The space Located in a peaceful residential street with the convenience of close-by restaurants and coffee shops, the home offers a close proximity to: Farmington Historic Downtown – one block away, just minutes away San Juan Regional Medical Center – 1.4 miles away, less than 5 minutes drive Farmington Vet Center – 4 miles away Farmington Cboc – 4.6 miles away Northern Navajo Medical Center – 30 miles away Animas Surgical Hospital – 48 miles away There are two bedrooms and two bathrooms (the primary bedroom has an ensuite bathroom). There are two bonus areas off the kitchen; one for storage and laundry and one large bonus room. There is a fully fenced yard and a covered patio. We are able to accommodate up to 2 dogs. Cats and/or more than 2 dogs might be allowed with prior approval and additional conditions. Due to insurance reasons, breed restriction applies. Inside the kitchen, you'll find all the silverware, pots, pans and plates you need to cook yourself dinner from scratch. Because sometimes we just want a home-cooked meal, right? The ensuite bedroom is furnished with a smart Roku TV where you'll be able to enjoy Hulu, Netflix and more using your own login account. In terms of amenities, we've got you covered too! You'll have access to important things like: a washer, dryer, an iron, blow dryer, towels, bed linens, starter bathroom basics, laundry & dish detergent, salt, pepper, sugar, cooking oil, as well as a starter supply of local coffee and hand soaps. Guest access You’ll have access to the entire home, enclosed patio and fenced in backyard. Parking is in the driveway in front of the house. Other things to note The Wi-Fi speed servicing the property is up to 10Mbps, which is sufficient for browsing, emails, and standard definition streaming, but may not support high-bandwidth activities such as HD video conferencing or online gaming. There is a Ring camera located in the front door entrance, mounted outside the house, faces the street and captures motions only. All audio recordings are turned off. No other Ring or monitoring devices are located inside the home. It's important to note that the Ring camera is not monitored 24/7, but it is checked as needed and routinely. The house has an evaporative cooler that is shut off during the winter and turned back on in the Spring. You will be responsible for taking the trash and recycling bins out to the curbside on trash pickup day. A Lease Agreement, credit and background check, and renter's insurance are required. Renter's Insurance is required. The policy must include a minimum of $100,000 in Personal Liability, with added coverage for animal damage (if an animal is coming to the property with you). Renters Insurance provides valuable protection for your personal belongings against loss, theft, or damage and may offer liability coverage that could protect you in the event someone is injured in your rental unit. It typically also pays for your hotel stays if your rental unit becomes uninhabitable as a result of a covered loss, and provides coverage for loss of food in the event of a power outage or the refrigerator or freezer fails to function properly.
