We have lived in the ground floor flat since then. The upper flat was rented to long term guests. In 2015 we listed this upper furnished flat on a short-term basis during the spring and summer months. The pandemic, in 2019 paused Airbnb until 2022 when we reopened again after a renovation and upgrades to bring everything up to code. In early 2024 we experienced a sudden family loss, and despite our grief, we have continued to be successful; Airbnb has sustained us as well as our Super Host status. Only recently, October 2024, did we learn Halifax city's rezoning map legislated us out of business! We can no longer use this flat for short-term guests - guests must reserve 30 days or longer. There will be No Occupancy Taxes for 30 days or more; taxes like HST are eliminated in reserving long-term. Airbnb's service fees are lower because reserving 30 days minimizes administrative work. I have revised the description of the property and slashed the price for long term guests. The 3 bedrooms for 4 people, will allow for long-term comfortable living. The workspace in each room is good - with table/desk/chairs and the 2 floors add privacy and the feeling of abundant space. This listing advertises for a group of 4 and a group price at 50% off the nightly rate - it is a great deal if 4 people are looking for a nice place beginning November 3rd and onward monthly. You can book long in advance too - the calendar is open until April 2025. You can contact through text or call and we can talk. :) Description of property: Starting with the sunny kitchen - it has century charm - accent red stools and chairs are around the dining table and open cupboards so everything like dishes, cutlery, glassware and pots and pans are visible at a glance. The dishwasher is a portable hook-up, so if you want a video "on how-to hook up" let me know. There is a basin in the sink if you prefer to hand-wash. There is a stove, microwave, 2 fridges and numerous small appliances. Kitchen cupboard has dry goods - flour, salt and pepper, spices, oil, sugar etc. The are three bins in different parts of the kitchen - the one under and to the right of the sink is a blue bag container for all plastics, cartons, bottles, glass products to recycle. The white bin next to the stove is garbage - in a clear bag. The black bin - across the room next to the window and fridge can be used for paper products - pizza, cereal boxes etc. The organics - food waste container is stored in the freezer by the stove. All waste can be emptied into to larger bins at the end of the property. There is a guide on the fridge for reference. The photo in additional photos show the large bins at the end of the driveway. I have cloth bags on a hook in the kitchen for shopping - SUPERSTORE is a 5 minute walk. Most stores, including drug stores, are bagless in the city. Living Room - 2nd Floor - Air Conditioned from June to September comfy with desk, couch and 2 rocking chairs. Wifi / 32 inchTV / Cable Full Bathroom - 2nd Floor Half Bathroom is on the 3rd floor. The toilet on the right is very tiny so be careful not to bump your head. :) Washer/Dryer is between the half bath. Tiny washes - long stays I do the towels in a larger washer off-site if you are there long-term use no more than 4 towels. The Bedrooms have good workspace, closets, lighting and desks/tables /chairs. This property would be great for companies on the Halifax peninsula, who bring crews into the area for 1 to 6 months stays. We live next door to the new hospital being constructed and the demand for rotating staff as well as nurses/doctors and other medical personnel; business personnel on rotations would suit this accommodation well and its ready any time in November :) Guest access This flat is all inclusive - 2 floors are accessible via ground floor entrance with 2 staircases to the 2nd and 3rd floor. This accommodation is not shared with anyone but the group of 4 who have reserved it. The photos give a day-view and night-view of the whole house with the entrance to the flat left of the big tree to the receding first red door on the left. The 1 parking spot is at the right side of the house - a meter in from the sidewalk and beside the black lattice fence. A photo shows this driveway. Guests can access this flat via the lockbox at anytime. Other things to note If you are new to Halifax you will find this property is on the Halifax Peninsula - centrally located in a semi residential area - the heart of the city. It is a 18 minute walk to the waterfront; 10 minute walk to Citadel Hill and Public Gardens - 20 min to Universities. This property is unique because it has century character - that is, distinctive Douglas Fir crown mouldings and walls painted in historic colours. The cast iron radiators add a century vibe in every room. Antique and contemporary furnishings give way to comfortable beds, workspace and privacy. This city and this century flat has been host to groups attending study, working, weddings, graduations, conferences, family reunions, sport events and festivals. Guests come for sailing, historic adventures, city night life and live theatre to state a few things. Visitors to this historic city have used this flat as a jumping off point to explore Halifax and Nova Scotia countryside with diverse landscape. The Annapolis Valley - 1 hour's drive - amazing countryside - wineries and vineyards, strawberries - cows in pastures - home of Acadia University. The South Shore - 1 hour's drive - white sandy beaches, Peggy's Cove; Lunenburg - Home of The Bluenose 1 and 2; fine dining restaurants.
