Welcome to our home in Queens, NY! A 5-minute walk to the 7 subway line on 90th ST, leading to about a 25-minute train ride to Manhattan. The entire 2nd Fl apartment is suitable for up to 4 guests and their pets. On the 2nd Fl you will be welcomed by an open living area with big windows, allowing for tons of natural light. Adjacent is a fully equipped kitchen and a balcony, where you can read a book or eat outside with your furry friend. Note) Steep staircase that leads to the apartment The space The 2nd Fl Apartment is located in a Latino community within walking distance of local restaurants and stores. The place is a 35-minute drive to JFK, about 15 minutes from LGA, and a 20-minute drive to Sky View Mall in Flushing. *** Security cameras present *** For security safety, there are 6 security cameras on the outside of the home (within the fenced area): front, sides, and back yard areas. These cameras are actively video recording with no sound recordings. Also, there are 2 video doorbell cameras (video and audio recordings) at the entrance of each apartment door (1st and 2nd). The doorbell cameras do record audio when activated by movement, so please be mindful of this. ** Wifi notice ** A photo of the Wifi strength is provided for reference. Note that one computer and cell phone were used to test the strength of the network. Please be aware that multiple devices connected to the network can make it weak or poor. So please have a backup in mind. *** For the first couple of days only *** The apartment is cleaned and inspected before your arrival. Apartment belongings will be counted before your arrival and after your departure. On your first day, you will be provided the following essentials for the first couple of days. After their finished use, you will be responsible for replenishing your own supplies and personal amenities throughout your Airbnb stay. 8 trash bags (2 per week) and recycling bags tea bags 3 paper towel rolls 3 toilet paper rolls 1 bath soap 1 liquid hand soap and dish soap. * Please see photos and amenities list for other things like coffee maker, toaster, microwave, bed sheets, etc. ** Bath towels will not be provided. Please bring your own towel (s). A list of local pharmacies, grocery stores, laundromats, and veterinarians will be provided in a binder and sent via a link.l Guest access Access to the whole 2nd Floor and the balcony. You will be granted 1 parking space that can fit up to a standard SUV. Side yard (shape of triangle) is free to use for you and your pets to walk. Note) There is a BBQ Grill on site that is off limits for it belongs to the 1st floor residents. ** Entering 2nd Fl apartment ** The first door is a black metal door that requires a key. The key will be stored within a lockbox attached to the door. A manual code to the lock box will be sent within 24 hours before arrival. The following doors will be entered with a smart lock leading to the apartment (entry door and apartment door). I will give you the passcode within 24 hours before your arrival and it will be the same passcode you use throughout your stay for both doors. The passcode will be changed shortly after checkout. Other things to note *** Please review the whole listing before reaching out to book a stay *** Please note that before and after booking, you are agreeing to the contract and have read the policy regarding this airbnb stay. Ex) late cancellation, house rules AND additional rules, guest access, listed amenities, etc. *** Maximum people allowed is 4 *** Extra guest(s) above the maximum must reach out for permission and is subject to extra guest fee per night. *** No outside furniture allowed *** *** Monthly Stays only according to NYC Regulation *** The minimum stay is 30 days only. Keep in mind that upon confirmed booking, you will receive a NYC rental agreement within 5-10 business days depending on when you booked. The NY rental agreement will describe the duration (arrival and departure date), payment amount agreement, and terms of stay, which are described in the property description, house rules, manual, guest access, and check-out instructions. Please review the agreement within 48 hours of receiving the full terms, and send it back the day before arrival at the latest. If you are not comfortable with it, you can decline to sign it and we will not continue with the booking request and cancel the booking if already completed. If you decide to extend your stay for another month, please let me know a week in advance so I can check availability and provide a timely decision. Keep in mind that the agreed extension will have to occur through the Airbnb booking. ** Cancellation Policy ** Cancellation and Refund according to the Airbnb Cancellation policy. ** Lost/Stolen/Damage items ** As this is a private apartment we are not liable if anything was lost, damaged, or stolen during or after your stay. ** Pets ** Unless your pet is house trained, remove upon your arrival the rug that is in the living room to prevent a soiled rug. Please place the rug in the storage closet located across from the bathroom or you may place it under a bed.
