The air-conditioned living area offers cozy seating, a welcoming dining space, and a modern home entertainment system with **Sonos sound** and **Apple iPad control**. A **30 sqm Sky Terrace** completes the space, offering spectacular views of the pool, mountains, and sea. Downstairs, **3 spacious bedrooms** accommodate up to 6 guests. Each bedroom is air-conditioned and features a **flat-screen TV, Wi-Fi, and a covered balcony with sea views**, as well as access to the sun deck and swimming pool via an external staircase. --- ### Outdoor & Pool The **300 sqm pool and sun deck are shared with the neighboring villa**, while each villa enjoys its own **private lounge and sunbathing area**. Guests can enjoy both sunny and shaded relaxation areas with stunning Mediterranean views stretching all the way to the **Monte Maggiore peaks**. --- ### Family & Pet-Friendly The villa is ideal for families, couples, and guests traveling with **well-behaved dogs** (dogs accepted on request, extra fee may apply). --- ### Parking & Security Free parking is available on the fenced property: * 2 outdoor spaces * 1 garage space The driveway is secured with an electric gate, and the property is fully enclosed for privacy and safety. --- ### Security Deposit A **refundable security deposit of EUR 200** is required upon arrival and must be paid in cash. It will be returned in full at check-out after inspection confirms that no damages have occurred. --- ### Additional Important Information We offer a **private wallbox charging station** in our garage for electric and hybrid vehicles. The exact billing will be settled at the end of your stay and deducted from your **€200 security deposit** (only for electricity used for charging in the garage). We use a state-of-the-art wallbox: **ChargeOne EVC04 by Vestel – Made in Germany**. Please note that **temporary construction noise in the surrounding area may occur**.
