The space We prefer to only rent to guests who come to enjoy a vacation in peace, or people we reasonably expect not to cause any disturbance to the neighborhood. We don’t like to host heavy drinking / staying up all night/party guests, because we care about our neighbor's wellbeing very much, so if that is your plan, please find another property, we won’t make a good match. These rules are enforced by City of Hollywood and failure to comply with quiet hours and noise level leads to reservation termination with no refunds. By foot, it's a 5 min walk to the playground, tennis and basketball courts, and a 10 min walk to the grocery, local stores and restaurants. Our house is located approximately 15 min from Ft. Lauderdale airport and 35 min from Miami airport (you will need to check traffic conditions prior to your arrival/departure). We offer 2 cars parking in front of the house in the designated parking area. ***** AMENITIES ***** ✱✱ BILLIARDS ROOM✱✱ Spacious entertainment room with billiards table and bar table and TV is separated from most of the bedrooms so you can enjoy a pool game without disturbing the rest of the family. ✱✱ HEATED FULL SIZED POOL✱✱ Access to the pool is from the kitchen, billiards room and kids room. All doors are equipped with alarms. All guests are responsible to accompany minors at all times in the backyard and pool area. Water guns, mattresses, pool noodles. Pool rules are posted outside and guests must follow them. There is a camera pointed to the pool to prevent prohibited diving/jumping to the pool. Please note that most pool heaters in Florida are running on heat exchangers (like AC) and not on gas. This means if the ambient temperature dips below 53-65, the heaters stop functioning properly. Luckily this happens only about 1-2 weeks out of the year. Heating must be requested at least 48 hr prior to check-in at $50 per day for each day of the stay. Pool is under video (no audio) surveillance (see below in Security description). We offer pool temperature in the range officially recommended for Florida outdoor heated pools and temperature might vary from 78-84F during colder seasons and it can go up higher during hot season naturally from the sun. Uncovered pools can get cold overnight on colder nights and outdoor temperature is unpredictable. Usually pool temperature mixes with outdoor temperature and if weather is cold pool will be only heated to the average value between our settings (84F and outdoor temperature). By sending a booking request you consent to this. There is also a camera in the pool zone for the safety of guests. We also have camera in the Gym that is located in a separate building structure on the backyard. This is private owner's area and access to gym must be requested. Access is a courtesy and not an amenity (not included in price). It has indoor camera 24/7. If you request access to our private area you consent to be under surveillance while being in gym. WE GUARANTEE THERE ARE NO AUDIO OR VIDEO RECORDING DEVICES INSIDE THE HOUSE WHERE GUESTS STAY. According to the City of Hollywood, our property is equipped with indoor and outdoor noise detectors. All guests must comply with quiet hours in the neighborhood that are set up by the City of Hollywood. Noise detectors save information about noise in the lifetime and records are available to City and local authorities. Absolutely no parties in the house. In case of an unauthorized party the booking will be terminated immediately without refunds, a one time $1000 fee will be charged. ***** IDENTITY ***** We require IDs of all guests prior to confirming the booking. Only guests registered in the booking are allowed to be on premises of the property including the backyard. Adults must supervise their minors all the time inside the house, in the backyard and in the pool zone. Adult who completed the booking must be present on the property at all times. Number of occupants is restricted by the City of Hollywood to 6 adults and up to 4 children. Booking will be terminated without refunds in case of violation of the guest list. We are strict in our rules since our license could be terminated due to rules being broken. IDs are required to be provided 1 week prior to arrival. We are not sharing entry codes to the house without IDs. City of Hollywood requires us to verify no sex offenders are staying in this area due to proximity to schools and daycare. We do verification at our expense. ***** ADA ***** There are a couple steps to the house from the parking, one step inside the house from the hallway to the living zone, and a couple steps from the kitchen and billiards to the backyard. Our house is not claimed as ADA dwelling. Please reach out with questions prior to the booking if you need special accommodation and want to check if our property is accessible for your needs. No refunds are issued if you find the property less accessible than you need it to be. ***BUGS and WILDLIFE*** Please note that you are traveling to a tropical state with lizards, iguanas, bugs and other wildlife. We complete regular pest control with official reports. Wildlife can get into the house while you are simply getting your luggage into the house or if you leave the door open for a few moments. Little ants can arrive at the meat products left on the countertop overnight. If you claim there are unwanted roaches or rodents you will need to take a photo and keep the finding untouched. Pest control will be called immediately. In case of a false claim, guests will be paying for the service fee. Refunds are not issued for such events. To avoid unwanted wildlife in the house and also to cooperate with tropical lifestyle guests are required to always keep the doors and windows closed. Our AC and fans do a great job to keep you comfortable. ***WEATHER & AESTHETICS, ALLERGIES & SENSITIVITIES*** Guests acknowledge that the Property is subject to weather, natural wildlife (including bugs) and climate conditions beyond the control of property owners and that the Guest may experience dissatisfaction with the weather, climate, or natural wildlife (including bugs), neighborhood, quality of remodeling, furniture, appliances, smells, personal sensitivities and allergies to bedding/towels/materials/fixtures, mattress firmness, bedding, etc. - none of which will result in a partial or full refund. We advise to get travel insurance for trip, reservation and injures. *** INJURIES *** We are not liable for any injuries sustained by guests anywhere inside the house, outside of the house, gym or pool areas. No refunds for any injuries. Please acquire insurance for your trip. *** TRAVEL INSURANCES & CANCELLATIONS *** We follow cancellation policies set up via the AirBnb platform. We offer no refunds if you were not able to travel due to any circumstances including weather, lockdowns, curfew policies, government initiated limitations of traveling, health, work, personal impressions and dissatisfactions of the house , property, and neighborhood and other circumstances. We advise you purchase travel insurance to protect yourself from losing your prepaid reservations and