WE NEED ALL GUEST NAME: The city requires that we keep a list of all guests staying at the property. Upon booking, please provide the first and last names of guests staying on the property and their relationship to you. NO check-in information will be sent until we have this list. We appreciate your understanding. IMPORTANT DISCLOSURES: We want to ensure that your stay with us is enjoyable and safe, and we believe in transparent communication. STEEP STAIRCASE: It is important to inform you that our accommodation features a steep staircase- leading to the second floor. We want you to be aware of this aspect of our property. TRAINS: Our cottage is located near train tracks. While some find the distant sounds of passing trains charming, we understand that light sleepers may be sensitive to noise. SECURITY CAMERAS: We have three (3) outside motion-activated audio/video recording security cameras overlooking the side parking, the side door, and the front porch. These devices are all located on the exterior of the property. There is absolutely no inside audio/video recording camera, respecting your privacy within the confines of your accommodation. OTHER ANIMALS: Occasionally, a beautiful rooster can be seen walking around the complex and crowing, along with friendly neighborhood cats strolling from porch to porch. While some guest may enjoy their company, we understand some guests may be allergic or sensitive to noise. GOVEE HYDROGROMETERS: You may notice small white devices or Govee products in the rooms - they help us monitor temperature & humidity levels due to the high humidity levels on the Gulf Coast. NOISE MONITOR: This monitor is located in the dining nook area. This device ONLY monitors noise decibel levels and notifies the host if it gets too loud. It does not capture conversations or intrude on your personal space. Our commitment to your comfort and privacy is paramount. We aim to leave our guests alone to enjoy their accommodation unless we get a noise complaint from our neighbors. NO TAMPERING WITH HYDROGROMETERS, NOISE MONITOR, AND OUTSIDE CAMERAS! WE RESERVE THE RIGHT TO ACCESS THE PROPERTY TO CHECK SECURITY CAMERAS AND NOISE MONITOR IF THEY ARE DISCONNECTED OR FAIL TO FUNCTION. Guest access Other than the two owner’s closet/cabinet (signs are posted), Guests have full access to the property. If you are not authorized to use our Golf Cart, please do not disturb it. Balcony furniture seat cushion missing? Look in the storage bin on the upstairs balcony. It may have been put away due to strong winds or bad weather. Other things to note -- POLICIES -- ~No SMOKING or VAPING! $250 fee if smell or ashes are found on the property. ~No Pets! If found, the host may elect to cancel the reservation with no refunds at any time or charge up to $200 in pet cleaning fees, in addition to any damages or actual cost replacement. ~ No parties or sneaking in unregistered guests without our approval! The exterior has 3 motion-activated (audio/video) cameras (front door, side door, and side parking). The host reserves the right to cancel the entire reservation with no refunds if the guest is found to be in violation or charge up to a $50 fee (per night, per person) for an unapproved overnight guest. The max occupancy at this unit is 6. ~Quiet Hours are between 10 PM - 8 AM. ~GOLF CART: Please ask us before or after booking about using our 6-seater golf cart (terms and rates). The booking guest driver ("Guest") must be at least 21 years of age, hold a valid US driver's license, and have automobile insurance. The Guest agrees to be the sole responsible party under our terms and waiver, including all liabilities arising from the use of the golf cart while in the Guest's possession, as follows: (1)The Guest agrees to read and abide by our golf cart operation instructions, rules, restrictions, and city ordinances (to be provided); (2)The Guest will be solely responsible for any damages to the cart (besides normal wear and tear), along with any liabilities that arises (i.e. personal injuries or property damage) that may occur while the golf cart is under the Guest's possession. Guest agrees to hold Comfy Bird, LLC harmless from any liabilities, such as property damages and personal liabilities arising from the use of the golf cart (even if used by another member of the Guest's party). Your payment, submission of your driver's license for verification, and use of the Golf Cart will constitute your express consent to our terms and waiver above. If you are not authorized to use the Golf Cart, please do not disturb it. ~Please respect the cottage as if it were yours. ~ We reserve the right to request a Photo ID or Driver's License from the booking guest. ~No third-party booking or reservation can be cancelled with no refund ~ Do not move any inside furniture outside. ~REQUIREMENT!!
