Designed with families in mind, the home offers indoor coziness, outdoor adventure, and thoughtful touches for all ages. The sun-filled living room features treetop views, comfy seating, a wood-burning fireplace, and nostalgic vinyl records for laid-back evenings. Enjoy game nights, puzzles, or simply unwind with your favorite movie. The fully stocked kitchen has all the tools you need to make cooking easy, whether it’s pancakes for breakfast or burgers on the grill. Serve meals at the indoor dining table or head outside to one of two furnished decks, each strung with lights and set up for outdoor dining and relaxing. Upstairs and down, four cozy and uniquely styled bedrooms ensure everyone has a place to rest. The downstairs Mountain Room features a plush king-sized bed and a hand-painted mural by a local artist, along with a work desk facing the woods. Next door, you’ll find a twin bedroom with two beds, two desks, and a smart TV—perfect for kids, teens, or adults working remotely. Both of these rooms have direct access to the lower patio, where you can sip morning coffee or let the little ones swing in the fresh air. Upstairs, the kids’ bunkroom is a magical space with a twin-over-full cabin-style bunk, an additional twin bed with a trundle, and all the fun: puzzles, books, toys, and even a vintage Nintendo (yes, with all the classics!). Kids can pile onto floor pillows for a movie night while the grown-ups relax nearby. Just down the hall, the queen bedroom is simple, stylish, and oh-so-comfortable. The home does not have central air conditioning. The two upstairs bedrooms and the main living area each have window AC units. The two downstairs bedrooms do not have AC but tend to stay cooler due to their lower level and shaded location. The entire house has baseboard heat. This home was thoughtfully designed with families in mind, and it shows in all the little touches: hidden play nooks, baby gates, kid-friendly dishes, outlet covers on request, and even child-sized Adirondack chairs around the firepit. We happily provide a pack and play and highchair for families with little ones. Outdoors, the adventure continues. We provide a canoe and kayak with life vests, and the boat launch to Pines Lake is just a short walk down a wooded path. Spend your days on the water, and your evenings around the firepit watching the deer pass through the backyard or the sun set over the trees. Whether you’re exploring Locust Lake Village, working remotely, or simply recharging with family, Camp Cottontail is your perfect basecamp in the Poconos. The house is exclusively yours during your stay, so relax, unwind, and make yourself at home! While Staying With Us You’ll Have Access To: 🏡 The entire home, decks, firepit, propane grill, canoe, kayak, and yard 🌊 Pines Lake and boat launch — just a 1-minute walk from the house 🏖️ Sandy beaches and multiple lakes within the community 🏀 Basketball, tennis, volleyball, and bocce courts 🧺 Picnic areas, fishing spots, and walking trails 🎉 Seasonal events like summer concerts, fireworks, bingo, and parades ⛸️ In winter: sledding hill and ice skating area Guests are provided 8 complimentary wristbands for Locust Lake Village amenities (required for guests 12+ using amenities). You’re all set to enjoy everything the community has to offer. Other things to note 🔔 IMPORTANT BOOKING NOTES 🔔 📝 Age Requirement, Rental Agreement, & Guest Registration 📝 The primary renter must be at least 25 years old and present for the entire stay. After booking, the primary renter will be asked to sign a rental agreement, upload an ID, and complete the online HOA registration. You will not be able to access the community without being registered. ⸻ 📌 Important Notes 📌 • Swimming only allowed in designated beach areas • PA fishing license required to fish (available at Pocono Boat House) • Canoes and kayaks used at guests’ own risk; life vests are provided • The downstairs kitchen/laundry room is for laundry use only. Guests are not permitted to use the sink, stove, fridge, microwave, cabinets, or any other items in this space. Only the washer and dryer are available for guest use. ⸻ 🛌 Guests & Occupancy 🛌 • Maximum occupancy: 8 guests, including children — strictly enforced • Primary renter must be 25+ and present for the entire stay • Minors under 18 must be accompanied by a parent or legal guardian • Children are welcome, but please evaluate suitability for your family • No third-party bookings ⸻ 🐾 Dog-Friendly Stay 🐾 We love hosting furry companions! Camp Cottontail is dog-friendly for up to 2 well-behaved dogs per stay. • A $75 per pet, non-refundable pet fee will apply, payable prior to arrival • Dogs must be house-trained, remain off furniture, and not be left unattended unless crated • Please clean up after your pets to help us keep the homes fresh and welcoming • All pet waste must be picked up and disposed of properly – $50 fee if our team has to remove it ⸻ 🌿 Nature & Location 🌿 Our homes are in a semi-wooded area near the lake. You may see deer, small animals, and occasionally bears. Insects are common in this environment, despite regular professional pest control, some may be present, especially in warmer months. ⸻ 🗑️ Trash Disposal 🗑️ There are no outdoor trash bins at the home. All trash must be taken to the community compactor. Operating hours and directions will be provided in your welcome message. ⸻ 📸 Security Cameras 📸 An exterior camera is located near the garage/entrance. It records video for safety and liability purposes (e.g., break-ins, unregistered pets, over-occupancy). It does not monitor any private spaces. There are no cameras are inside the house. ⸻ 🔇 Rules & Policies 🔇 • Early Check-in / Late Check-out: $20/hour - contact us to inquire about availability • Quiet hours: 10:00 pm – 8:00 am • No parties, no smoking, and no glitter (we’re serious—it gets everywhere!) • $40 fee per wristband if lost or not returned • Tampering with security cameras or Wi-Fi equipment will result in a $500 fee and/or immediate termination of your stay • Firm cancellation policy — we strongly recommend purchasing travel insurance ⸻ Booking this property implies agreement to all house rules and policies.
