Professionally Managed by Cozy in KC Licensed with the City of Kansas City Permit Number: NSD-STR-01332 Guest access Guest will have access to every area of the home except the garage and the greenhouse. The fireplace in the living room and basement are for decoration only and not to be used during the stay. Other things to note *IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings. *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property. *PARTIES - All gatherings must be limited to 14, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED. *PETS - We do not allow pets at this property. There is a $500 fine for any unauthorized pets. *CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in. *RENTAL AGREEMENT - We require all guests to digitally sign a rental agreement outlining all house rules once booking is confirmed.
