Our house is an old farmhouse of about 160 m2 located in the heart of the Brionnais country (southern Burgundy) that we have just had renovated, with all modern comforts. Located in the countryside, without being isolated, it will appeal to lovers of calm and greenery. The brightness, the noble materials, the sober decoration, the large heated pool and the surrounding landscape give the place a real character. The space Our house, with an area of approximately 160 m2, includes on the ground floor: - a large entrance (28 m2) with library and sofa; - a laundry room and a separate toilet; - a beautiful living space (58 m2 and 3.5 m high ceiling) comprising living room, dining room and fitted kitchen; this main room is open through 2 large bay windows, one overlooking an inner courtyard facing east, the other overlooking a small wooden terrace facing west from where you can admire beautiful sunsets. - a bedroom (20.5 m2) with a double bed: 180 x 200 and an en-suite bathroom with toilet. Upstairs: - 1 bathroom; - 1 large bedroom with 1 double bed (180 x 200) - 1 large bedroom with 1 double bed (160 x 200) - 1 small bedroom with 1 single bed (90 x 200) - 1 office - 1 separate toilet The thickness of the old walls guarantees an appreciable coolness in summer, and the wood-burning stove a gentle warmth during the cool evenings of spring and autumn. Linens and towels are provided. Bath towels for the pool are to be brought. The farm is located on a plot of 3500 m2 with no neighbors and offering different spaces: East courtyard surrounded by walls, West terrace equipped with an outdoor table, a plancha corner and a barbecue dug into the ground, large wooden terrace facing south around the pool, vast meadow of 3000 m2 embellished with a pond, without any neighbors. The private swimming pool, built in 2023, measures 3.5 m x 11 m; it is equipped with an electric roller shutter ensuring optimal safety, and can be heated according to the period and the ambient temperature (generally from June until the end of September). Sunbathing on the wooden terrace allows total relaxation facing the countryside. The house is equipped with Wi-Fi (high-speed fiber); on the TV you have access to Canal+. For book lovers, a large library is at your disposal. The house is located 2.3 km from the center of the village of St Christophe-en-Brionnais (renowned for its cattle fair), where there is a butcher shop, a supermarket, two restaurants, a pharmacy and an ATM. La Clayette and Chauffailles are 10 km away, and Paray-le-Monial is 21 km away. The surroundings are rich in discoveries: Paray-le-Monial, the Digoin Canal Bridge and its banks of the Loire, the Château de La Clayette, the villages of Brionais and the circuit of Romanesque churches. Less than an hour's drive: Cluny, Moulins, Chalons-sur-Saône, Mâcon, etc. The capital of Gaul, Lyon, is 1.5 hours away. Small restaurants and beautiful gourmet tables abound nearby. For the youngest, and not so young, the beautiful Pal animal and amusement park is 1 hour drive away (75 km). Nearby sports and recreation: hiking and cycling from the house, horseback riding, donkey rides, cinema 10 km away, etc. We provide 2 adult bikes. Guest access The house is located in a small hamlet 2.5 km from the center of St Christophe en Brionnais and 3 km from the village of Vauban. A car is therefore necessary.
