Description

Bring the whole family to this beautiful new home with lots of room for fun & relaxation. Located in a quiet estate with a lovely outlook and within walking distance to Ballarat Golf Club, Aquatic & Lifestyle Centre, Arch Cafe, Doctor's clinic & Pharmacy, Gourmet Pizza Bar, Take-Away & bottle shop. Botanic Gardens and Lake Wendouree is in very close proximity and all that Ballarat CBD has to offer is a 5min drive away. Consisting of 5 bedrooms, 2.5 bathrooms & ample amenities. The space PLEASE NOTE: All Linen is provided including towels EXCEPT for pillows and pillow slips. If you require these please request them at time of booking. Standard booking is for 8 guests & 8 beds in total. If you require additional guests and/or beds this will incur an additional charge. DOWNSTAIRS: The ground floor room has a walk-in shower (accessible friendly), basin and toilet. There is also the option of having this room made into a bedroom as a king bed this will be an additional charge. There is also a powder room located on the ground floor (toilet and basin). BEDROOMS UPSTAIRS: The main bedroom is a dedicated king bed. There is ample space for a king mattress on the floor if needed to accommodate extra guests. Bedroom 2 upstairs has two dedicated king singles. There is space for a trundle mattress also if required. Bedroom 3 upstairs has a dedicated single bed. Bedroom 4 upstairs has a double bunk bed with a single on top and a separate single bed. There is also a rollout trundle bed available. Bedroom 5 upstairs has the option of being a king bed OR two king singles. Please confirm st time of booking. BATHROOM UPSTAIRS: The main bathroom upstairs has a large free-standing bath, walk-in shower and basin. A separate toilet is adjacent bathroom. In total, we can accommodate 15 people (if some share beds) OR 12 in seperate beds (with the addition of mattresses on the floor) which is ideal for groups who don’t wish to share a bed. PLEASE NOTE: standard booking fee are for 8 guests using bedding upstairs, using 8 beds total. Any additional guests or bedding required will incur an additional fee. KITCHEN/LIVING/DINING: The main living zone is spacious and overlooks the reserve. There is a very comfortable queen sofa bed available for extra guests. A large screen TV with all the Apps Is available. A huge fully equipped kitchen with high-end appliances is the perfect place to cook a delicious meal and chat around the over-sized island bench. A Smeg Freestanding oven with induction cooktop & fridge & freezer is available, along with a Breville Barista Pro Coffee Machine, Kettle, and Toaster are available. A dining table adjacent to the kitchen is a great space for sharing a meal. There are drawers for storing your grocery items available. We provide access to herbs, salt & pepper, and olive oil. All of this area overlooks a great undercover verandah and sprawling lawn which is a fantastic space to enjoy outside. The yard is fully fenced and the driveway is gated for secure off-street parking. A Laundry is also available (washing machine including detergent), ironing board & iron plus a drying cupboard. Guest access You will have access to the entire home, EXCLUDING the garage, downstairs back room, upstairs Main Ensuite and WIR, all hallway cupboards and WIP & under the stairs. We will not be staying on the premises whilst you are there. These areas are used for private storage. Other things to note STRCITLY NO PARTY/GATHERING/AFTER PARTY POLICY. We abide by local laws regarding noise etc. We have a zero tolerance towards this and any guests that breech them (including but not limited to loud noise after 10pm, extra guests/friends over not listed on the booking will be evicted immediately without refund. PETS: We love animals so well-behaved pets are welcome at our property by prior arrangement. Food & water bowls are provided. Please note animals must be cleaned up after and must be housetrained. Strictly no pets in bedrooms, in or on beds or on furniture. Dogs must not be left unattended at any time of stay if they fret/bark when left alone. An extra fee of a minimum $100 will be charged if dog waste is not cleaned up, or excess cleaning inside of home (including and not limited to replacing linen, professional cleaning of carpets/beds/couches etc Tea & coffee machine are provided. Please BYO all Personal Care products. Within walking distance is The Arch Cafe for the best coffee, breakfast and lunch available. Will and his friendly staff will make you feel at home. For Lunch and Dinner the Fairways Bistro is also within walking distance & has you covered at the Ballarat Golf Club in a family friendly atmosphere. Located opposite the Estate is a bakery, hair & beauty salon, bottle shop and take-away gourmet pizza shop and fish & chips. Check-in: 2pm Check-out: 10am Wherever possible we can try and accommodate an earlier check-in or later check-out, please notify us if you would like this at least 24hrs prior to booking and we will endeavour to meet your request. Please note, this can not always be possible depending on numerous circumstances. Please also note out damage protection deposit also covers late-checkout fee and/or additional cleaning fee of $150 (unless prior arrangement). This is to cover additional cost of cleaners, laundering etc of our property for the next guests. Cleaning of house: We don’t an excessive cleaning fee on top of our standard rate, so in-turn place is to be left: -Neat & Tidy -Used dishes stacked in dishwasher and turned on - Fridge and freezer emptied - All general rubbish to be bagged and placed in red lid bin, recyclable items in yellow bin and all glass items in plastic tub provided - Sheets and towels placed in laundry in bags provided - Please check for all personal belongings (under beds. Phone chargers etc) By abiding to our basic house rules will waiver this fee. WiFi is available throughout. Ducted heating and reverse cycle air conditioning is available throughout the house.
