Welcome to our charming cabin nestled in the heart of San Angelo on the Concho River. Our 3 bedroom/3 bathroom cabin feel is designed with your comfort in mind. Newly renovated with modern appliances, smart TVs in each bedroom and living room. The kitchen is equipped with all the necessities for cooking and grill in the back yard. Views of the Concho River. The space 3 bedroom/3 bathroom -Master bedroom with King bed and en suite oversized shower. -Bedroom #2- Queen day bed with twin trundle. Hall bathroom with tub/shower combo -Bedroom #3- Queen bed with walk in closet. En suite bathroom with shower Complimentary smart TVs, air purifier/noise machines in each bedroom, electric fireplace in the living room and black out curtains in all rooms. The kitchen is equipped with all the necessities for cooking and a grill is available in the back yard for your outdoor dining entertainment. Enjoy breathtaking views of the Concho River from the backyard and take advantage of our large backyard and chimenea for a peaceful retreat with a cup of coffee or a glass of wine. Guest access Guests will have access to entire property with access to the Concho River. There is a stairway down to the river for access and fishing. Other things to note We do allow pets, up to 2. There is a non-refundable pet fee of $75 for the first pet and $50 for the second pet. Please do not let the pets on the furniture and clean up their excrement. Pets need to be crated. *There has been confusion on a San Angelo beetle that is the size of a mice dropping so please do not get confused as they can sneak in at night if the door is left open as they are attracted to the light and then die. There are exterior cameras and by completing this booking you agree to being recorded for security purposes only. There are no cameras on the interior of the property. This Hold Harmless Waiver (“Agreement”) is made and entered into by the undersigned guest(s) (“Guest”) in consideration for the right to stay at Luxury Concho River Home (“Property”), managed by the Host/Owner. NO SWIMMING POLICY Guest acknowledges and agrees that swimming in the river adjacent to or near the Property is strictly prohibited. Guest further understands that water activities, including but not limited to swimming, wading, or entering the river, pose inherent risks, including but not limited to drowning, injury, or death. ASSUMPTION OF RISK Guest voluntarily assumes all risks associated with staying at the Property and acknowledges that the Host/Owner makes no representations or warranties regarding the safety of the river or surrounding areas. Guest agrees to take full responsibility for their own actions and the actions of their invitees, including minors, while on the Property. RELEASE AND INDEMNIFICATION Guest hereby releases, waives, discharges, and agrees to hold harmless the Host/Owner, property manager, and any affiliated parties from any and all liability, claims, demands, or causes of action arising out of or related to injuries (including death), property damage, or other harm resulting from: 1. Failure to comply with the No Swimming Policy 2. Any interaction with the river, including unauthorized entry 3. Any accidents, incidents, or injuries occurring on or near the Property Guest further agrees to indemnify and defend the Host/Owner against any claims brought by third parties arising from Guest’s or their invitees’ actions while on the Property. ACKNOWLEDGMENT & SIGNATURE Upon booking, Guest certifies that they have read and understood this Hold Harmless Waiver and agree to abide by its terms. This waiver shall remain in effect for the duration of the Guest’s stay at the Property.
