The space Unit Configuration : 1 Living hall, 4 rooms with 4 beds, 2 bathrooms, Air Conditioners, 2 parking Bays Enquiries would be responded in the window between 4pm -5pm in the same day - A non-smoking premise. - 2 free parking bays available for use. A vehicle access card is required for each vehicle Services available at the condo premises : - Bank Automated Machines (ATM) - Self service Laundromat available for washing and drying of clothes if the washing machine at condo unit is insufficient to cater to your needs - Convenience stores, groceries - Electric vehicle charger station Room 1, Room 2 & Room 3 - queen size beds, pillows, blankets, wardrobe in each of the rooms Room 4 - 1 single bed , pillows, blankets, wardrobe Kitchenette - hob, hood, cabinets. Some cups, an electric kettle. Basic cooking utensils, plates, bowls, microwave . Kitchenette is equipped for light cooking and not heavy cooking. Bathrooms - towels, hand wash liquid, Body wash liquid, Hair shampoos but further personal preferred shampoos can be purchased at convenience stores on ground floor as type of hair shampoos is subject to individual personal likings. Easily accessible outside amenities : Maluri MRT Station Aeon Mall Taman Maluri Sunway Velocity Mall Housekeeping cleaning is done in the period "after each previous quest's stay and before the next guest's stay". The host does not provide housekeeping services during the duration of guest's stay. [Cleaning Fee] ____________ Admittedly, "cleaning fee" is not clearly described at Airbnb and thus caused many different interpretations. Airbnb are not hotels; they are usually more economical. It is a give and take. While Guests are generally NOT expected to vacuum the place, , mop the floors, strip the bed and start a wash, they are commonly expected to do some other things like leaving the place tidy, clean up personal belongings which means don't leave garbage, dirty dishes, that sort of things. Hosts on the other hand, would clean the bed linen, floor, etc. and try to make the place clean and comfortable to stay in. [Booking Review & Verification] --------------------------------------- As a small individual host, we carefully review each booking request. For certain reservations (such as late or last-minute bookings, new accounts without reviews, or unclear guest details), we may request additional verification before confirming the stay. [House Rules] ------------------ Guests sometimes missed reading the House Rules' box. In general, Hosts at Airbnb culture would like garbage to be disposed and property not damaged. Just these two pointers would go a long way scoring a good Guest's Review given by Hosts. But of course, do spend a minute to read House Rules of individual Host would be great if time permits. House Rules (Please Read Before Booking) ____________________________________ 1. Require Primary Guest Verification Only - The reservation must reflect the correct number of overnight guests (max 7). - Primary guest must provide official government ID (like driving license, identity card, passport) to host and must be present during check-in. - Primary guest can simply mention the names of other additional guests to host for building security purposes. Additional guests need not provide IDs. - Third-party bookings are not allowed; the booking person must attend check-in. - Amenities, access cards, and parking are provided according to registered guest count; so the guest count must be correct. 2. Check-In - Host will meet you at Tower B lobby to guide you to the unit and explain how everything works. - Quick walkthrough with guest using a simple checklist to confirm the unit condition. - Please share your estimated arrival time; latest check-in is 9:00 PM. Notify host of delays at least 1 hour in advance. 3. Towels, Bedding & Maximum Occupancy - Two towels per registered guest. - Extra bedding for stays longer than 2 weeks. - Maximum occupancy: 7 guests, including children and infants. 4. Access Cards & Parking - 4 total cards per unit: 2 dual-function (vehicle + pedestrian), 2 pedestrian-only. - Notify Host the number of parking bays required for issuance of vehicle access cards - Number of Cards issued based on adult guests and drivers; maximum 2 vehicles in unit parking. 1-3 cards for 1-5 guests. 4 cards for 6-7 guests. - Lost/damaged cards incur RM200 replacement fee. All cards must be returned at check-out. 5. Conduct - No parties, events, or large gatherings. Quiet hours: 10 PM – 8 AM. - No smoking inside the unit (RM300 cleaning fee for smoke smell). - Follow condo rules (pool, gym, security). - No illegal activities. Aggressive or unreasonable behaviour may result in immediate cancellation without refund. 6. Cleanliness & Damages - Keep the unit tidy; dispose of rubbish properly. - Guests are responsible for repair/replacement of damaged, stained, or missing items. 7. Check-Out - Check-out before 11 AM. Guest access If you are driving a vehicle : Car Parking Bay at Tower A, Parking Bay A-L9-150 and A-L9-151 (Infor: The two bays are located at the highest floor ,Level9 of Tower A) Information required from each vehicle driver: (1)Send me a photo of driving license (2) Mobile telephone number (3)Vehicle Registration Number ( vehicle number plate) so that I can send a guest's invitation for driver to drive into M Vertica Instructions for checking in if you are driving a vehicle (1)Request from guard for a visitor parking bay at Parking Building A (1b)Park the car(s) at the visitors' parking bay at Parking Building A. (2)Then do check-in at guests lobby at Tower B (3)After you have checked-in , you can re-park you vehicle(s) at parking bays A-L9-150 and A-L9-151 of Parking Building A. Mail box is located on ground floor of Tower B Facilities at Deck level 9 and at ground floor, [Additional details] ================ (1)Water and Electricity Utility usage is capped at the rate of RM30 per day for long term or shorter term Guests. Excess utility usage is to be borne by Guest. Rest assured, Host has no desire to invoke this rule clause unless Guest is careless . (2)For all Guests whether of long term or shorter term stays, replenishments (like toilet rolls, shampoos, body wash, clothes detergents, dish washing liquids, bed linens ,bath towels, etc.) are not provided, although ample of these are provided, they would naturally run out or become soiled over time. While some cooking hardware appliances are provided and functional, cooking spices , sugar, cooking oil and other cooking food ingredients may not be provided. Food ingredients and food can easily be purchased at convenience stores nearby on ground floor. Guests can wash and dry bed linens and towels at self-service laundromat on ground floor. For long term Guest (more than 2 weeks stay), an additional set of bed linens are provided for each of the rooms. All shampoos, detergents and body wash and can be purchased at convenience stores nearby on ground floor. For security reasons, no housekeeping is done during the reservation stay. Housekeeping is done prior to each reservation. Cleaning equipment like vacuum cleaner and broom are available for use. Guests may privately engage their own cleaners if required. (3)As this is a residential condominium in a tropical climate, occasional insects may appear despite regular pest control. Please inform me immediately and I will make attempt to resolve promptly.
