We’re Ray and Ben, and we offer a peaceful, comfortable and exceptionally well-equipped place to stay just outside historic Durham. Our modern, pet-free, large detached home is set within a quiet residential development in Coxhoe, surrounded by the County Durham countryside yet only minutes from the A1(M) at Bowburn. Durham city centre is typically around 10–15 minutes away making this a convenient base for both short visits and longer stays. YOUR PRIVATE BEDROOM Your spacious double bedroom is entirely private and designed with comfort in mind. One of its standout features is individually controlled year-round climate control in addition to central heating. You can cool the room during warmer summer weather or use it for cosy heating during the colder months, allowing you to choose a temperature that feels comfortable throughout your stay. YOUR PRIVATE BATHROOM You’ll have a dedicated private bathroom reserved exclusively for your use throughout your stay. It is located immediately across the hallway from your bedroom, only a few steps from your door. The modern bathroom includes a rainfall-style shower and everything you need to freshen up and start or finish your day comfortably. A HOME RATHER THAN JUST A BEDROOM Although your bedroom and bathroom are exclusively yours, you’re also very welcome to enjoy some of the shared areas of our home. Our spacious kitchen is fully equipped, so you can prepare anything from a quick breakfast to a full evening meal. Facilities include an oven, induction hob, microwave, air fryer, dishwasher, coffee machine and fridge/freezer space, together with cookware, crockery and the usual kitchen essentials. Guests staying with us also have dedicated fridge/freezer and cupboard space available for their own food. We provide complimentary tea, regular and decaffeinated coffee, hot chocolate, sugar, cow’s milk, cereals and chilled water, so there’s always something available when you arrive or first thing in the morning. You’re also welcome to use our dining area and comfortable snug lounge – ideal for relaxing after a day exploring Durham or unwinding after work. The snug has comfortable seating and a large-screen television with Sky. FAST WI-FI & WORKING FROM HOME Our home is well suited to remote working, business travellers and visiting professionals. Guests have access to a dedicated desk in our shared snug, separate from their private bedroom, with convenient power sockets and fast Wi-Fi. An external monitor etc can also be provided upon request, allowing you to connect your laptop and work comfortably. IDEAL FOR LONGER STAYS Our home is particularly well suited to visiting Durham University students and researchers, healthcare professionals, remote workers, contractors and guests relocating to the area. We’ve welcomed guests for stays ranging from a few nights to several months, including international university visitors who have made our home their base while studying or working in Durham. You’ll have access to a fully equipped shared kitchen, dedicated food storage, laundry facilities, fast full-fibre broadband, generous wardrobe space and your own private bedroom and bathroom. Guests are welcome to use our washing machine and tumble dryer during their stay. Laundry facilities are complimentary for stays of seven nights or longer, while a small additional charge applies to shorter stays. A dedicated workspace is available in our shared snug, with a desk, power sockets and fast Wi-Fi. An external monitor can also be provided upon request for guests wishing to connect their laptop. Whether staying briefly or settling in for several months, we aim to provide the comfort, practical facilities and personal space that make everyday living easy. BUSES, PARKING & EV CHARGING You don’t need a car to stay with us. A bus stop is approximately two minutes’ walk from our home, with frequent direct services into Durham city centre and convenient connections for Durham University. Previous guests, including international researchers and students, have regularly used these services for their daily journeys. Durham is typically around 20 minutes away by bus, depending on the service, traffic and destination. If you’re driving, complimentary on-site parking is available, and the A1(M) at Bowburn is only a few minutes away. We also offer 7 kW home EV charging by prior arrangement, charged separately according to electricity used. Rapid public charging, including Tesla Superchargers, is available at Durham Services, approximately two miles away. A GREAT BASE FOR DURHAM & THE NORTH EAST Despite our peaceful setting, the house is very well connected. Durham city centre is approximately 10–15 minutes away by car, with regular bus connections available locally. Durham is home to its magnificent Cathedral and Castle, Durham University, the University Hospital of North Durham, riverside walks, restaurants, bars and historic streets. We’re also well placed for exploring attractions across the wider North East, including Beamish, The Living Museum of the North, Kynren, High