to restore the home to its original condition. Parking We provide space for up to 6 vehicles in the driveway. Please avoid using street parking whenever possible. If you must park on the street, be mindful not to block driveways, mailboxes, or sidewalks, and avoid parking on both sides of the street, as it can restrict traffic flow and emergency access. Parking on the grass or in front of neighboring homes is not allowed. No Food & Drinks in Bedrooms To maintain cleanliness and comfort for all guests, we ask that food and drinks be kept out of the bedrooms. Water is allowed. Pool Equipment Do not tamper with the pool equipment. Unauthorized adjustments can damage the system. Fine: $500 plus any damage repair or maintenance needed to restore normal functions. Excessive Cleaning Please leave the home in a reasonably tidy condition. Excessive mess such as trash buildup, spills, pet hair, confetti, or other unusual cleaning conditions may result in additional charges. Fine: $150 minimum, based on the condition of the property at checkout. Damage & Missing Items Guests are responsible for any damage to the home or its contents, as well as any missing items identified after checkout. Fine: Cost of repair or replacement as assessed by the host. Late Checkout Without Approval Late checkouts without prior approval can interfere with cleaning and incoming guests. Fine: $100 minimum, or the cost of any disruption to following reservations or cleaning schedule. Violation of House Rules Any violation of the house rules, whether explicitly stated here or reasonably expected, may result in additional charges, cancellation of your stay without refund, and a report to Airbnb. Fees will be assessed based on the severity of the violation. Chargebacks & Disputes In the event of a chargeback or dispute, the host reserves the right to provide supporting evidence (such as photos, videos, noise alerts, occupancy data, or cleaner reports) to Airbnb. Insurance & Compliance This home is covered by short-term rental insurance and complies with all local ordinances. House rules are in place to protect the property, the community, and your safety.
