Designed for a perfect break, this stunning independent and private studio apartment, located in the grounds of the main house, has a very comfortable Hypnos SUPER KING SIZE BED (or 2 twin beds) using high quality hypoallergenic bedding, a small KITCHENETTE (kettle, cafetiere, m/wave, small fridge with icebox, toaster and small sink, but NO HOB, OVEN OR FREEZER), walk-in shower on the ground floor, iron and ironing board, smart TV and Freeview, games, books, maps & puzzles, fast OPTICAL FIBRE WiFi, Bluetooth speaker, quiet AIRCON/heating system. YOGA mat available too. For stays of 5 days or longer, we are happy to offer the use of our washing machine and tumble drier at home as well as a weekly change of bedding and towels. OFF ROAD PRIVATE PARKIING for up to 2 cars located right by the front door of the place and alongside an EV charger (available free for our guests between midnight and 7am), within the large drive of the main house. |t is located only 30-40 mins by train from London, 1 hour from Heathrow and 40 mins from Gatwick airport (traffic permitting) and 10 mins walk from Otford station & village The BASICS FOR A SIMPLE BREAKFAST are provided, such as orange juice, cereals, milk, bread, a selection of teas, ground and instant coffee, fresh fruit, yoghurts, butter, jam, honey, etc. at no extra charge. There is also no additional charge for cleaning, so this property offers great value for a wonderful short break. You can relax or celebrate a SPECIAL OCCASION in style at “The Garden Room” in Otford with lower prices for stays longer than 2 nights. In the apartment I have drawn up various maps for short and long walks which you can take with you and there is handy boot rack, scraper and a hosepipe available to clean them on your return. RUNNERS: one of the most challenging PARK RUNS in the UK is only 3.4 miles (5.5 Kms) away at Lullingstone Country Park taking place every Saturday morning at 9 am. Do you like VISITING HISTORIC PLACES? Use the Garden Room as a base to visit fascinating National Trust and English Heritage properties amongst many others, such as Knole House, Ightham Mote, Chartwell, Hever Castle, Chiddingston, Scotney Castle, Sissinghurst (45 mins), Emmets Garden, Quebec House, Penshurst Place, Downe House, Lullingston Castle and the World Gardens, Eynsford Roman Villa, and not to mention 2 award winning vineyards: The Mount Vineyard in Shoreham and Squerreys Winery in Westerham. SPA DAYS: If you feel like extra pampering, there are 3 SPAs nearby: Reynolds Retreat in Borough Green, The Brands Hatch Hotel and, a little further afield, the Spa Hotel in Tunbridge Wells, after which a visit to the beautiful Pantiles followed by dinner is a must! SECURE SPACE FOR BICYCLES can be provided on request. There are great cycle rides all around and The Garden Room offers an excellent stop for cyclists wishing to explore the area. BABIES under 6 months (not crawling yet) are very welcome! Travel cot, baby bath and nappy bin available at no extra charge. Minimum 2 nights' stay and 2 days notice required please. They all have different open days and prices, so please check their respective webpages beforehand to plan your visits avoid disappointments! Sorry, but NO PETS allowed. Whilst I love them, the Garden Room is not suitable for them. Guest access Access to the Garden Room is through the main drive of the main house. Private off road parking space is available for guests. The Garden Room is completely private and totally independent from the main house and accessed through a dedicated door and located on 1st floor level accessed by a staircase. The shower room is located in the same building on the ground floor. Entrance door key is available from Diana who will briefly meet you and greet you on arrival and thereafter a keylock is available if needed. Please note there are no village taxis so if you are planning to arrive by train, please check with us before booking as we may be able to pick you up and help with local transport in general or give you contact details of local taxi companies in case you come with large or heavy luggage. Otherwise the place is a 10 minute walk from the station. We welcome parents with small babies, but unfortunately the property would not be suitable for babies over 6 months old or who are crawling already. Other things to note Entrance lobby has ample space for boots, shoes, suitcases, pushchairs and coats. A boot scraper and a handy hosepipe to wash off muddy boots are available too. We are on a village road so please expect to hear some traffic noise. We have insulated the building incredibly well so it’s pretty quiet inside. Walking to the village requires either 2 minutes of walking on the road before you can join a pavement to get there in 12-15 mins or a few seconds walk on the road to join country footpath and bridleway and get to the village in 10 mins passing 2 stiles. For visits of more than 3 nights, a washing machine and tumble drier is available for use at the main house by prior arrangement.
