The following outlines house rules to help ensure your stay will be as comfortable and enjoyable as possible. We also stay in Airbnb properties and fully abide by each host's specific house rules. As the Booking Guest, if you or your guests are planning to have undisclosed, additional guest(s)/visitor(s) or pet(s) outside of the paid reservation accessing the property at any time (not just overnight), this house is not the property for you :) as the doorbell Rings detects all entries into the home. Therefore, please follow the terms of the paid reservation. To be fair to all involved, please find a property that accommodates all of your guest(s)/visitor(s)/pet(s). We follow each host's house rules when reserving Airbnb homes and expect the same for our Booking Guests! :) Communication is key so please contact us anytime, as transparency and open communication will help us work together to address any issues or modifications prior to check-in and throughout your stay. -All guests must comply with all house rules and any other instructions from the host during their stay. Guests must immediately notify the host of any complaints from neighbors/HOA/local authorities, all safety and security issues, any insect/pest activity, and any property repairs/unforeseen damages so host can immediately address and resolve. Complying with house rules is a requirement of this reservation agreement. Failure to adhere to house rules may result in penalties resulting in addition fees and removal from home. Along with Airbnb’s Terms of Service and general rules, these house rules outline guidance in accordance with city ordinance and are considered to be legally binding. -Booking Guest will be responsible for any damages to property caused by any guests during the stay, as minimum age to rent is 25. Photo ID may be required upon check-in at the host's discretion. All guests that fail to properly follow house rules will result in Booking Guests being liable for any damage caused to property. Furthermore, host is permitted to cancel reservations based on provable violations and involve Airbnb team. -Six (6) total guests are included in the standard reservation and are allowed inside/outside of property unless additional guests ($100 per guest/visitor with eight (8) guests maximum total allowed and any over the eight (8) maximum will cause reservation to be terminated) are paid and approved by host. Any additional guests/visitors ($100 per visitor/guest) must have been paid and approved in advance to staying at home via Airbnb messenger and will be subject to additional fees per person per day/night. Nondisclosure of additional guests/visitors will result in termination of reservation and additional charges to Booking Guest. Total number of guests/visitors in Booking Guest’s reservation applies to anyone accessing property during the stay, not restricted to only guests/visitors staying overnight. If Booking Guest has more guests/visitors than identified in the paid reservation, Booking Guest will be charged for additional number of guests/visitors during the stay ($100 per guest/visitor per day/night). Violating these terms will result in the reservation being terminated, HOA/city citations, and additional fees to be paid immediately upon discovering additional guest(s)/visitor(s) via doorbell Rings detecting motion and all entries into home. Booking Guest must identify each guest/visitor accessing the property. Upon Booking Guest’s arrival, if any additional guests/visitors are discovered in addition to Booking Guest and identified, paid guests, host has right to refuse or cancel reservation at any time and charge Booking Guest additional fee of $100 per guest/visitor per day/night. Booking Guest must ensure all guests/visitors are identified in the reservation. Booking Guest must be present at check-in and the duration of stay. Only registered, identified guests on reservation are allowed, as guest switching is prohibited. Booking Guest is fully responsible for all guests/visitors and children and their safety and security at all times. -Per city ordinance, quiet hours are between 10:00pm-7:00am. All guests/visitors must keep noise to a minimum as not to disturb occupants of neighboring properties. Excessive noise is prohibited at all times and may result in termination of reservation agreement, additional fee(s), or citation from local authorities. -Parties/gatherings are prohibited on property per city ordinance and Airbnb terms. Parties are deemed a group gathering of over the 6 guests included in the standard reservation unless Booking Guest has paid for and additional guests (maximum of 8 guests total) are identified in the paid reservation. -No smoking, vaping, or any associated action inside or on property at any time. $500 fee will be imposed for smoking indoors, in additional to associated cleaning and remediation fees. No illegal substances are allowed on property at any time. If any guests are suspected of carrying and/or using illegal drugs of any kind, authorities will become engaged, and guests will be vacated from property immediately. -No pets are allowed, as pet restrictions are in place due to medical exemptions. -Two (2) standardized-size vehicle parking spaces are allotted; any additional vehicles should be discussed with host prior to check-in. No trailer parking, per local regulations. All guests/visitors are to comply with parking requirements and show consideration to neighbors; parking in or blocking neighbors' driveways are strictly prohibited, which will result in neighborhood complainants and contact of authorities to issue citation(s) and implement towing actions. -No food in bedrooms/bathrooms. Permitted eating areas are in kitchen and living room, as food should not be taken into bedrooms or bathrooms. -Guests are to dispose of garbage and recycling in accordance with city rules in the allocated trash cans, as excess garbage must not be left in public or common areas. Booking Guest is to ensure garbage is sorted appropriately in trash bins, as outlined in house rules/manual. -For any maintenance/service, host will be present when contractors need to access property (inside or outside). Host will contact Booking Guest prior to entering property to make repairs, inspect system alerts, or execute required services. Host will attempt to schedule all services outside of reservation to avoid any distribution, excluding any urgent issues that surface needing inspection and/or immediate repairs. -Guests are responsible for ensuring all windows and doors remained closed/locked to maintain security, avoid air conditioning/heating alters, and prevent insects entering and rain/water damage. Guests should switch off lights/electronics, turn up air conditioning to 78 degrees, turn down heating to 68 degrees when not in use to promote energy saving. -For safety and security purposes, please be aware that doorbell Rings are installed at both front and back doors and security cameras are located on exterior gate facing the driveway and front porch facing side street. Security cameras record audio and video of home's exterior and are triggered by motion in front and back yards. Security cameras are on the exterior only. If you are not comfortable with this safety and security feature, please find a home that accommodates your security and safety preferences. Please ensure internet router remains plugged in at all times and none of the exterior security cameras are blocked, disabled, or inhibited in any way to avoid the dispatch of security and local authorities and to ensure the property remains secured at all times per Airbnb terms. If security cameras are blocked, disabled, or deactivated by any guests/visitors in any way, Airbnb will be contacted for engagement and the reservation will be terminated immediately. -All damages and breakages must be reported to host immediately/as soon as reasonably practicable. Failure to report will result in additional fees to Booking Guest with Airbnb support. To avoid damages/breakages, no furniture is to be moved in property. -Breach of any of house rules is breach of terms and conditions of occupancy and reservation agreement. Booking Guest will check in and remain at property the duration of reservation with all guests/visitors. Host reserves right to terminate permission to occupy and evict from Airbnb rental if guests refuse to follow house rules, cause damage(s), or pose nuisance to neighbors after host contacts Booking Guest to discuss issues and informing Airbnb team. -In event of an emergency relating to property or for immediate assistance, please contact hosts via this platform's messenger or call/text. Please be respectful of property and furnishings and treat them as you would treat your own. -Release of Liability: This home is privately owned; the owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests/visitors. By accepting this reservation, it is agreed that all guests/visitors are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
