Bring the whole family for lots of fun. This fabulous house is 2000 SQFT and sleeps up to 8 persons. It comprises of a new large kitchen diner with new flooring throughout. There is a spacious lounge, and conservatory. There are 4 double bedrooms, all with sea views. The garden has been completely renovated with 2 separate areas to dine and socialise. Private parking for 6 cars max. A 6 minute walk into the town of Sheringham with it's array of shops & restaurants leading to the beach The space A lovely spacious house spread over 3 floors, with enough room to comfortably entertain up to 8 guests. Perfect for birthdays and family celebrations. There is a newly installed, well equipped, kitchen with integrated fridge/freezer, electric double oven, air fryer, washing machine, dishwasher and microwave. There is also a 40inch smart TV fitted to the wall. The centre of the kitchen provides a large rectangular kitchen table that seats 8 people. A great focal point for guests to have a meal, watch TV, play games or just chat together. The lounge is a spacious and comfortable triple aspect room, with a 4 seater and 3 seater sofa, there is a 50inch modern smart TV. This room leads to a cosy conservatory which seats 2 people and overlooks the enclosed rear garden. There is a cloakroom on the ground floor with a toilet and wash basin. First floor Bedroom 1 is a dual aspect room with sea views, king size bed and fitted wardrobes. There is an en-suite bathroom with an electric shower with a double shower tray, toilet and wash basin. The room benefits from Alexa technology and phone charger stations. Bedroom 2 is a quadruple aspect room with a king size bed but is big enough to also provide a dedicated workspace. Guests will have access to an office workstation consisting of an office desk and printer. There is an ethernet cable for a stronger wifi signal. There is a wardrobe and the room also benefits from Alexa technology. Main bathroom - This is situated next to bedroom 2 and consists of a large deep bath with a mixer shower attachment, toilet, wash basin and airing cupboard. 2nd floor Bedroom 3 on the right is a large comfortable triple aspect room with fantastic views out to sea and across to Beeston bump. The room has a king sized bed, ample wardrobe space and an armchair. This room also benefits from Alexa smart technology and a phone charging station. Bedroom 4 is a double aspect room with terrific views out to sea and across Sheringham. It also serves as a games room with a double sofa bed. Inside the double wardrobe is a large smart TV and cupboard containing a games console, selection of arcade games and other board games. This room also benefits from smart Alexa technology and a phone charger station. There are 2 travel cots (large cot sheets required) and 2 high chairs are available to use. The newly renovated garden has 2 distinct areas. One area has raised decking with a dining table and seats for up to 12 people to have a meal together. At the other end of the garden is a wooden pergola with side panels with an outside table and comfy chairs for 6 people to enjoy the sun and have a drink together. There is a barbecue and we have a selection of buckets, spades and crab fishing equipment which the children can use. Guest access Guests have the full use of the property. Access via lockbox at the rear of the property Other things to note Smoking is strictly prohibited in the house and the grounds. We kindly ask that guests adhere to this rule as we want to offer all guests a smoke free environment to stay. We have provided a seating area out the front on the owned parcel of land opposite the house. The house sleeps 8 but we will accept 2 extra small infants (under 2) who can sleep in the 2 travel cots we provide if needed. You must bring your own bedding for the cots which are large. There is a guest manual which explains everything about the house including important information about fire safety. It includes useful tips and recommendations about the area including places to visit, restaurants, menus for takeaways etc. This can be found in the TV unit in the downstairs lounge. We are dog friendly but only allow a maximum of 2 medium sized adult dogs who are trained to toilet outside only. Dogs are not allowed upstairs or on the furniture please. There is a pet surcharge to pay for extra cleaning to reduce pet dander which can affect guests with allergies. Linen and towel changes are offered free of charge for stays up to 7 nights. There is a washing machine at the house for guest use. Replacement linen and towels can be provided at an additional cost for stays of 7 nights or more. In order to comply with our host insurance and fire regulations the lead guest must provide to the host the names and DOB’s of all guests on the booking and a contact address for the host. This must be done at least 7 days before the start date of the stay.
