Our fully equipped 2br home is 2 minutes from downtown Estes Park's best food and drink, and 6 minutes to the entrance to Rocky Mountain National Park. Cozy king beds, a lush lawn with picnic tables, and a patio with a grill allow for a relaxing mountain stay. The space **** PLEASE NOTE **** 1) You're renting a condo unit WITH NEIGHBORS - please be respectful. If you want total seclusion, you'll need to look 20-30 mins from town. 2) 4pm or later checkin; 10am or earlier checkout. No exceptions as the booking platform does not provide insurance for such stays. 3) Like most Estes homes, there is no AC. Opening the windows in the evening cools the home quickly. 4) Cleaning is expensive here and I want to save you money. The cleaners offered a deal to keep the rates in the lowest third of homes this size. Guests are asked to start the dishwasher and a load of towels in the washer at checkout. Our family home provides a restful respite and lets us fall asleep nightly to the soothing sounds of water. The river is literally a stone's throw away! The condo features two comfy king beds in the two upstairs bedrooms (with a shared upstairs bathroom), plus an open floor plan on the main floor with a dining/living area, attached kitchen and attached bath. With knotty pine accents throughout, you’ll enjoy an authentic mountain getaway. During the summer months, the common grounds in front of the condo serve as a wonderful place for outdoor picnics. You can BBQ incredible meals and dine on one of several picnic tables, or just bring a camp chair out and read a book under a shade tree on the side of the river. During winter, enjoy the indoor fireplace and movie nights from the comfy seating. Speedy WiFi ensures you'll remain connected during your stay. KITCHEN Our kitchen is fully equipped with everything you need for meal prep -- microwave, full size oven and stove, full size fridge, a drip coffee maker, and lots of small appliances. LAUNDRY The home features a full size stacked washer and dryer in the upper bathroom. Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise levels. NONPAYING GUESTS Insurance requires that nonpaying and non-registered guests are not allowed on property. Your guest count must be correct. Note that in the town of Estes Park, INFANTS COUNT TOWARD THE MAXIMUM GUEST COUNT. AIR CONDITIONER Estes has a mild mountain climate in the summers but from time to time it can get hot. Like nearly every other home in town, there’s no A/C. The cool evening breeze will cool the home down quickly. BEARS Do NOT leave food in your car! Bears frequent this area and can break in! MINUT We use a Minut noise meter. It doesn't record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests & to protect the home. It also serves to warn us about parties & prevent noise complaints from neighbors. It's in the landing as you open the front door.