Force and the beautiful countryside of County Durham. For walkers, runners and cyclists, countryside is quite literally on the doorstep. A scenic cycle and walking route begins around 100 metres from the house and continues through woodland, fields and open countryside. Coxhoe Quarry Wood Local Nature Reserve is also beside the development, providing another lovely area for walking, running and enjoying the local wildlife. Guests travelling with bicycles, motorcycles, larger suitcases or bulky equipment may also be able to use secure garage storage by prior arrangement. Coxhoe offers the best of both worlds: a peaceful countryside setting with straightforward access to Durham, making it easy to enjoy the city while returning to a quieter place to relax. A PEACEFUL SHARED HOME This is our home rather than a dedicated holiday rental, and both of us live and work here. Your bedroom and bathroom are completely private and reserved exclusively for you. The kitchen, dining area, snug and other communal areas are shared with us. We’re a quiet, professional couple and give our guests plenty of privacy, while also being happy to chat, help with local recommendations or assist if you need anything during your stay. Many guests tell us that this balance is one of the things they enjoy most – the privacy and comfort of having your own space, together with the friendliness and convenience of staying in a welcoming home. Guest access Guests have exclusive use of their private bedroom and dedicated private bathroom, located just across the hallway. You’re also welcome to use the shared kitchen, dining area, snug and garden area during your stay. The kitchen is fully equipped for self-catering, and guests have dedicated fridge/freezer and cupboard space for storing food. The snug provides a comfortable place to relax, with seating and a television. Our shared snug also features a dedicated desk with power sockets and fast Wi-Fi, with an external monitor available upon request. Washing machine and tumble dryer facilities are available to guests. Use is complimentary for stays of seven nights or longer, with a small additional charge for stays of fewer than seven nights. Please ask us for details. For guests travelling without a car, frequent direct buses to Durham stop almost immediately outside the entrance to our development. Free on-site parking is included in your stay for those with a car. EV charging is available by prior arrangement and is charged separately based on electricity used, subject to a minimum charge. As this is our home, shared areas are used by us too, although we always aim to give guests plenty of space and privacy. We’re always happy to recommend local restaurants, takeaways, supermarkets, scenic walks and attractions. Coxhoe has local places to eat and shop, while our fully equipped kitchen is available if you’d prefer to prepare your own meals. We understand that everyone has different preferences. Some guests enjoy chatting and sharing experiences; others prefer complete independence. We’re equally comfortable with either and always respect your privacy. One of us often works from home, and we’re happy to assist with practical questions during your stay. With advance notice, we may also be able to arrange collection from or drop-off at Durham railway or bus station for a small contribution towards costs, subject to availability. Other things to note Coxhoe is a peaceful and friendly village just outside Durham, offering the best of both worlds: easy access to the city without the noise, traffic and parking pressures of staying right in the centre. Our home overlooks open fields, with trees, greenery and a stream nearby. Countryside walks and cycle routes begin almost from the doorstep, and Coxhoe Quarry Wood is close by for guests who enjoy walking, running, cycling or simply having a quieter setting to return to at the end of the day. Despite the peaceful surroundings, we’re only a short drive from Durham and conveniently close to the A1(M), making the property an excellent base for exploring Durham, County Durham and the wider North East. Local shops, pubs, takeaways and restaurants are available in and around the village, while regular bus services connect Coxhoe with Durham and other nearby towns. Durham itself is famous for its historic centre, riverside walks, independent shops and its UNESCO World Heritage Site of Durham Cathedral and Castle. Vehicles Cars may park in the designated visitor parking lay-bys on Harwood Close free of charge. Motorcyclists and cyclists are very welcome. Secure garage storage may be available for bicycles, motorcycles or larger equipment by prior arrangement. For guests travelling by electric vehicle, a 7 kW home EV charger is available by prior arrangement for an additional charge based on electricity used, subject to a minimum charge. Charging normally takes place overnight. Rapid public charging is also available approximately two miles away at Durham Services, Bowburn, including Tesla Superchargers and other high-speed chargers.
