(2 bedrooms, 1 bathroom) The space Garden Cottage is in an ideal and convenient position just outside Newcastle Emlyn and within walking distance of all the town’s amenities. Stroll to the castle ruins on the bank of the River Teifi and wander the independent shops or stop for a bite to eat at a local café, sampling some of the delicious local produce. The cottage garden is a haven if you’re looking to escape reality and relax. The garden is unfenced and backs on to woodlands which you can explore as you wish. There are many walks from the door so this is a fab cottage for anyone who enjoys walking. A little further afield, you’ll find Cenarth Falls, speciality food producers like Caws Cenarth (cheese) and the steam railway at Henllan. The town is surrounded by beautiful countryside and the rugged Cardigan Bay coastline is 9 miles away. The number of nearby beaches will let you try a different one for each day of your holiday. There are many places of interest to visit and many activities to enjoy including kayaking on the River Teifi. There are horse riding facilities close by and you might want to hop on a boat trip from New Quay to explore the coast from the sea and spot our beautiful wildlife including seals and dolphins! ACCOMMODATION Garden Cottage sleeps 4 in 2 upstairs bedrooms: 1 king size and 1 twin. The fairly steep and twisting stairs make this property unsuitable for guests with restricted mobility. UPSTAIRS Bedroom 1: king size bed, walk in storage area, hairdryer Bedroom 2: twin beds, hand basin Bathroom: bath, separate shower enclosure, hand basin Separate WC: toilet DOWNSTAIRS Sitting room: two 2-seater sofas, Smart TV, wood burner Kitchen/dining area: electric hob, electric oven, microwave, dishwasher, DAB digital radio, table and 6 chairs Utility room: Belfast sink, washing machine, fridge freezer Sunroom: small unheated sunroom to rear looking onto the garden Separate WC: toilet OUTSIDE Large rear garden with stepped patio, table and chairs. The unfenced garden leads to woodland. Off-road parking for 1 car. KEY FACTS -Bed linen and towels provided. Please bring your own beach towels -Oil central heating -Heating and electricity included -First basket of logs provided, more available to purchase locally -Free WiFi -2 well behaved dogs welcome.  Strictly no dogs upstairs, or on furniture.  -The stair gate must be kept closed when dogs are in the cottage. -No smoking -Check in after 3pm, check out by 10am Other things to note PRE-ARRIVAL Mobile phone reception: Good for EE and Three, less good for O2 and Vodafone. Internet access: Free WiFi is provided. Groceries can be bought from several food shops and delicatessens in Newcastle Emlyn. It is a short (8 minute) walk down the hill (limited pavements) and over the bridge to the centre of Newcastle Emlyn, and a brisk walk back up the hill. Parking is available in the centre of the town (limited on road parking and a pay and display car park). ARRIVAL AND CAR PARKING Postcode SA38 9EL. The cottage is located on the right as you drive out of Newcastle Emlyn towards Ffostrassol, on the steep part of Adpar Hill. There is off road parking for one car on the gravelled area in front of the garage (which is not accessible to guests). There are 5 unevenly spaced steps running beside the road down to the level of the house. From this there are 2 steps up to the front door and 3 down to the road. Please take care with excited children. There is an outside light. The switch for this is in the entrance hall. The front door canopy hangs down at the sides - mind your head! INSIDE DOWNSTAIRS Kitchen/diner: This is to the left as you enter through the entrance hall. There is a dining table and 6 chairs. There is an electric oven, dishwasher, and microwave. One window looks out over the front of the house, the road and the Teifi valley. A smaller one looks towards the garden. The floor is tiled with quarry tiles. There is a back door leading to a small sun room. There is a telephone for emergency calls only. Sitting room: This is to the right as you enter though the entrance hall. It contains 2 two seater sofas, an armchair, a smart tv and an open fireplace. There is a coffee table. There are two windows, one looking on to the garden, and the other looking over the road and across the valley. There is a wireless thermostat that controls the oil fired central heating. Utility room: This area is reached from the kitchen/diner and contains the Fridge/freezer, washing machine, Belfast sink, drying rack and a store room. There is a window onto the garden. WC: Downstairs WC Sun room: This small, unheated room leads to the rear garden. Stairs: These lead upstairs from the kitchen/diner. They are carpeted and have two sharp turns. There is no hand rail. The stairs lead to a landing. The landing gives access to all the upstairs rooms. There is a full length mirror on the landing. UPSTAIRS Bedroom 1: This room has a king size double bed. There is one window that looks downhill to with a view of the garden and the road. The other is a Velux window. There are two chests of drawers and a walk in cupboard with hanging space. Bedroom 2: This is reached by a short passage with one step down. There are two full size single beds. The bedroom has a pitched ceiling and one set of supporting beams cross the room. Mind your head. There is plenty of headroom in most of the room. There is a Velux window looking out over the road and the valley in which Newcastle Emlyn lies. Another Velux window looks on to the garden. There is a chest of drawers, and a wash basin. There is not any hanging space for clothes. Bathroom: This has a bath, separate shower cubicle, washbasin, and a Velux window. WC: Separate WC. OUTSIDE There is a garden which can be reached from the sun room or from gates at either end of the house. There is a large patio area laid with irregular slates. There are many steps and different levels and care should be taken in when walking between them. Specifically there is a large step up when going from the rear path to the sun room. When you go from the sun room into the main house there are two steps going down, one just before the back door and one where the back door is. The grass area is on a slope and leads onto a wooded area. If you look carefully among the trees you may find a long abandoned tennis court! The lower part of the garden has a hedge that has gaps in it and that leads to a drop and then a grass verge and the road. It is not child or dog proof. There is a garden table. Garden chairs are kept in the sun room.
