We are honored to introduce our latest apartment (Dec.2023), especially designed to offer comfort and accessibility, so much needed in Athenian short-term rentals, for both leisure and business trips. The Gracious apartment is the fourth large apartment at the A.U.R.A. complex, a privately owned and managed property building, in the most convenient, quiet and beautiful Athenian neighborhood named Thission, in the heart of the Athenian historical center. The space Welcome to the A.U.R.A. Gracious Accessible 4-bedroom / 5-bathroom apartment. Large apartment / 180sq.m (1937sq.foot). Rented as a whole or as 2 separate and connecting apartments, found in two additional listings, located on the first floor (1st for Europe / 2nd for the U.S.). Experience acquired through the years (since 2014), from the creation and management of three successful properties in the same building, has led us to the need to complement comfort offered to guests with accessibility so much needed in rental apartments in Athens. Visitors have helped us understand their needs as family members, as group friends or business travelers with or without disability conditions. Moreover, the specific apartment invites guests to connect to the Athenian local neighborhood atmosphere through its proximity to one of the cutest tree-lined pedestrian streets in the historical centre that Athenians love to explore during their relaxing hours. We’d like to believe that guests will cherish our new creation. An absolute deal for team building travels thanks to its large common space and meeting table as well as bedrooms with ensuite bathrooms offering privacy. Moreover, unlike most of the newest constructions in Athens, in the entire building we have invested in renewable resources: solar energy, geothermal energy, recently replaced by heat pumps. Our aim is to guarantee an absolute heating and cooling effect with full autonomy per apartment, through an under-floor system (for long-term stays) and fan coils in every room for full autonomy per space, plus hot running water at all hours and the heating of the swimming pool at the rooftop during the winter season (exclusively for guests at the A.U.R.A. Penthouse). Visitors’ comments for all A.U.R.A. properties primarily focus on three major advantages: Quality accommodation, ideal location and a hospitable host/owner supported by an admirable team. A brief description of the apartment explains why. The A.U.R.A. Gracious Accessible Apartment is situated on the 1st floor (2nd for U.S.) and is served by an elevator. There are 4 comfortable bedrooms (one with a queen-sized sofa bed, the rest with either a king-size bed or two single beds based on guests’ preference) and 5 bathrooms (2 ensuite and 3 right next to the respective bedrooms). The bedding arrangements provided on this listing relate to the maximum capacity. In the spacious living room, another sofa bed may also accommodate 1-2 persons. Guests are kindly requested to define their desired bedding arrangements and we will be happy to have them prepared accordingly. We are proud to have created one distinguished part of the apartment wheelchair accessible (also found as a separate listing “Gracious-Accessible Apt in Ideal Location”) with a specially designed bathroom and specifications. The kitchen area connecting to the living area and large dining table, is convenient for homemade meals. An inviting balcony offers a lovely view over the street’s life as a theatrical scene overlooking Athenians passing by to enjoy a drink, or meal in one of the neighborhood’s hip spots. All rooms have separate A/C, and the apartment is quite spacious, offering guests autonomy and privacy which are so valuable during traveling, even for the closest group members. GUESTS WITH VISION IMPAIRMENT MAY WISH FOR A FEW MORE INSIGHTS… The walkway ahead from the street to our entrance is about 14 steps. Along the street, seen from the balcony, on both sides, there are public rails 90cm high, with openings every now and then as well as in front of the various coffee places and restaurants which are across from our building. At the moment, there are four lovely seating spots offering drinks, snacks and meals and which extend to about 110 meters. The apartment’s description in more detail: Entering the apartment (door opening to the left) we find ourselves in an entrance hall of 3m X 2.90m width. On the wall across from the entrance door there is a metal coat hunger. To the right, half a meter from the door is a bench to allow taking off shoes and to the left a closet with a washing machine, cleaning products, drying rack, and iron. The apartment extends to the left and right of the entrance hall. The left part is the larger one, the right part is adapted to physical accessibility. A long corridor of (9m X 1.14m width) leads to the left part. At 7.75m a door to the right opens to the Rodax bedroom with ensuite bathroom to the right and an open closet to the left. The corridor ends at the open kitchen area, found to the right and a quite spacious living area. An antique 3-seater wood sofa and two respective armchairs in a spectacular blue velvet are found to the left, just before the glass window leading to the balcony and front of the building. A large glass dining or meeting table for comfortably seated 10-12 people is placed in the middle of the living area. A second 3-seater sofa and a comfortable armchair with a large footstool, all three in a light beige relaxing color are placed on the right-hand side, also next to a second opening window leading to the same balcony. On the balcony are found a small metallic round table and a few chairs. At the end of the kitchen bench a sliding door leads to a small corridor with a bathroom (for guests using the sofa bed) and to our Mosaic bedroom to the right with an ensuite shower bathroom and a convenient open closet. Entering the right part of the apartment, first we see a closed walk-in closet with hungers and shelves and a kitchenette to our left (refrigerator and freezer, two ring induction hobs and sink). Continuing straight we have an opening door to the left for the adapted bathroom to physical accessibility, a living area or bedroom with sofa bed and a large folding door and a bit further to the right a large bedroom to our left and second shower bathroom right across. The bedroom has the bed(s) across from its entrance door and to the right a 115m sliding window door which opens to a small balcony and a non-accessible roof top green area to enjoy the scent of aromatic plants. The bedroom is equipped with a convenient open closet and wardrobe lifting mechanism for accessibility. Guest access Parking is offered on the premises on the ground floor, also adapted to accessibility requirements, upon request and based on availability. There is an elevator serving all floors, and no stairs at the entrances. In addition, to further complement our guests’ comfort we have created a privately owned and secure storage facility just across our building’s entrance. No need to worry about early arrivals into Athens or late departures as it may be accessed by code. Other things to note Guests should be informed that the base rate is for up to 6 guests. For more than 6 guests: Automatic 50€ extra charge per guest per night. This policy was judged as being to the advantage of smaller and larger groups. Prospective guests are requested to include the final number of guests in their inquiry. New taxes were introduced in Greece recently, for all reservations made after 01.01.2024. As a result the total booking price is affected. More specifically; • A 13% V.A.T. is added to the booking price. • A Transient Occupancy Tax (0.75%) is included in the booking price. • A Climate Crisis Resilience Fee (0.50€ or 1.50€ / per night depending on the season), is required to be paid at the end of the stay. - As per January 1st, 2025 the Climate Crisis Resilience Fee is modified from 0.50€ to 2€ and from 1.50€ to 8€ and is included in the total booking price for all reservations made after December 1st, 2024.
