This vacation home is in a convenient and central location with TONS of entertainment/restaurants nearby. - 7 mins away from Disney theme parks and Island H2O Water Park. - 3-8 mins to Publix, Walmart, Target, and Walgreens - 5-10 mins to Mcdonalds, Starbucks, Chipotle, Burger King, Wendy's and many more etc. - 25 mins from Universal Studios - 28 mins from the airport The space ~~~NOTE: Please make sure to review our house rules and other details to note sections before booking. ~ Please note that as required in Osceola county for short-term rentals, 6% tourist tax is automatically applied on top of every booking. Thank you for your understanding! WELCOME TO KISSIMMEE! Please note that we provide the same amount of supplies for all booking, no matter short or long, they are meant to be starter pack. If you need more, please consider bringing them or there is Walmart about 3 mins away for your convenience. Please click on the photos to see bed sizes and amenities for each room. We try our best to list out what each room offers so you can plan your trip accordingly. This cozy home fits 11 adults + 1 toddler/kid comfortably (2 kings, 3 queens, 1 bunk bed (2 twins), 1 bunk bed (twin over twin), and 1 roll-out twin bed. Bedroom Arrangements: First floor: Bedroom #1 - Master bedroom suite with king bed, 1 55in tv, 2 closets and its own private bathroom. Bedroom #2 - 2 bunk bed twin over twin and 1 roll-out bed with closet. ***We note that our bunk bed on the first floor has 3 twin beds and 1 roll-out twin bed as shown in the photos. However, for safety precaution, we do not recommend an adult to sleep on the top level of the bed. Therefore, we do not include this bed within our available beds above*** Bedroom#3 - 1 queen bed with its own closet. Bedroom #2 and 3 share a full bathroom. Second Floor: Bedroom #3: 1 king bed, closet, designated desk. Bedroom #4: 1 queen bed with its own closet and 50in TV. Bedroom #3 and 4 shared a bathroom. Each room has its own door to the bathroom. Bedroom #6: bunk bed twin over twin with its own bathroom and closet Amenities/Details to note: 1) Kitchen a. Dinnerware, kitchen utensils, pots and pans, and wine glasses b. Small appliances: air fry, Keurig, toaster, kettle, instant pot, and blender. c. K-cup, creamer/half & &half are provided and are meant to be a starter pack. d. Dishwasher pods and trash bags are provided, but please note we provide the same amount for all bookings. It is meant to be a starter pack. e. We do not provide table linen. 2) Laundry a. Washer and dryer are free for use. b. Detergent pods/powder are provided and is meant to be a starter pack. c. Please note that we have 2 dryers at this property. The dryer in the garage is only for our cleaners' use only. Please only use the dryer inside the house. 3) Baby/Children: a. High chair is provided and always at the listing. Usually in the garage b. Pack-n-play crib is available and always at the listing. Usually in the master bedroom’s closet. We do not provide sheet. c. We provide plastic plates and bowls, utensils for kids. 4) Toiletries: a. Each bathroom will have q-tip, round cotton pad, shower gel, shampoo and conditioner. 5) Swimming pools: a. Pool was resurfaced in 11/2023. The pool is 3ft to 6ft. b. Heated pool is free from November to April. c. For May to Oct, it is $35/day and required to keep on for the entire booking and will need at least 2 days advance notice. d. Pool cleaning: weekly on Mondays, but this schedule can change due to staffing/weather. e. To protect our pool equipment, we do not allow guests to touch or change any settings. If it is not working, please message our Host to have someone come out. We charge $500 if guests touch or change any settings, no exception! If damaged to our equipment occurred during your stay, you agree to pay $4,000 in replacement cost. f. Please be aware that we DO NOT have pool fence for kids. Guests are responsible to supervise their kids at all times. 6) Towels: a. We provide 1 set of towel (1 bath and 1 hand towel) per guest. We can only guarantee one set for the maximum allowed of guests listed on our listing. b. Swim towels are also provided for use. c. To ensure our next guests to have clean towels, in the case of permanent stains on towels during your stay, we charge $20/towel. Please make sure to use make-up towels or cotton pad to remove make-up. 7) Parking: a. There are two parkings on driveway and 2 parkings inside the garage. b. Street parking is not allowed in this community. We are not responsible for cars towed. 8) Other things to note: a. Each bedroom has 1 spare blanket and 1 pillow b. Closet hangers also provided. c. Iron and board are available for use. 9) Wifi is available to use. Please use the welcome frame for username and password. 10) TVs: there are 3 TVs at this house. 1 in living room, and 2 in 2 bedrooms. Please note that we only offer peacock, Disney+ and Hulu. For other programs, please use your own login or pay per use. 11) Thermostat: We use Nest thermostat for easy access. It is set with HOME/AWAY settings so when there is no one around, it will be set at ECO mode at 78F and will automatically detect your presence when you get home. 12) Pest control: this home is protected by Hometeam Pest Defense and is maintained quarterly. However, Florida is known for bugs, please do not leave any doors opened to prevent them from disturbing your stay. We do have a big and spacious yard at the back. Please know that you may see gecko, mosquitoes, squirrels, and various types of bugs, or possibly snakes. It is unfortunately part of nature and those are common here in Florida. We cannot control which ones you may see at any given time, therefore, please use cautious when stepping outside and please close all doors and windows. 