Inside, you’ll find two large living areas, a fully stocked kitchen with a dedicated coffee bar, and comfortable bedrooms with king and queen beds for everyone in your group. The layout makes it easy to spread out while still feeling connected. Step outside and the experience really comes to life. Enjoy mornings overlooking the pond, afternoons exploring the open land, and evenings around the fire pit under the stars. It’s the kind of place where memories are made and traditions begin. Guest access Guest will have access to every area of the home except the garage and the greenhouse. The fireplace in the living room and basement are for decoration only and not to be used during the stay. Other things to note *IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide reservations with damage protection of up to $1,500. This protection plan is $30 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $220 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $77/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date. (Not applicable for Airbnb stays) *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property. *PARTIES - All gatherings must be limited to 14, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED. *PETS - We do not allow pets at this property. There is a $500 fine for any unauthorized pets. *CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in. *RENTAL AGREEMENT - We require the booking guest to sign a rental agreement outlining all house rules once booking is confirmed.