tickets. We hope you have protected and happy joyful trips while being covered from unexpected situations. *** LOST OR STOLEN ITEMS *** We cannot be held responsible for any lost or stolen items during your stay including damage to your vehicles while parked on the premises of the villa. Please acquire insurance to cover your personal belongings, vehicle, and health. ***HOME CONTRACTORS*** Gardeners arrive bi-weekly and pool maintenance arrives weekly (up to 3 times per week based on the season). In the reservation details you will be provided with details. They have access to the backyard only and come on scheduled time. They help us to provide you with well-maintained property so you can enjoy your stay! Gardeners come in the first half of the day on Sundays or Mondays every other week. Gardeners can potentially cause a few leaves to be in the pool thats why pool maintenance is scheduled after backyard maintenance. Pool maintenance comes at least once a week on Tuesday 5-7am or evening 5-7pm every week and occasionally when pool needs extra treatment additional visit can be scheduled. Pool and backyard cannot be used during maintenance. If during your stay you need assistance with the house maintenance we will ask your permission to enter. Local designated manager is also a licensed contractor and he will be performing all repairs. *** INVENTORY & LISTING ACCURACY *** We carefully revise our inventory and items after each guest. Sometimes there could be situations when some items went missing or were broken by other guests and we need time to replace them. Please remember, this is a family house and not a hotel with limitless supplies in stock. Most of the items are unique. We will do our best to replace missing or broken items if it is possible. If some items were broken by previous guests no refunds are accepted for discrepancy between listing and property at the moment of arrival. If you or your registered guests will break anything we kindly ask you to report this immediately. It will help us to replace items in a timely manner for the next guest. We understand things can be broken and we value honesty and transparency in communication about such cases. ***NO SMOKING/WEEDS/DRUGS/VAPING/POTS*** Our place has a strict policy of no smoking, vaping, marijuana, any kind of drugs or anything else. Smoking cigarettes or cigars are allowed outside only (nothing else is permitted at all inside and outside). Failure to comply results in immediate termination of stay with no refund and damage deposit will be used to fix any caused issues. Minut detectors are installed in the living area, kitchen, and each bedroom and they detect cigar/cigarette/weed smoking. ***PETS POLICY*** Our place has a strict policy of no pets and ESA (emotional support animals). Since our property is occasionally visited by wildlife including racoons that is not safe for any pets. In accordance with Airbnb Terms of Service, the ADA, and FHA regulations, we have "Courteous Conduct and Cleanliness Rules" for our guests with Service Animals that will be shared during the booking. In case of fraudulent misrepresentation on an animal booking or non compliance with legal service animals conduct booking will be terminated immediately with no refunds and a one time $500 fee per animal per night. We have zero tolerance to frauds and no second chances. Fraudulent misrepresentation of a pet as a service animal is a crime, punishable by civil penalties, including fines and jail time. § 365.7. We have wildlife visiting our property including homeless and walking free domestic cats, racoons, etc. And you stay at our property at your own risk. -- Your Service Animal should not be left unattended at any time both indoor and outdoor. -- The Service Animal can not be left alone loose inside the home, or back yard without designated handler being present at the property -- Your Service Animal should have a collar, harness, or microchip with identifying owner information attached should it become lost. You must provide a photo of the collar and information of the microchip prior to arrival. -- Provide an advance copy of your Service Animal's rabies vaccine (current thru your stay). Current rabies vaccines are required by our city -- Your Service Animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times -- Your Service Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking We can ask you to remove your Service Animal and/or leave for excessive barking, aggressive or damaging behavior, or obvious lack of sanitation. -- Service Animals must be housebroken. Indoor piddle pads are not allowed. -- No Service Animals can be in the pool at any time. Breaking this rule results in termination of the booking. -- Please clean up defecation immediately. "Poo bags” are not provided, so please bring your own. Please dispose of it properly (wherever you want them to put it) -- Please keep your Service Animal off the furniture and counters unless it is specifically needed for your disability. Please confirm acceptance of our "Courteous Conduct and Cleanliness Rules." If you have any questions please ask! If we have doubts we will work with our attorney to investigate if claimed animal is a service animal. In case of false statement animal owner will be responsible for our lawyer expenses and get fines from government. *** CHECK-OUT RULES*** Our check out rules are very simple. Please start dishwasher load and do your dishes. Please return all misplaced items to their original location. Please take out trash to the outdoor trash bin. If you prefer to not do the dishes yourself please reach out to us. If we do not have a same day check in our cleaners offer full kitchen cleaning for $95 flat fee. Our cleaning team does a very deep cleaning in 5 hours (at least 2 people working). If guests leave our home in a condition that takes more than 5 hours of cleaning we will not be able to host same day guests. In this case we charge a $500 fee. We will use it to accommodate same day check-in guests in hotels for one night due to the necessity to compensate them for the first night and compensate extra hours of cleaning to the cleaning team. *** POLICIES & RESTRICTIONS*** WE HAVE TO HAVE NO TOLERANCE FOR INCONSIDERATE GUEST, AND WE DO NOT GIVE SECOND CHANCES. Gym is our private family space that we offer free of charge as a courtesy and that cannot be considered as something that impacts reviews negatively. There is also locked storage on the premises and guests are not getting access there. Other things to note We kindly ask you to read our house rules, restrictions and fees information. We operate with legal license and are strict in following the local rules. We are here for you to answer your questions and make your stay the most memorable! Our house is a family place and it has anything you need starting from welcome bath and shower kits and disposable hotel slippers to all beach/pool equipment, fully equipped kitchen and laundry (steamer, iron, etc). We offer eco cleaning products for you during your stay (dishwasher pads, laundry detergent, cleaning supplies, shower sets).