13) Trash: regular trash pick up is Wednesday morning and Recycle is Thursday morning. Our cleaner will come to pull the bins to the curb Tuesday evenings. Please pull them back to the side of the house (the garage side) on Thursday afternoon or after trash pick-up. There is a penalty of $60/day from HOA if the bins are left in public view on non-trash days. Black bin: for yard waste only Blue bin: recycle Grey bin: general trash 14) BBQ grill is for guests to use free of charge. Guests will be responsible for obtaining their own propane. If there is still propane left on your arrival, feel free to use it, otherwise you will need to swap for new propane tanks at nearby gas stations, Walmart etc. Other important notes: ★ SWIMMING POOL +The pool is maintained by a professional company once a week, so please understand depending on check in days the condition upon arrival will vary slightly. ★ CLEANING & SECURITY CAMERAS + Professionally cleaned and sanitized before each guest. + For security enhancement, we have one Ring doorbell security camera installed at front door overlooking the front yard access, one on the side looking down at the side fence door to ensure the door is kept closed at all times and one on the side looking at the pool equipment. There is NO camera inside the home or the pool area to ensure your privacy. ★ If you need anything before, during, or after your stay, our local team is ready to help. ★ Message after 8pm will take some time to get response. Guest access - Guests will have access to all areas of the house except supply storages and the dryer in the garage. - Instructions will be available the day before on how you can check in. - Guests will be given an entry code prior to arrival - Parking: driveway can fit two 2 cars and garage can fit 2 cars. This house is located in HOA community. Street parking is only temporary, overnight parking can result in towing. We are not responsible for cars parked on the street. Other things to note THIS PROPERTY IS NON SMOKING. NO PARTIES/ EVENTS ALLOWED. ★ Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm. + For checkin BEFORE 11am: 75%/per night rental fee. + For checkin AFTER 11am: 50% per night rental fee. ★ Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am. + For checkout NO LATER THAN 3pm: 50%/per night rental fee. + For checkout AFTER 3pm: 100%/per night rental fee. ★ This is a NON-SMOKING property (including E-cigarettes). There will be a $1,500 charge + any mitigating costs to remove the smell if smoking is evident. We kindly request that there be no smoking or vaping inside the home. For those who wish to smoke, we ask that it be done exclusively outside, ensuring that all exterior doors/windows are securely closed during the process. Your cooperation in maintaining a smoke-free environment is greatly appreciated. - Heated pool is turned on only during winter months (Nov-Apr) between 80-84F. Please note that this is an outdoor heated pool, therefore, please be mindful that it may not feel as warm as indoor heated pool. - Pool rules: + Swim at your own risk. No running or rough play. No Food. No Glasses. No Animals. Children under the age of 14 years old shall not use the pool without supervision of an adult in attendance. + There is no fence to keep children from running into pool. You are responsible to protect and supervise your children at all times. The host assumes no responsibility for any incidents at the pool area. + If pool is being used, please make sure the water level is always at the middle of the first tile to ensure the water filter runs properly. Water hose is located right outside of the screen enclosure if needed. + Pool is serviced on Mondays or Wednesdays, weather permitting. Our crew member will enter through the back patio door, but will not enter the home. + DO NOT adjust any settings of the pool equipment yourself. Pool filtering is set automatically at 10 hours/day and will not change upon request. - Lawn team may also come during your stay to mow the grass and trim bushes. - BBQ grill is for guests to use free of charge. Guests will be responsible for obtaining their own propane. If there is still propane left on your arrival, feel free to use it, otherwise you will need to swap for new propane tanks at nearby gas stations, Walgreens etc. Pets: - Pets are welcomed and the maximum number allowed at any time is 1. - We charge $40 cleaning fee/pet/per trip. Please note that this fee is for cleaning inside the home to cover additional time spent to ensure the floor/carpet/furnitures are free of hairs for the next guests. - This fee does not cover picking up poops in the yard/house or cleaning pee spots. Please make sure to bring your own bag and clean up after your pets. If our cleaners or lawn team have to clean up after your pets, additional charge of $100 will be added to you. - Please do not use our towels for your pets. In case of damages, we will charge $20/towel as we will need to replace for the next guests. - Pets are not allowed to go to the pool/beds/couches at any time. Please be mindful for the next guests. - Please ensure pets not damage your property and furnitures. In case of damages, you agree to pay for the full repair/replacement costs. Please be a responsible guest and take care of your own pets. - Towels: please do not use our towels to remove makeup. We provide cotton pads and makeup towel for this purpose. If there is permanent stain to towel and we need to replace new ones for the next guests, we will charge $10/towel. - Air conditioning: AC set is automatically set at 72-78F. In the effort of conserving energy, we DO NOT recommend the temperature to be any lower than 69F. - Security camera: there is a Ring doorbell camera at the front door, one ring camera looking down at the side door, and one ring down looking down at the pool heater. There is no camera inside the home or the pool area to ensure your privacy. - Housekeeping: there is no daily housekeeping service provided within the rental rate. Before check-in, the house will be throughly cleaned by professional cleaning company. Clean sheets and towels will be available at the house. Mid-stay cleaning services during your stay can be requested for an additional fee. - Trash disposal: General trash pick-up on Wednesday mornings and Recycles are on Thursday mornings. Please observe trash collection days and place trash in the trash can outside daily to keep a clean home. Note: Our cleaners will pull trash bins on Tuesday nights to the curb for trash collection on Wednesday and Thursday mornings. Please assist us to move and place the bins back to end of the driveway (in front of the fence and in front of the garage). Please note that this property is under HOA requirement to have trash bins outside of public view. There will be a charge of $60 if the bins are not removed from the curb by Thursday evening.
