If you are looking for a peaceful and tranquil getaway with amazing views, this is the place for you. This modern open plan home is situated in a remote area of South East Gippsland and is directly located on 8 acres of untouched salt marsh. This is truly a place for those who are after a secluded and peaceful getaway. Manns Beach is located just 10 minutes drive from the popular historic fishing village of Port Albert, and only 15 minutes drives from the town of Yarram. The space The house is located at the end of a small street, with 2 sides overlooking the incredible salt marsh, and on the other side is a neighbouring house. The house has an open plan living, dining and kitchen area, with full window views of the surrounding salt marsh. There is a main bedroom with wardrobe and a new Sleeping Duck King Size bed. The other room is set up as a study, however there is a fold out sofa that can be used as a bed. The spare room also has a large window sliding door where you can walk through to the large balcony outside and downstairs. At high tide, the surrounding land fills up with water and you will be able to marvel at the tiny crabs from the main balcony above. At low tide, you will be able to walk out onto the surrounding land and explore the unique and fragile salt marsh vegetation, crabs and other wild life (reef/water shoes may be required!). At sunset, you will be able to kick back and relax on the large balcony in a hammock admiring the incredible sunset along with the mountainous views of Wilsons Prom, and the shining night lights of Port Albert. This property may well be your next regular getaway destination! Other things to note *IMPORTANT Please Read * The area is suitable for fishing, boating and kayaking. You can kayak and fish within walking distance at the MANNS Beach park and Jetty, or at Port Albert (8 mins drive). The closest 'white sand' beach with waves, is Mcloughlins Beach, approximately 25 mins drive away, and is well worth the visit - it has a jetty that takes you to the beach via a little 10 minute walking trail - please note that this beach is not safe for swimming. The closest swimming beach is Woodside Beach. Another great little beach to visit (with an awesome pub) is Port Whelshpool, about 28 minutes drive away. Whilst the house is set on 8 acres, you will have neighbours near by, as the house is located within the township of Manns Beach. The closest town with all amenities (supermarket, pub, petrol station etc), is Yarram, approximately 15 mins drive away. Port Albert is also only an 8 minute drive and has a small corner shop. It will be important to stock up on any essentials before you arrive as the Yarram supermarket can close early. There is no internet Modem set up at the property, but there is very good Telstra and Optus coverage to use your own hot spot or dongle. There is a BBQ outside which may look a bit grubby (this is normal!) and will just need a quick clean with hot water on the inside before use. In regards to hot water supply - there are two large gas cylinders below the house near the carport. Occasionally one of the cylinders will run out of gas, and the second cylinder will need to be connected. Please contact me for assistance. The location is prone to mosquitoes, flies and other insects, so please bring your aeroguard! Depending on weather conditions, ants may also make their way into the kitchen. There is plenty of bug spray under the kitchen sink. In regards to the wonderful saltmarsh that surrounds the home, the tidal highs and lows are not always noticeable depending on numerous factors. Also since the crabs thrive on salt water, they also tend to disappear after a lot of rain. However of course, the overall outlook, scenic views and the peacefulness is what makes this place unique and beautiful.
