Sleeps a max of 6 persons including infants and toddlers. Nestled in the treetops between the Lake & Mountains. You will be delighted with our newly updated modern mountain & lake decor throughout our home. Cook and entertain in our open layout living/dining area, BBQ located adjacent to kitchen outside on deck. Dining area that seats 6 along with island seating for convenience. The 2nd level of our Tahoe Vacation Home you will find our living and dining area tastefully furnished and decorated with amazing Tahoe art that makes you believe you are truly in a "Tahoe Wonderland"! Newly updated Kitchen has gleaming new appliances all (stainless), dishwasher, refrigerator, toaster, microwave, 12 cup coffee pot. Kitchen is fully equipped with spices, pots & pans, cookware, utensils, flatware, dinnerware, gas cook top, microwave, toaster, kettle pot, dishwasher, ice maker everything you will need to make your perfect dish. Note: starter supply of dish soap, hand soap, sponge, dish detergent & 1 roll of paper towels will be included. Our Dining area seats 6 at the table + kitchen island seats 4 with bar stools. Our half bath is located on the 2nd level and is best known for "no waiting"! (2 rolls of tp included in each bath). As you enter the living room, we have cool tones beautiful furnishings and amazing Lake Tahoe artwork. Sofa, Loveseat, Chair is nestled in the corner by the windows with views. Living area has a large 55-inch flat screen TV (sling tv+ smart apps available) Our gas fireplace is wonderful in the winter as it adds to the ambiance of this well-appointed condo. Just off the living area/kitchen is our private deck with filtered lake views and gorgeous sierra sunsets which makes this a "forever view"! You will also have access to the gas barbecue and its close proximity to the kitchen makes it a snap for bbq meals. As you embark to the 3rd level of our cozy Tahoe condo you will enter the 3rd master queen bedroom with more amazing Tahoe artwork (comfortably sleeps 2). 50-inch smart flat screen. En suite full tub/shower combo with vanity/sink + toilet and closet. Just steps away down the hall from the 3rd master bedroom is our Sunset rooftop deck. Personal and private Hot Tub available for all of our guests to use between the hours of 8am-9pm. Whether you sit back and gaze at the stars, watch the sunsets or look out into the wilderness at the amazing wildlife (you never know what you might see) could be a mama bear and her cubs, a bald eagle, coyotes, family of raccoons, or the stunning forever Lake Views, you will certainly lose yourself in the beautiful and magnificent scenery that surrounds you. Large gatherings that exceed our occupancy are strictly prohibited. Our minimum age to rent is 30 No Shoes inside Hot Tub rules will be sent Trash removal rules will be sent Agreement of house rules is required to be signed by Airbnb guest that booking is under must also send back a copy. of their Driver's License per our County Ordinance, we could also require Copies of all guest DL upon request during peak holidays. Outdoor pool is closed for winter. A WAIVER MUST ALSO BE SIGNED AT HOA FOR ALL POOL USE. Lake Village Hot Tub is open daily from 10am-8pm HOA operated and hours are at their discretion. Closures are not up to homeowners. Also, please note we do offer a BBQ however it is not listed in our amenities due to strict usage mandates. Guests are required to clean the BBQ thoroughly including grates, grease catch and food inside grates. Valves are required to be turned off after use no exceptions. Fines could be imposed for improper usage. NO use during red flag warnings. We will advise when that occurs. Charges will apply if not cleaned. Thank You for your cooperation. Check-in time is after 4:00PM local time Check-out time is at 10:00AM local time unless otherwise noted in signed agreement due to Holidays. Guests must be a minimum age of 30 years old in order to make a reservation, and the guest/signor of the agreement must occupy the unit for the duration of the stay. You will be asked to provide valid identification upon check-in before obtaining keys/and or pass code to enter. Any reservation that is made under false pretenses will forfeit all rental/deposit payments, and guests will be escorted of property premises. -Guests will have access to 2 free parking spaces. 1st space is designated 143 and the 2nd space is any space that is “unmarked” or says "guest". Please do not park in any other numbered space (strictly enforced)very important. Our space is located to the right of the giant boulder. All guests must check in at the HOA office and both vehicles will need to be registered at the clubhouse upon arrival. Failing to follow our parking ordinances could result in fines of $500. All guests must check in at the HOA office upon arrival to obtain vehicle permits and recreation pass. If arrival is after 8 PM ok to register following morning after 10AM Arrival packet with map and directions will be emailed once booking has been confirmed and agreement has been signed, payment received Other things to note A Signed Short Stay House rules agreement is required after your booking and must be signed by the booking guests before the reservation is complete. Please be mindful of our Neighbors they matter and also entitled to peaceful enjoyment. HOA and County guidelines prevent loud gatherings as outlined here within. I agree that the balance of the rental fee, security/damage deposit, services fees, applicable taxes and any fees for excessive cleaning are payable under the terms and conditions of this Agreement. Rate/cleaning also includes 14% occupancy tax Stated Deposit of $800 for guest stay should any damage or additional cleaning be required. This amount is stated only as per ABB we do not collect this from guest. We have an alarm monitoring system and is directly linked to the Fire Department our system code is 1234. Should the system be triggered please punch the code in and call our onsite 24 hour contact as soon as possible. Do not remove any device should it beep, this will cause a tamper alert.
