Sip your morning coffee on the private balcony as 5th Avenue stirs to life below, then head up to the rooftop infinity pool to take in sweeping ocean views before the day really begins. Whether you're here for the cenotes, the beach clubs, or simply the rhythm of the Mexican Caribbean, this is a comfortable, well-appointed base for all of it. The studio The space is thoughtfully laid out for a couple or a solo traveler, with a flexible third sleep option if needed. A plush double/full bed anchors the sleeping area, while a single sofa bed doubles as extra seating or a sleep space for a third guest. A wall-mounted 52-inch flatscreen Smart TV and room-darkening shades keep evenings easy, and the private balcony - overlooking 5th Avenue - gives you a quiet spot to work, eat, or just watch the world go by. Kitchen & dining The kitchen is stocked with the essentials: a stainless steel induction stove, refrigerator, freezer, microwave, coffee maker, hot water kettle, blender, toaster, cooking basics, and a full set of dishes, silverware, and wine glasses. A breakfast bar with two stools makes casual mornings easy, and having the option to cook at home is a genuine money-saver here. Bathroom The bathroom is full and modern, featuring a spacious stand-in shower, hair dryer, hot water, and complimentary Almond and Olive Revitalizing shampoo and body soap. Rooftop pool & building amenities Guests have access to the building's outdoor rooftop infinity pool and lounge area - complete with sun loungers, umbrellas, sofa seating, and a bar/wet bar area, all set against incredible ocean views. The building also has an elevator, a free parking garage on premises, exterior security cameras in hallways, the parking area, the pool area, and all common spaces, plus a smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit for peace of mind. Beach & outdoor extras Beach essentials are provided - including beach towels, an umbrella, a beach blanket, and snorkeling gear - so you can head straight to Coco Beach without the fuss. Nearby beach clubs like Mandarino, Martina, Coralina, and Mamitas are great spots to spend a full day in the sun. The neighborhood The condo sits in the SOUL complex at the north end of 5th Avenue, right at the border of the Colosio and Zazil-ha neighborhoods. It's a quieter stretch than downtown, lined with mom-and-pop cafes, up-and-coming local restaurants, and boutique shops. Walmart is a short walk or taxi ride away (2.1 km | 1.3 mi), and nearby Quinta Alégria and the Shops at Calle Corazón add more retail and dining options. For local eats, the neighborhood has some real favorites - Tropical Tacos, Salento, Ojo de Agua, The Pitted Date, Chez Céline, and El Fogón are all worth a visit. Getting around Playa del Carmen is packed with things to do - scuba diving, snorkeling, paddle boarding, boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes, private yacht and fishing tours, golf, and easy day trips to Tulum or Cancun. Everything is within reach from this central location. Guest access The building entrance is accessible by using a keypad. Then, you will access the condo by using a keypad. Full check-in instructions will be provided before your arrival. Other things to note Please be aware that there is an ongoing construction project located approximately 6 or 7 meters away from the building, at the corner of 50th Street North, half a block away. It is presently in the structural phase. This may result in potential noise from drills, hammers, and other equipment. The construction work is scheduled from 7:00 am to 7:00 pm. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that this is beyond our control and we cannot be held responsible for them. Wi-Fi, Smart TV, bed linens, and towels are provided free during your stay. Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked upon arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most. Pets are not allowed at this property. There is no daily cleaning but if you’d like to arrange for the place to be cleaned for an additional charge, just please let us know in advance. Guests will be requested to sign a Rental Agreement upon booking confirmation. A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished. HOUSE RULES - Travelers must be at least 21 years of age or older to book. - No smoking of any kind (tobacco or cannabis) is allowed in the unit. The use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties/events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. - No more guests than those listed in your reservation are allowed. - No tent or other structures may be set up on the ground of the property. - Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their stay. - Renters may be required to provide a government ID on check-in day or during their stay. - Please avoid moving furniture. - Pets are not allowed. - Please avoid hanging towels or clothes on the balcony railings. - Pool and common area regulations and opening/closing hours must be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. Disposable or plastic glasses are allowed. - We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
