Firepit, outdoor shower, waterfront porch with rocking chairs, Frontload LG w/d, kayak, canoe, grill, picnic table, porch swing, Tesla Universal charger, wheelchair friendly, Walk-in shower. We *just* custom-built this waterfront, Treetops Hideaway studio for our parents when we retire. 640 SF with 4 poster king bed, original art, and granite kitchenette has private, waterfront porch w/ swing & rocking chairs, access to firepit, outdoor shower, canoe, kayak, grill, picnic table, and much more. The space This guesthouse was thoughtfully built with love in 2023. It was designed by Arkansas' best residential architect Scott Smith and styled in part by Master Chef finalist and influencer, Jennifer Maune. This studio is almost completely equipped with estate furniture and original art. It is a wheelchair friendly studio that is one, single open room with a kitchenette and separate bathroom. ENTRY: There is a wheelchair ramp to the front door and upon entrance the unit is step-free, including to the waterfront porch. BATHROOM: Also wheelchair friendly, your bathroom is clean, large and fully tiled with a step free walk-in shower with both handheld and overhead shower types. The toilet is wheelchair friendly with hand bars in all relevant areas. MAIN: The bedroom / living area consists of estate furniture with a four-poster king bed, loveseat and recliner. There is a 55 inch Roku TV. The loveseat can be altered to a pullout twin sized bed. (This pullout bed should probably be reserved for a child because it's not the most comfortable.) You will have access to a large fan for noise and air movement. You get to enjoy the separate kitchenette with bar/work space with plenty of electric plugs. The kitchenette includes coffee (keurig and drip) and tea (kettle, pot, tea), utensils, plates, etc. You have a microwave that also is an air fryer, a hot plate, and a refrigerator with freezer. (The ice cubes made in this freezer are the most refreshing spring water cubes - remember - Hot Springs has the best tap water in the world.) In unit, you will use the full-sized front loading, disability friendly LG brand washer and dryer. From your studio, you can venture onto your private porch overlooking serene Lake Catherine. There is very little light at night and the natural noise level is that of a fox or deer. Your porch has two rocking chairs and a handmade porch swing. You are welcome to the waterfront area, where you will share with the cottage/ main house the following: canoe, kayak (lifejackets not provided), outdoor shower, grill, handmade picnic table, fire pit, lake level porch swings, Tesla Universal charger, and handmade adirondacks. Also included: pack and play, iron, ironing board, steamer for clothes, umbrellas, hair dryer, yoga mat. There is a generator for emergencies and wifi (sometimes it buffers a bit- we are working on that). There are security cameras set up outdoor to face the road only. Guest access We built this home for our retirement. We have not yet retired; you're staying here instead of us (and we are jealous.) This unit is the guesthouse -it's romantic and quiet with a four-poster bed in the trees and on the water. There are no windows that face the cottage/main house. We built this guesthouse studio wanting to spoil our special needs visitors. The main house (the bigger one) can be rented separately - it is called "Treetops Cottage on the Water". Your Treetops Guesthouse on the Water has private entrance (with ramp) and private waterfront porch with rocking chairs. There are no steps required even to the porch, all doors are greater than 32 inches, and space for wheelchair movement was considered. Your guesthouse shares the waterfront access and the amenities thereon. These shared amenities include: Tesla Universal charger, grill, picnic table, canoe, kayak, handmade adirondacks, outdoor shower, lake level porch swings, firepit. Other things to note Treetops Guesthouse on the Water is in gorgeous and natural Hot Springs, Arkansas on calm and serene Lake Catherine. The Hot Springs natural mineral tap water is the best in the world - you will love your walk-in shower. It is best to utilize automobile to arrive, and times below are noted in drive times. This guesthouse is 0 minutes to Lake Catherine; 4 minutes to Hot Springs National Park; 13 minutes to Oaklawn Racing and Casino; 15 minutes to Garvan Woodland Gardens; 13 minutes to Magic Springs water park; 15 minutes to famous Bathhouse Row (including world renowned Buckstaff Bathhouse); 15 minutes to Lake Hamilton; and 50 minutes to Little Rock / Clinton Airport. If you want to know drive times specifically, look up "Mr. Whisker's Restaurant" in Hot Springs (it is very close by. ) Honestly, there are three things you may not like about this stay: (1) there are two units on this property, (2) like most waterfront Hot Springs properties, you must drive through a blue-collar neighborhood to arrive. (Don't let it fool you - my mother in law lives two doors down - leaves all her valuables outside - and they've never been touched.) (3) The water is lower between mid-October and mid-March. Most pictures show the lower water level. We occasionally work in the yard (mowing, cleaning brush, etc.) for general upkeep of the property. Thanks for your understanding if we, or a maintenance person, pop by the yard while you are there.
