Welcome to our stunning new Airbnb home nestled in the center of The Woodlands and Conroe ! This home is conveniently located close to everything you might need during your stay. Whether you're interested in shopping, dining, outdoor activities, or exploring the attractions in Conroe and The Woodlands, you'll find it all just a short distance away: - 3' to The Woodlands Mall and Woodlands Medical Center - 15' to Old Town Springs (Must see!) - 25' to Lake Conroe - 30' to IAH Airport The space This spacious and tropical retreat offers the perfect blend of comfort, convenience, and leisure amenities, creating a welcoming and ample space for gatherings and relaxation and ensuring a restful stay for all guests. The home has an open-concept layout seamlessly connecting the living, dining, and kitchen areas - Beautifully designed interior and modern furnishings - 4 bedrooms with comfortable beds, soft linens, and plenty of storage - Well-equipped kitchen with ample counter space - Necessary appliances, cookware and utensils. - Garage turned game room: Ping pong and Pool Table - Inviting outdoor area: pool, lounges, swing, dining set, BBQ grill, outdoor shower, mini fridge, etc. Step outside to discover a private oasis where you can unwind and soak up the Texas sunshine. This is a peaceful and quiet neughborhood with strictly enforced ordinances. If you plan to throw a loud party, please look elsewhere. We have 5 exterior cameras in front door, side doors, garage door an back yard that will be used for security and/or to monitor that our policies/ house rules are adhered to. Guest access Contact-less check in with a touchscreen keypad smart lock. Other things to note HOUSE RULES: - 6 parking spots. DO NOT park on the grass or on the street. - Pet fee $150 per stay. Two pets maximum. - NO STUDENT/ DISRUPTIVE PARTIES. NO EVENTS ALLOWED - This is a peaceful and quiet neighborhood with strictly enforced ordinances. If you plan to throw a loud party, please look elsewhere. - In the event of undisclosed pet(s) and/ or gatherings of more than the confirmed number of people, your reservation will be immediately terminated without refund - No smoking - No illegal substances nor activities allowed on the property. - No noise after 9PM. IMPORTANT THINGS TO NOTE ABOUT POOL - Please note that weather conditions may occasionally affect the pool's appearance such as: Rain: Heavy rainfall can dilute the pool's chemicals, leading to imbalanced pH levels and reduced chlorine effectiveness. It can also introduce contaminants like dirt and debris. Wind: Wind can carry leaves, pollen, and dust into the pool, contributing to debris accumulation. - Please rest assured, it remains SAFE for use. Additionally, we provide a skimmer for your convenience, should you wish to help keep the pool clean during your stay. -Since this is short term rental, unlike a hotel, we do not have a dedicated pool cleaning team on-site 24/7. Our dedicated pool service team visits WEEKLY to ensure the water quality is safe for swimming, including proper sanitation with chlorine, pH adjusters for acidity balance, and algaecides to prevent algae growth. POOL RULES: - Pool hours: 8 AM - 9PM - Guests assume acknowledge the presence of a pool on site and assume all responsibility for use including responsibility for the safety of children and minors under the age of 18. - Children and minors must be accompanied by an adult at all times while in pool area. Swim diapers required for children that are not potty trained -Enjoy the swimming pool but swim at your own risk. - No running, diving, or any type of glass in the pool area. No children swimming without adult supervision. BUGS & WILDLIFE Disclaimer: Please understand, we are in close proximity to greenery. You might see or encounter wildlife while in our home or neighborhood, including, but limited to: deer, birds, bees, mosquitos, spiders, ants, crickets, palmetto bugs, tree roaches, rally polies to name a few. These creatures reside in nature, and we have no control over them. We DO spray in and around the home regularly to reduce the incidence of bugs. However, we cannot control Mother Nature, and therefore, we DO NOT refund if encounter her business during your stay. Thank you.
